Kaanapali Golf Estates Subdivision Real Estate Guide

Hands down, Ka’anapali Golf Estates is the finest residential subdivision in Ka’anapali and arguably one of the best in West Maui. I am a little biased as my family and I live in Ka’anapali Golf Estates but there is no question that the location, climate, and views make this area one of the most pleasant places to call home in all of Maui.

Ka’anapali Golf Estates is right across the street from the Ka’anapali Resort and Ka’anapali Beach, and many of these Ka’anapali homes have amazing ocean, mountain, outer island (Lanai and Molokai), and golf course views. Select homes in the neighborhood border the Kai and Royal Ka’anapali Golf course where a great activity is to enjoy The Fit Club-Ka’anapali Maui Golfing.

The Pinnacle at Kaanapali Golf Estates

Arguably the finest neighborhood in Kaanapali Golf Estates, The Pinnacle is a 2 phase residential subdivision within the gates of KGE. Almost all of the homes have exceptional ocean, mountain, and outer island views. Many of the homes on the ocean side of the subdivision have golf course frontage.

Homes in the Pinnacle have the highest level of consistency in all of Ka’anapali Golf Estates. There are a total of 33 home sites ranging in size between 18,500 sq. ft. – 28,000 sq. ft. The rarity of these lot sizes in Ka’anapali are just one of the main reasons that this is such an esteemed neighborhood affording owners with relative privacy, a footprint for a generously sized home, and a swimming pool of your choice.

Lanikeha is the newest and will eventually be the finest subdivision in all of Kaanapali Golf Estates. There are a total of 113 lots consisting of a mixture of 1/4 acre, 1/2 acre, and full acre custom home sites. Lanikeha is the only neighborhood in Kaanapali Golf Estates to have a common clubhouse and what an exceptional clubhouse it is.

The $10 million dollar Lanikeha clubhouse is for the exclusive use of Lanikeha owners and provides a beautiful setting for neighbors to meet and enjoy the pool, spa, BBQ area, and workout room. If you didn’t already pick up on it – this is one of the most amazing places on all of Maui to watch the sunset.

True to its name, The Summit is located near the top of the Kaanapali Golf Estates. Many of the residences have fantastic ocean and outer island views. We live right below The Summit and regularly enjoy afternoon walks up here as the rear portion of this neighborhood gives you a great look at Mauna Kahalawai (The West Maui Mountains).

There is an additional security gate at the entry of this neighborhood which is a mix of detached residential condominiums (17 total) and custom homes sitting on 1/4 lots. The residential condos are quite large, but offer homeowners the benefit of maintenance-free living, relative seclusion due to the careful landscaping, and the most expansive views for any Kaanapali condo complex.

The cluster of homes surrounded by the 7th, 8th, 9th and 10th hole at the Ka’anapali Kai Golf Course  is the Vintage at Ka’anapali.

The Vintage is a gated luxury town home community located on the slopes of Mauna Kahalawai overlooking the Ka’anapali Resort in a quiet enclave directly adjacent to Ka’anapali Golf Estates.The neighborhood is situated on almost 17 total acres, there are 73 total detached units—each unit sits on an approximately 10,110 sq. ft. lot and many of them front the Ka’anapali Kai Golf Course.

The Vintage is ideal as a second home as it is basically maintenance free living and there is a complex pool but at the same time this area is not zoned for short term rentals so it preserves the tranquility of the neighborhood.

Kahua Kai means “the sea” in Hawaiian, and judging from the exceptional ocean vistas afforded at this neighborhood, the name is quite appropriate. Kahua Kai is nestled between the 9th fairway of Kaanapali South and the 7th fairway of the Kaanapali North on the Royal Kaanapali Golf Course, which was designed by the renowned Robert Trent Jones Sr.

There are several brand new homes for sale in Kahua Kai that have never been lived in. Kahua Kai is a 13 lot subdivision where lot sizes are approximately 18,000 sq. ft.

The ultimate in golf course living in all of Kaanapali Golf Estates. There are 14 homes within this neighborhood sitting on lots ranging in size between 17,862 sq. ft. to 31,815 sq. ft all of which are surrounded by the Kaanapali Golf Course.

South Ulukoa is a 25 parcel neighborhood bordering the Kaanapali South Golf Course in Kaanapali Golf Estates. The lots in South Ulukoa are generous ranging from 10,369 to 30,243 square feet, many of them directly adjoin the golf course.

The Ke-Alii neighborhood within Kaanapali Golf Estates features thirty-two residential home sites ranging in size from 10,082 sq. ft.to 13,718 square feet in size. These homes do not have golf course frontage, but many of them still have exceptional ocean, outer island, and mountain views. I love living in Ke Ali’i for many different reasons- it is very quiet and there is low through traffic, there is not an additional gate to go through, the association fees are minimal, and we are the perfect location to enjoy the afternoon and evening walks to the adjoining neighborhoods .

What are the hoa rates do they vary per house or do they vary based on square footage of the property? whats the rate for golf as well as hoa dues? is there a break down? i googled and didnt find much

Aloha Zack,

Thanks for your questions. To accurately answer your question for the HOA fees you need to look at each specific neighborhood within Kaanapali Golf Estates.

All homes in KGE are subject to the master association fee which is about $165 per month regardless of neighborhood or square footage.

Within the Summit neighborhood the HOA fees for the residential condo homes are based off of square footage of the homes and are about $700-1000 per month. The free standing homes in the Summit are subject to about $350 per month maintenance fees. I believe the fee for the Pinnancle are about the same. The general rule of thumb is that if you live in a neighborhood behind another gate, you will be paying an additional fee.

Homes and lots in Lanikeha are subject to a fee of about $565 per month which mainly goes to pay for the amazing golf course.

All residents of Kaanpali Golf Estates are offered discounted rates at the Kaaanapali Golf Courses, the best thing would be to check in with them for today’s current rates.
