		</p><p>This month, I am assisting several prospective buyers with similar criteria: they own horses and are interested in properties for sale in a <strong>Big Island gated community with shared equestrian facilities.</strong> There are two options:</p>
<ol>
<li><strong>Puu Lani Ranch</strong> which is near Kailua Kona</li>
<li><strong>Waikii Ranch</strong> which is near Waimea (Kamuela)</li>
</ol>

<p>For those of you who are horse owners, that is <em>gated</em> horse properties, not <em>gaited</em> horse properties&#8230;as far as I know, the CC&amp;Rs have no restrictions as to breed or riding disciplines! However, for the equestrian, one of the criteria in looking for a property is often to find like-minded horse owners, whether that means interest in trail riding or dressage competition, natural horsemanship, or reined cowhorses.</p>
<p>There are similarities and differences between Puu Lani and Waikii, some of which matter to all buyers, not just those interested in equestrian pursuits.<span id="more-57142"></span></p>
<h3>Similarities between Waikii Ranch and Puu Lani Ranch</h3>
<p>The general similarities:</p>
<ul>
<li>Both are gated communities with a rural ranch feel, yet an easy 15-minute drive from a &#8220;town&#8221; with shopping, restaurants, hospitals, and schools.</li>
<li>Both have CC&amp;Rs with design guidelines to promote a certain consistency in the community.</li>
<li>Both have monthly dues to maintain amenities and common areas of the ranch, and have private water systems, which means more expensive rates than county water.</li>
<li>Both are at cooler elevations &#8211; 1,800&#8242; above sea level for Puu Lani and 3,500&#8242; above sea level for Waikii Ranch.</li>
<li>Both have drier climates&#8230;although it will green up in winter, when you imagine the environment, think Rocky Mountain ranch rather than New England farm&#8230;let alone tropical rain forest.</li>
<li>Both offer amenities for the non-horse lover in the family; you&#8217;ll find tennis courts and a workout room. At both places, many homes have boats in the driveway&#8230;in my household, some prefer riding the waves to riding horses, so I understand the lifestyle choice.</li>
</ul>
<h3>Differences in Homes, Lifestyle, Equestrian Facilities</h3>

<p><em>If you want to keep your horse in a barn next to shared amenities, Puu Lani is the place</em></p>
<h3>Puu Lani Ranch</h3>
<p>The concept at Puu Lani Ranch is that lots are only 1 to 1.5 acres on average&#8230;enough distance to provide privacy from the neighbors, but not intended for backyard horses. Instead, <strong>Puu Lani Ranch offers 16 stalls at the central barn</strong> next to the riding ring and round pen. This means that even at maximum capacity, a relatively small percentage of home owners are going to be horse owners, and there is relatively little competition for use of the facilities.</p>
<p>Currently, vacant lots at Puu Lani are available for around $99,000 (the developer has some larger lots at higher prices). There are only 5 <a alt="Puu Lani Ranch homes for sale" href="http://www.hawaiilife.com/gallery/12489/" target="_blank">homes currently for sale at Puu Lani Ranch</a>, priced from $319,900 (for a &#8220;REO&#8221; bank-owned after foreclosure), to $887,000 for a 4,200 sq. ft. 4-bedroom home (<a alt="Puu Lani Ranch home for sale" href="http://www.hawaiilife.com/mls/250153/" target="_blank">MLS# 250153</a>). <strong>The concept at Waikii Ranch is very different</strong> with larger acreages and mainly larger residences to match.</p>

