Contemporary Homes & Condos | Out with the OLD and In with the NEW on Oahu
Oahu real estate is changing. In not so recent past, people were satisfied with the older feel of Oahu properties, but that’s no longer the case. More and more Buyers are asking for new and remodeled homes and condos. People want that magazine picture-perfect kitchens and bathrooms. They want to move in and enjoy the property from day one. Why go with old cabinets and styles, when they can have new products, contemporary features with clean lines and open layouts? While there is a market for every property, homes with contemporary feel are winning over more and more Buyers these days.

Unless a property is brand new, or completely remodeled, contemporary can be a little subjective, but below is a link to properties that display many contemporary qualities. These homes and condos range in price from a couple hundred thousand to a few million dollars.
Purchasing NEW Construction
The property link above will not show many of the new homes and condos that are currently available for sale. Unlike resale homes, new properties are often not found on the MLS, which means that Zillow, Trulia, or any of the public portals, including our very own HawaiiLife website, will not have these listings visible to the public. These homes are typically sold at the pre-sale stage, with completion timeframes ranging from a couple of months to three years. Floorplans and pricing are available upon request from the developers. Prices range from mid-$400,000 to $20,000,000+ million. Residences range from studio units to 4+ bedroom multi-level homes. Stop searching and buy new. Here are a few things to consider. Yes, the condos are a little more expensive. Yes, they may (or may not) be smaller. They are, however, new with ocean views, with amazing amenities like rooftop gyms, pools, guest suites, lounge areas, BBQ areas, and the list goes on an on. New condos are being built in one of the most desirable areas in Honolulu. Kakaako is the go to community for people looking for trendy restaurants, great shopping, views, beach access, and to be surrounded by buildings designed by world renowned architects. Many older buildings in other areas of Oahu, are seeing assessments for spalling repair, plumbing, elevators, etc. these are big ticket items that take some owners by surprise, and add to the cost of the condo. Low maintenance which people often ask for, are not always in the best interest of the residents. Repairs are not free. At some point, the money has to come from somewhere to make the necessary upgrades. So for anyone who is considering a condo, do take all this into account. There are so many great condos that are not on the MLS. New condos don’t typically get posted on the MLS. So you may have missed them. Contact me for more info. What Should SELLERS Do?
Sellers who are considering selling their properties should take the time to research their competition. Look through comparable listings. Check out the prices and interiors/exteriors of these homes or condos. How do they compare? Be realistic. Check out new homes and condos to see how they compare. Given a choice, many buyers will go for new, so how does your property fair against that competition?
Do you remodel before selling? Well, that’s a very individual decision. A new kitchen is great, but if the rest of the home is falling apart, will a new kitchen help? I wouldn’t advise Sellers to begin remodeling without further research. It may not be necessary. Every home is different, and every situation is different. Definitely consult with an experienced Realtor who can provide you with stats and information.
Even if you do nothing, ALWAYS make sure that your property is clean and clutter-free prior to listing and during the process. What will turn off a BUYER quicker than anything else is a dirty home.
