North Shore Preserve Oceanside Ranch has announced that they will be officially coming to market and can begin writing contracts on July 14th, 2018. Phase 1 will include the first 17 multi-acre homesites, each individually priced.
For those not yet familiar with the project, North Shore Preserve Oceanside Ranch refers to approximately 583 acres of land that will include 73 homesites to be developed on Kauai’s north shore between Kilauea and Princeville. East West Partners and The Resort Group have come together to develop this one of a kind community that speaks to Kauai’s north shore lifestyle.
We have seen a lot of interest thus far amongst our clients, so the news of their announcement is an exciting one. The project recently released their FAQ, so I have highlighted below the most common questions that have been personally raised to me by our potential buyers. Is North Shore Preserve Oceanside Ranch a gated community?
No. The Community is not a gated or controlled access community. There will be 24-hour roving security and a camera system at the main entry and along certain roads, the cost of which will be included in the Master Association assessments.
What does my purchase at North Shore Preserve Oceanside Ranch include?
Your purchase of a condominium unit at North Shore Preserve Oceanside Ranch includes the homesite, access to the Beach House located on Anini Beach and the Oceanside Ranch Nature Cinema. Additionally, your association dues will give you access to an exclusive suite of benefits which include access to amenities and discounts from a variety of North Shore vendors, with access to private hiking and biking paths on the adjacent Prince Course and Preserve.
What Amenities are included in the Oceanside Ranch Community?
The Beach House – Offers owners a place to relax on Anini Beach.
The Orchard – Owners will have access to an orange orchard.
The Oceanside Nature Cinema – Bluff top area with views of the ocean, mountains and the Kilauea lighthouse. It’s a place for picnics, small gatherings, and to take in the views.
Are there any additional amenities?
Adjacent to the Community are the North Shore House, Prince Course and Preserve, and Preserve Nature Cinemas, which are referred to as the “Surrounding Amenities.” There is a fee for use of the North Shore House fitness and wellness areas, and golf amenities.
North Shore House – Anticipated to include a prepared meals grocer, fitness and wellness areas, and golf pro shop.
Prince Course and Preserve – Interconnecting trails and paths throughout the Prince Course and Preserve for golfing, walking, biking, and hiking are planned.
Preserve Nature Cinemas – Placed near the bluffs, waterfalls and koi ponds, the Preserve Nature Cinemas are altars in which to restore inner silence, and where contemplation isn’t just possible but encouraged.
Can I play golf? And is there a cost associated with play time?
Yes. Owners will have access to the Prince Course and Preserve golf facilities, however, golf play requires a separate fee. The fee for golf play will be set by the owner/operator in its discretion, and fees paid by Owners may be different from those charged to others. Access to the Prince course is exclusive only to the developers, owners, and their guests. The Master Association Benefits Program also entitles you to access to the Prince Makai Golf Club, with the ability to reserve tee times, and discounts on food and beverage purchases. There is a fee for each round played.
When does North Shore Preserve expect to be fully developed?
The Developer anticipates that development of North Shore Preserve will occur in various phases over many years, paced to accommodate the needs of the greater community, and market demand. Additional lands may be annexed into the Master Association in the future. Current plans anticipate the release of North Shore Preserve Oceanside Ranch homesites over a period of approximately 3-5 years (subject to change).