<h3>Waikii Ranch</h3>
<p>At the much larger Waikii Ranch, lot sizes range from 10 acres to 40 acres. Just eyeballing it, somewhere around 30%-40% of the properties at Waikii Ranch have horses, sheep, or even &#8220;Waikoloa nightengale&#8221; rescued donkeys grazing&#8230;and some of the homes currently for sale have their own barn and facilities. While there is no central barn at Waikii, owners ride their horses on the equestrian easements to the two arenas and polo field.</p>
<p>Waikii Ranch vacant lots range from $225,000 for a 10-acre lot (<a alt="lowest priced lot for sale at Waikii Ranch" href="http://www.hawaiilife.com/mls/250258/" target="_blank">MLS# 250258</a>) to $440,000 for 40 acres. The CC&amp;Rs require a minimum house size of 2,400 sq. ft. although many are quite a bit larger. Currently, there are six <a alt="Homes for Sale at Waikii Ranch Big Island" href="http://www.hawaiilife.com/gallery/14966/" target="_blank">homes for sale at Waikii Ranch</a> (of which two are new on market in the past three weeks), at prices ranging from $950,000 to $7,999,999.</p>
<p>If your vision for your horse property is something different than what these two communities have to offer, there are other choices, both in gated communities (such as Ranch at Puakea), and outside of subdivisions where your only guidelines for building will be complying with zoning and building codes. Send me your checklist and I&#8217;ll send you some ideas!</p>

This home had been listed at $1,295,000 and had been on the market for 253 days before finding a new owner. Known for its towering glass windows that face the makai side of the home, this property was over 7,500 sq. ft. with 6 bedrooms on 10 acres. This figures out to be an amazing price per square foot of just $150.</p>

<p>To put this in perspective, there is a new listing at Waiki&#8217;i (<a href="http://www.hawaiilife.com/mls/248112/" target="_blank">MLS# 248112</a>) that is another large home with 4 bedrooms and 3.5 bathrooms for a total of 5,403 sq. ft. of living space on 10 acres. But, its price per square foot comes out to be $407. The smallest home listed in Waiki&#8217;i (<a href="http://www.hawaiilife.com/mls/240386/" target="_blank">MLS# 240386</a>) is 2,117 sq. ft. and comes in at a slightly higher price of $468 per square foot.<span id="more-47410"></span></p>

<p>Finally, compare this cost per square foot with a home (<a href="http://www.hawaiilife.com/mls/230699/" target="_blank">MLS# 230699</a>) that really can&#8217;t be compared with any other home. But, just for fun, at a listing price of $12,895,000, the price per square foot comes out to a price per square foot of $1,841.</p>
<p>Hmm, $150 a square foot looks like the deal of the year in Waiki&#8217;i Ranch, and unless another home goes into escrow soon, it could be the only sale of the year.</p>

		</p><p><strong>It is really a slow summer for real estate sales in Waiki&#8217;i Ranch on the Big Island with no sales in June, July, or August (as of today) for either lots or homes.</strong> The last sale for anything in Waiki&#8217;i was a May sale for a lot at $180,000.</p>

<p><em>This Waiki&#8217;i Ranch Estate home (<a href="http://www.hawaiilife.com/property240078-1.html" target="_blank">MLS# 240078</a>) is now in escrow at the low listing price of $1,295,000 for an awesome cedar and pine wood home of 7,679 sq. ft.</em></p>
<p>It will be good to see a sale at the ranch this year, as there has only been one sale in the past year. With four homes for sale in Waiki&#8217;i Ranch at this time, that gives the ranch a very long sales inventory of 4 years. I&#8217;ll keep an eye on this home in escrow and will be back to report on the sale when it closes.<span id="more-43627"></span></p>

<p>I love visiting the Bay Area—born and raised in Los Gatos means I have an emotional affinity for the place—and all it represents. It also got me thinking about property comparisons—the City versus the Big Island. Lucky for me, I have a friend and highly-respected colleague, <a href="http://www.mikehirner.com/" target="_blank">Mike Hirner</a>, a top REALTOR with <a href="http://www.apr.com/">Alain Pinel</a>, who recently sent me flyers on his new listings—both around $1M. Perfect!</p>
<p>Here is Mike&#8217;s listing right in the City of San Francisco asking $995,000:</p>

