Is The Military Travel Ban Affecting You And Your PCS Move?

Is the military travel ban affecting you and your PCS move? “All DoD service members and civilians, and their family members will stop all official travel — such as Permanent Change of Station (PCS) or Temporary Duty — through May 11,” as per US Dep of Defense Fact Sheet. The COVID-19 virus is causing worldwide disruption as countries, businesses, and individuals are taking various measures to slow down the spread of infections. Spring and summer are the busiest PCS times on Oahu, and in the US in general and this 60-day ban is sure to cause added stress for our military members and their families. Some people were preparing to move, while some have already shipped their belonging and cars. Others are forced to sit and wait. Keep reading. I may have a few options for you.

When the ban ends, I have a feeling that we will end up in a “feeding frenzy” situation with buyers looking to buy the limited inventory of homes that we already have. Multiple offers are not uncommon here on Oahu, and everyone rushing to find homes to buy or rent, may experience further hardship with added competition.

I can offer help to those who are open to taking the following option.

Purchasing Sight-Unseen

This may seem like a scary undertaking, but I can assure you that in the right hands, the sight-unseen purchase process is not that scary. I typically do a few sight-unseen sales per year, and everyone I have worked with has been happy with the end result. The process requires trust and co-operation, and most of all, the right use of technology and Realtor knowledge and experience. I can provide that for anyone who is grounded on the mainland and is going to be PCSing in the near future. VA financing guidelines have general leeway times built in for when someone needs to move into their new home after closing; however, please check with your VA lending professional for any loan advice. This means that the buyer doesn’t have to move into their new home until weeks after closing. In addition, most mortgage payments also skip a month, easing the burden of having to make the first loan payment right away. I’m keeping this information general, since I’m not a loan professional, and there are added rules to follow, but in a nutshell, there is flexibility for buyers who are considering purchasing a home, townhome, or condo, ahead of their arrival, especially now that the travel ban is in place.

Military members who are planning on purchasing a home, and who will be PCSing to Oahu, have some options.  Here are a few sight-unseen options:

  • Delayed closing – negotiating a longer closing date with the Seller
  • Closing on a home on a specific date, to make sure that the mortgage payment skips a month, thus alleviating an added financial burden.
  • Purchasing a new home, with longer closing timeframe due to the time it takes to build the home.
  • Negotiating various timelines with the seller in the offer

To mitigate some of the buying frenzy and competition that may result after the PCS travel ban is lifted, purchasing sight-unseen may be a good option for some buyers. It’s definitely something that I would recommend considering. I have a lot of experience with this and can definitely help anyone who may be interested. This may not be for everyone, and it’s not a must, but knowing our market, and the typical PCS season, trying to avoid multiple offers and everyone trying to purchase (or rent) all at once could become very stressful for incoming residents. We’re in a difficult situation all over the world, and the only thing we can do now is try to cope with restrictions and deal with the situation that we are in.
