Looking for the luxe vacation home to purchase? As a Poipu Kauai broker, one of the reasons I am so excited to sell property in the Lodge Collection is the limited availability. The number of units for the Lodge Collection is limited to a total of 80 units including homes and condos.
Currently, there are 50 units planned with the potential for 30 more homes and condos within the Lodge Collection. All will offer the opportunity for vacation rental guests to use the members only club amenities – Tom Weiskopf 18-hole golf course, spa, pool, restaurants, Plantation Club, Fitness Center and Gym with regular exercise classes, and more. Why is the Use of the Club Important?
It enhances the desirability of the property for vacation rental guests. Many of the vacation home buyers I meet at Hawaii Life’s Poipu office, located at the Shops at Kukui’ula, are looking for a vacation home. Some want to lock up and leave, and the majority want to offset the cost of home ownership with rental income. Because the majority prefer rental income, and the Kukui’ula properties which include the use of club amenities have the potential for higher daily and weekly rental rates than properties at Kukui’ula without club use for rental guests. I expect the resale demand will remain strong for the Lodge properties.
Not all Kukui’ula properties are eligible for use as a vacation rental, so if privacy is your primary concern, ask me about the Mauka Custom Home Sites. There are other Kukui’ula homes and condos which allow weekly short-term vacation rentals, however, rental guests are not allowed access to the club amenities. In order to be eligible for the Lodge Program, there is specific criteria to be eligible for rental guests to use the Plantation Club and Club amenities:
- Must be an eligible property
- Must purchase an acceptable furnishings package from the choices provided
- Must enroll in the Parrish Collection rental management program
What Are the Eligible Properties?
Currently, there are fifty eligible properties either completed, under construction, or planned. All have neighborhood names which begin with the word “Club.” This includes the Club Cottages, Club Villas, and Club Bungalows.
The first offering in the Lodge at Kukui’ula was the Club Cottages. All of the developer inventory was sold, a total of 15 homes. There are currently two resales of the Club Cottages available, Club Cottages #1 (MLS# 279335) and #2 (MLS# 283860), listed at $3,395,000 and $3,195,000 respectively. Each home features three bedrooms including a main cottage residence with 2-bedrooms (dual master suites) and 2.5-baths, plus a detached guest cottage with 1-bedroom and 1-bath. Total Living is over 2,600 square feet, with about 1,986 sq. ft. of air conditioned space.
The second Lodge offering to come to market is the Club Villas. The Club Villas feature 4 bedrooms, including 3-bedrooms and 3.5 baths in the main residence, and 1-bedroom 1-bath in the detached guest house. The total living area is 3,219 square feet including the main house with 2,267 sq. ft. of interior living space and 433 sq. ft. of covered lanai, and the guest house with 403 sq. ft. interior and 116 sq. ft. of covered lanai. The Club Villas are popular with full time residents as well as vacation homeowners, and feature a detached 2-car garage, and fenced private yard. There are 13 homes planned. Units 1-6 and 8 are sold or under contract. Units 7 and 13 are available and priced at $4,875,000 and $4,280,000 respectively. Unit 7 is priced higher mainly due to the outstanding ocean (and golf) view. Units 9-12 are not yet released for sale.
The third and newest offering at the Lodge is the Club Bungalows, with a total of 22 homes planned. The first phase has 11 units with 5 under contract. The Club Bungalows offers a choice of 1, 2, or 3-bedroom floor plans. Of the remaining Bungalows in the first phase, one faces Makai (ocean views). It is the largest floor plan 2-story 2-bedroom currently offered furnished at $3,250,000.
Each unit is a free-standing detached home, except the 1-bedroom Bungalows have 2-units per building with one common wall. The 1-bedrooms start at $1,615,000 and units 1A and 1B are currently offered for sale. Currently under construction. View the conceptual rendering video.
