Best Time to Buy a Home in Hawaii

Aloha Dear Friends,

When is the best time to buy your dream home, vacation rental investment and or land in Hawaii?

In my opinion NOW is the best time to buy. Live your dream now. Keep in mind, Hawaii Real Estate is very different from any market in the world. Hawaii is a destination location and the end game for many to live the Hawaii dream; why wait?

The real estate market over the last two years has been extremely hot. Now even with the housing market starting to slow down a bit, it is the perfect time for buyer to buy and negotiate a deal.

I recently sold a beautiful home in Waimea, as we priced the home high, being in the hot seller’s market. And well the home did not sell as fast as we expected it to. If we put the home on the market two weeks prior, yes would have sold right away and at the high listing price. Within two weeks the market started to soften and buyers were more conservative in their offers. So we lowered the price and bam, multiple offers.

There may be concerns with the latest economic news on inflation and gas prices and now interest rates continuing to climb and we may be heading into an economic shrinkage called a “recession.” Nothing to panic about, it’s just the way the market is ballencing itself out. This is good for all as we move forward.

It is predicted the market will slow down, but not way down as many buyers are eagerly awaiting and looking for a good deal. In 5 years from now, today houses are going be more expensive, this is as cheapest it’s going to be, so this is the best price right now if you are going to buy a home. When interest rates start to come down just refinance your mortgage.

What happens If the seller’s price is too high, It sits on the market, and then us Realtor(s)  have to go to sellers to bring the price down, in today’s market we don’t want to do that, we want to sell the house for what it is worth. Price your home right and it will sell!

Even renters are making smart moves, instead of renting, because rental rates are higher than it’s ever been. And paying somebody else’s mortgage, they would rather pay a premium to own their own home for a long-term investment, even if it is a bit “overvalued.”

Everyone has a different prediction of what may happen to the housing market. Many of you know my philosophy, we have One Life, live it now. We don’t know what’s going to happen tomorrow, so buy your dream home, eat the chocolate cake and live your life to the fullest.

New Construction: Amaui Villas at Mauna Kea Resort

I don’t know about you, but new construction excites me; maybe it’s from all the years working with developers in Fort Lauderdale and seeing how incredible it is to witness a space of nothing and then bam, a stunning home appears. And everything in between.

Now if you are looking for your dream home or into investment opportunities, well, then look no further than “Amaui Villas” at the world-renowned Mauna Kea Resort. It has broken ground with residences starting from $3.5M and selling now.

On Friday, I went to a grand open house to preview the Amaui Villas, perched above the Mauna Kea Resort at Hapuna Estates. The villas are stunning and will sell out fast.

Amaui Luxury Villas are private residences that offer three and four bedroom homes from 2,700 to 3,220 ft.² and have a detached garage. The extra private lanai gives a spacious feeling of indoor-outdoor living and each villa has its very own splash pool and incredible views of the Kohala Coast and Maui.

The first thing that got my attention is that Amaui Villas does not feel like a condo, it truly feels more like a home. The creative options are amazing, such as your three bedroom can have an optional studio or fourth bedroom above the garage and or optional guest room and one car garage or an optional den in lieu of the third bedroom. With optional turnkey finish packages, stylish finishes and designs makes these villas one of a kind.

The amenity center, clubhouse, and gym is already up and running, featuring a beautiful swimming pool overlooking the ocean and Maui views from a distance. A fun waterslide for kids to enjoy and ample room to play frisbee.

And the cherry on top is that members of “The Club” at Mauna Kea Resort can enjoy the tennis programs, golf, water sports and relax on one of the best beaches in Hawaii, Kauna’oa Beach.

More Amazing Benefits of the Mauna Kea Resort

Where to Eat at Mauna Kea Resort?

The restaurants at the Mauna Kea Resort are some of my favorite places to rub shoulders and be seen. There are four fabulous restaurants on the property, Number 3, Manta, the Copper Bar, and of course the beach bar, Hau Tree. It’s the stunning eye candy of the vast ocean views and landscaping that intrigues me the most.

The Mauna Kea Resort is a legend, originally founded by the Rockefellers in 1965. The resort has a class and sophistication unparallel to anything I have seen.

Some of My Favorite Activities to Explore at the Mauna Kea Resort

1. Nightly Manta Ray Watching at the Mauna Kea Point

There is a bright light shining on the ocean after sunset that attracts the plankton for the manta rays to feast on. This creates quite an exciting experience watching these gentle giants gracefully flow in the water.

2. Golfing

Did I mention that Mauna Kea has one of the top golf courses in the state, created by Robert Trent Jones Sr? I especially enjoy the gorgeous, endless ocean views as I perfect my game.

3. Schmoozing with the Locals

I have met the most interesting people and made friends for life. Yes, you can own a piece of the legend. Many vacationers that I have met have been coming to the Mauna Kea Resort for years and years with their families and friends, and dream of calling Mauna Kea home, well you can.

4. Taking a Long Sunset Walk Along Kauna’oa White Sand Beach

Watching closely as the sun sets over the ocean to catch the “Green Flash.” This is such a treat and a beautiful closure for my day.

5. Shopping

And of course, as a bit of a shopaholic, Mauna Kea Resort has some beautiful boutiques. My favorite, the Mauna Kea branded logo apparel, makes me proud to wear such a world-class logo on my shoulder.

I would love to invite you to join me, so if you are reading this, give me a jingle or email and let’s go grab a drink at the Hau Tree and chat about all the things we are grateful for.
