Maui Meadows is located in Sunny, South Maui in the area of Kihei. It is located just before you enter the Wailea and Makena areas and is just mountain side of the Piilani Highway.

The neighborhood was originally developed in the 70′s. At that time, Maui Meadows was in a world all its own. There was no highway, not much to Wailea as we know it today. Just a road leading up to a development of 600 or so homes. It was so secluded, it was known as the “Beverly Hills” of Kihei. Till this day, all the properties have either a cesspool or a septic tank. No sewer lines run through the subdivision. Its location above Kihei and below the slopes of Haleakala offered cooler weather, especially at night, than its sea level neighbors.
When the area was developed, there were no protective covenants to guide the size, shape, location and design of the homes. This allowed its residents to pick their own style of home instead of having 5 floor plans of the same looking house, as we see in some of the newer developments nowadays. The draw of the development was the fact that all lots were at lease 1/2 acre in size. That is about 3 times the size of a standard lot today.

Driving the area you will notice large homes, small home, vacant land, homes with attached or detached ohanas. There are Pole Homes, single story homes, wood homes, stucco homes and concrete block homes. As Hawaii has a diverse cultural makeup, Maui Meadows has a diverse architectural make up. There is a section of Maui Meadows where the gated community, Kaimanu Estates, was developed. Lots in this community are over 2 acres and the homes generally list in the $3 to $4 million dollar range. Currently, one is in escrow (see first photo).

With the construction of the Piilani Highway came access to all the conveniences that Wailea has to offer but without the hefty price tag, home owners associations, or attitude! You are minutes away from Keawekapu Beach, Ulua Beach or Wailea Beach. The Shops at Wailea and the Wailea Gateway are close by to help you with your shopping needs. Till this day, Maui Meadows is one of a hand full of developments mountain side of the highway.
There are currently 5 homes in escrow, with prices ranging from $600,000 to $3,490,000. Sales have been strong since January 01, 2010. 9 homes have closed escrow with sales prices ranging from $550,000 to $1,545,000.
