June Home Sales in Waikoloa Village Very Slow – Short Sales and REOs Favored

June home sales in Waikoloa Village were far from sizzling with just four sales recorded last month. As I recently noted, June condo sales in Waikoloa Village were also very slow with just 2 condo sales last month. In looking at June home sales numbers, it’s clear the problem was with homes as well as condos.

Waikoloa Village home sales showed a continuing buyer preference for deals under $300,000 that were either REOs or short sales. Of the four sales last month, three were distressed sales for $225,000 or less. The fourth sale was for a home at $330,000.

Here’s a quick look at last month’s sales:

  • 68-3715 Kimo Nui Street, 3 bed/2 bath, 1,372 sq. ft., sold for $207,000
  • 68-3503 Aepo Place, 3 bed/2.5 bath, 1,152 sq. ft., sold for $211,500
  • 68-1807 Hooko St., 3 bed/2 bath, 1,152 sq. ft., sold for $225,000
  • 68-1788 Auhili Loop, 5 bed/3 bath, 1,740 sq. ft., sold for $330,000

There was a large amount of activity for new homes coming onto market with 14 new listings being introduced in Waikoloa Village, and there was also a healthy amount of activity for homes going into escrow with 10 homes being picked up by potential buyers. I’ll be back next month to look at July sales.

Well, I have two properties listed in Waikoloa Village that are NOT short sales and priced under $300K. One a 3 bd 2 bath home for $279K and the other a condo with wonderful golf/ocean views that is a 2 bedroom 2 1/2 bath for $299K. Both are great properties and Buyer’s do not have to go through the “big wait and see” you experience with short sales.