<p>Okay, so I know downtown Kona doesn&#8217;t exactly compare to San Francisco&#8230;it&#8217;s definitely a little tricky because the person buying the San Francisco house is probably buying for zip code, location, school districts, and proximity to something. Buying on the Big Island happens for entirely different—but no less emotional—reasons; like ocean views and sunsets and <a href="http://www.hawaiilife.com/articles/2011/07/waikii-ranch-3-year-supply/" target="_blank">horses</a>.<span id="more-40493"></span></p>

<p>Then, down the Peninsula, in Woodside, Mike also listed this &#8220;tree house&#8221; for $1M:</p>

<p><em>My friends who live in Kapa&#8217;au actually say the weather is similar to that of San Francisco—cool nights, sometimes it rains, mostly it&#8217;s sunny, and mid 60&#8242;s to low 70&#8242;s&#8230;</em></p>
<p>The weather is actually better most of the time in Hawaii—that&#8217;s one of the big reasons why we live here! Speaking of &#8220;better&#8221; weather, it&#8217;s also possible to purchase a <a href="http://www.hawaiilife.com/property231494-1.html" target="_blank">mauka-side Puako property</a> for less than $1 Million. Mike hasn&#8217;t sent me any postcards about nearly-oceanfront listings with which to compare (and I could spend a lot of time on the Alain Pinel website looking at homes, but that would be an extreme time-consuming distraction for me right now), so I have to assume it&#8217;s not easy to get this close to the ocean in the Bay Area with a 15,000 sq. ft. lot and the potential for more than one rental unit.</p>
<p>Right. I get it. There is actually no real comparison between San Francisco, the Bay Area, and the Big Island—except that a majority of our buyers these days originate from the Bay Area. Perhaps, like me, they recognize that this is still a place full of space and vistas and farms, and a lifestyle that focuses on enjoying the outdoors, enjoying our Hawaii Life!</p>
<p>I don&#8217;t know. What I do know is that $1,000,000 certainly seems to buy a lot more space and vistas and farms and lifestyles and ocean proximity and sunset here in Hawaii than it still does in the Bay Area. Which should surprise no one. Except me, I&#8217;m apparently still mystified as to why everyone doesn&#8217;t live here already.</p>

		</p><p><strong>Waiki&#8217;i Ranch looks beautiful now that the rains returned several months ago and brought back the green grass.Â Unfortunately, the buyers have not yet returned to Waiki&#8217;i, and with six 10-acre lots listed for sale, this is a 3 year supply of lots.</strong></p>
<p>The current inventory of 10-acre lots ranges from a low of $245,000 to a high of $545,000 for a developer lot that is actually 11.35 acres. The 3 year inventory is based on only two sales in the past year; both of these sales were in 2011 and both were under $200,000.</p>

<p>The two sales so far this year were for lot #119 inÂ March for $150,000 and lot #72 for $180,000.Â Those two sales in the past year combine with just six current listings for some simple math for figuring the current inventory is at a three year supply of lots for 10-acre lots.<span id="more-37235"></span></p>
<p>There are also two 20-acre lots for sale at $399,000 and $425,000, and if you want a lot of space around you, there are also two 40-acre parcelsÂ listed for sale at $440,000 and $600,000.Â There has beenÂ one 20-acre sale in the past year at $311,500, but no sales for 40-acre lots.</p>
<p>As I said, the rains have returned to Waiki&#8217;i Ranch and it is really beautiful up there again.Â If you have never been to Waiki&#8217;i Ranch,Â you need to see this very special part of the Big Island.Â No other part of the Big Island is like Waiki&#8217;i Ranch, and for the horse person, the facilities are wonderfulâ€”a polo field and arena to ride in along with miles of trails and wide open spaces.</p>
<p>But, it is a gated area, so you will have to contact a Realtor to make arrangements to take you into the ranch. There are also some great homes to view, so you may just want to make a day of it!</p>

