No huge changes in the real estate landscape this month in Waikoloa Village but while digging into the data there are a few points I would like to share about the sales for the month of April. Before we dive too deep into the sales, let’s begin looking at the homes, land and condos currently on the market.
Currently Active on the Market
There are 26 active listings today in Waikoloa Village. Two of these are land listings, ten are condominiums and the remaining fourteen listings are residential single-family homes. On the market for just six days is one of the two vacant land listings at 68-3546 Haena Street listed for 325k and nestled into an area of newer homes in the Kilohana Kai at Waikoloa subdivision.
Condominiums currently on the market range from a listing price of 389k for a 2 bedroom, 2 bath 793 sq/ft condo in Fairway Villas to an active Short-Term Vacation Rental in Waikoloa Fairways boasting 1,227 sq/ft feet of living space with 2 bedroom, 2 1/2 baths nestled on the golf course. This beauty is currently listed for 800k. In between is a nicely updated 2 bedroom, 2 bath condo in Fairway Terrace listed at 455k.
Buyer’s looking to enter the Single-Family Residential market in Waikoloa Village can find a 3 bedroom, 2 bath 1,029 sq/ft home in Paniolo Estates priced at $730,000.00. If you are in the market for a more luxurious offering you can add your own touches to the newly built 1,948 sq/ft 3 bedroom 2 bath home in the highly sought after Sunset Ridge subdivision listed at $1,363,600.00. Topping off the residential market this month is a lovely 4 bedroom, 3 bath home with over 2,500 sq/ft of living space as well as guest quarters and a pool. It feels like a bargain to get all that for a mere $1,395,000.00.
Contingent, Under Contract and Pending
Coincidentally, there are also 26 listings under contract or pending in Waikoloa Village. One of these listings is for vacant land, nine are condominiums and the remaining sixteen are single-family homes. List prices for these pending listings range from $355,000.00 for a 2 bedroom 2 bath condo in Fairway Terrace to 1,595,000.00 for a 3 bedroom, 2 bath 1,941 sq/ft home in Sunset Ridge.
Sold Homes in the Month of April 2023
April 2023 saw eighteen closed sales in Waikoloa Village. A 1 bedroom, 1 bath 478 sq/ft condominium in Fairway Terrace holds the entry level sale for The Village in April. While this condo was listed at 380k it SOLD for $390,000.00 CASH after just ten days on the market. In fact, of the eighteen sales in April ten were CASH SALES. In addition, of the eighteen sold homes, ten sold for list price or greater. In total, ten condominiums sold in April for a price range between 390k in Fairway Villas and 742k in Waikoloa Fairways. The remaining eight sales were single-family homes selling for between 750k for a 1,480 sq/ft 3 bedroom, 2 bath home on Puu Nui to a 2,000 sq/ft 3 bedroom, 2 bath home on Haia Street selling for 1,234,000.00 cash. In fact, all three of these bookends sold for cash.
While we hear news of interest rates rising and markets slowing, it appears the Waikoloa Village market is, for the time being, holding strong. There is a decent amount of cash in the market and Sellers are getting ask price or close to it. Homes priced well and in good condition tend to sell quickly for list price or above.
