Are You Married To Your Client?

Are you married to your client…literally or figuratively? Or is your client married to you?

My husband and I decided to list our home of 11 years recently. You know that saying about being a doctor and treating yourself? It’s not really recommended. Imagine being your spouse’s doctor, I mean Realtor. Initially he seems to fall into the stereotype of any Seller, but I realized my husband really isn’t different than any other client…when it comes to selling that is.

Quick Tips on How to Prepare a Property For Market

As a Hawai’i Life agent, it’s important to speak to your Seller(s) with confidence on how to prepare their property for a successful sale. And facing the reality of what it takes can be hard for anyone to face, and sometimes reinforcements are needed. First is planning a realistic timeframe, in my case it took about a month to get our home to the “market ready” condition I was comfortable with.

Here are just 4 things even a Realtor like me can learn about selling their home:

1. Purge early. You’ll thank yourself later when you don’t have to unpack all that stuff in your new home. So many deserving charities can do good works with your abundance!

2. Take on those delayed maintenance and repair items now; not only will your home look and be better, it could get you a higher sales price.

3. I also learned the smell in the house that everyone notices is clean! Not Hawaiian Sunset or Mountain Breezes, but good and clean…in my case, Simple Green (no, I am not a paid spokesperson).

4. And having backup in the form of hiring my own fellow Hawai’i Life agent, Jeff Onderko, to co-list my home (Lead doctor?). Not only are two heads better than one, Jeff and I approach real estate from different mindsets and I value that as an advantage. As a Seller or a Buyer, it doesn’t cost anything additional to have a 2nd agent work for you. Please ask your agent(s) about Dual Agency and if it applies. Consider this blog from a fellow Hawai’I Life agent. Jeff suggested a Matterport video to help explain the floorplan of our home; it could be the future of “open house.”

Fully developed 2 of the 8.6 acres: Main House and Barn

118 Huapala Pl: Launiupoko views, acreage, and privacy

Although my house has just gone on the market, whether you are actually married to your client or just committed to making them happy in their real estate plans, it all boils down to the same recipe:

  • Successful Prepping
  • Successful Staging
  • Successful Pricing
  • Successful Marketing
  • Successful Offers
  • Successful Closing