		</p><p>Waiki&#8217;i Ranch, having a fairly small inventory of homes and lots for sale, usually shows slower sales activity than the rest of the Big Island. I like to report on <a href="http://www.hawaiilife.com/articles/2011/03/waikii-ranch-buyer-market/">sales at Waiki&#8217;i Ranch</a>, but so far, 2011 is proving to be a very difficult market for sellers at Waiki&#8217;i Ranch.</p>
<p>There has only been one sale in the entire ranch for a lot and no home sales. There is a second lot sale that is pending and no home sales pending at this time. <strong> In the past year, there have only been two lot sales, and with 10 lots now on the market, this gives Waiki&#8217;i Ranch a 5 year supply of lots for sale. </strong></p>

<p><em> This is the view from the 10 acre lot (<a href=" http://www.hawaiilife.com/property222189-1.html">MLS# 222189</a>) that is in escrow at this time, listed at $195,000</em><span id="more-32873"></span></p>
<p>Taking a look at the lot that did close, shows that it took a huge price drop to move this lot. Lot # 7, a 10 acre lot, sold for the incredibly low price of $150,000 cash on March 3rd. This lot had been on the market last year, listed at $250,000 with no takers, and then was off the market. Brought back this year at this &#8220;how low does it have to go to move it&#8221; price, it was gone in just 3 days. For the record, this was not the lowest sale for a 10 acreâ€”there was a lot sold at $140,000 in 2002.</p>
<p>What will it take to get sales moving at Waiki&#8217;i Ranch for lots? Buyers will have to realize that $150,000 was the deal of the decade and not expect all lots to be dropped to this price range. On the other hand, sellers will have to move closer in price to where recent sales have been.</p>
<p>Here is the major reason why lot sales are slow in Waiki&#8217;i Ranch. While there may be an occasional lot listed for sale at Waikii Ranch that was bought at a low price, many of the lots listed for sale in the ranch were bought in the $300,000s. Most sellers either won&#8217;t, or can&#8217;t look at selling a lot for half of their purchase price.</p>
<p>With a monthly HOA fee of only $360, many sellers may opt to wait out the market in the hopes of prices getting back up into the $300,000s before selling. The lot that did sell at $150,000 was not a prime lot, being in a row of lots close to the clubhouse, and lacking the privacy and views of other lot locations.</p>
<p>I&#8217;m not sure there are many buyers willing, at this time, to pay double the price for a &#8220;superior&#8221; lot location. So, it is very possible that it will take several sales over an extended time to slowly bring buyers and sellers closer together in price at Waiki&#8217;i Ranch. Until that happens, lot sales will probably remain slow.</p>

		</p><p>Last month, I started looking at Waiki&#8217;i Ranch home salesÂ Â from the viewpoint of inventory.Â When there is more than a 6 month supply of homes on the market it is considered to be a buyer&#8217;s market and if it is under 6 months it is called a seller&#8217;s market.Â In <a href=" http://www.hawaiilife.com/articles/2011/02/waikii-ranch-buyers-market/">February, with a 15 monthÂ inventory of homes for sale</a>, Waiki&#8217;i Ranch would be considered a strong buyer&#8217;s market.</p>

<p>As is often the case in Waiki&#8217;i Ranch, there has been no activity in the past monthâ€”the number of homes for sale still stands at 6 and the inventory of homes for sale still sits at a 15 month supply.Â How does this compare to the the two neighboring towns of Waimea and Waikoloa?</p>
<p>Waimea is similar with a fairly strong buyers market as wellâ€”at a 14 month inventory. But, down the hill in Waikoloa Village, homes are selling at a faster rate and Waikoloa is now down to just a 6.6 month supply of homes. As you&#8217;ve heard before, real estate is very local!Â I&#8217;ll be back next month to see if there has been any change in Waiki&#8217;i Ranch homes.</p>
