Homeowners' Association (HOA) Dues In Waikoloa Village

Buyers looking to buy in Waikoloa Village, or even current residents often ask, “what do I get for my dues paid to WVA?” Waikoloa Village is a housing community that is managed by a homeowners’ association. When a property is purchased in the Village, the buyer is notified that they become a member of the association. Joining is mandatory and as such, they are required to pay an annual dues amount set by a Board of Directors made up of volunteer property owners, and that amount is currently $584 annually.

The dues paid by property owners go toward the operation of the association, and this is different and separate from HOAs paid to your condominium association. Because this is a “planned community,” its expenses are different as are the services. HOAs paid to the association include upkeep of the facilities managed by the association, the swimming pool, tennis courts, community meeting room, and administration offices.

The association also maintains an 18 hole Robert Trent Jones Jr. Golf Course that offers low-cost golf to all its property owners, which makes subsidizing the course a requirement. In 2010, 80% of all golf course expenses were collected from golf related revenues.

In addition to the services provided, the association maintains over 8,000 acres of mostly unimproved property. Crews work to clear brush and keep fire danger low, so our property is protected. In addition, the crews have been cleaning some of the foreclosed lots so as to keep vermin away and diminish the chances of fire. The Board of Directors and General Manager also work closely with the state and county to improve services to the Village including getting the county to improve roads and other services within the Village.

During the past two years, the association has been able to perform all required duties while actually reducing costs, which resulted in keeping the dues at the 2008 level. It’s a wonderful community with lots of benefits, so next time you are playing tennis or a round of golf, or just enjoying the swimming pool, remember it’s your HOA dues that help provide you with this wonderful lifestyle.
