How to Sell and Buy at the Same Time

I have worked with many clients who had to sell their home at the same time as buying a new home, for either relocating from the mainland to Hawaii and or moving to another area in Hawaii.

Selling your home and buying a new home at the same time can be very stressful and the coordinating process is an art in making sure all your ducks in the row.

You always want to be a step ahead; it’s like playing chess, you always need to understand your moves and what the outcomes may be.

It’s important to have a positive attitude and breath through the anxiety and stress. Trust your intuition, and know everything happens for your highest and best good.

Here are 4 tips on how to create a smooth process:

1. Know the Market

Know the market, especially these days we are in a seller’s market. I feel it’s important to focus more on what you are going to buy first and get that ball rolling. Then put your home up for sale.

2. Be Prepared

Be prepared and have plan B just in case your sale of buying a home falls apart. In buying a home you may want to keep your feelers out for another home that you love just in case the one you have in contract does not happen.

And/or you may want to take a little vacation while you wait for more potential properties come on the market and or find a rental property in the time being.

3. Have Your Finances in Order

Have your finances in sorted out. Most people need the capital and equity from the sale of a home to make the new home purchase happen.

Make sure you have enough financing for your down payment and also speak to a local loan officer to see what you are qualified for, if you are going the route of getting a mortgage.

4. Understanding the Moving Logistics
