<p>The Stice Team is proud to announce that we just closed a large home and cottage in Haiku at 610 Kaupakalua Rd. &#8211; we represented the seller on the transaction. We did our best job of <strong><em>Smart Marketing and Solid Representation</em></strong> on the property and the results show &#8211; we procurred multiple competing offers and the property <strong>closed at 97% of the original asking price to an all cash buyer</strong>.</p>

<h1>Smart Marketing</h1>
<p>As with all of our Stice Team exclusive listings, Jeremy and I do our best to capture/enhance the best aspects of the property through our professional photography/videography and to use the power of HawaiiLife.com and our other internet syndication to expose the property to the world. <p>Here is a link to our <a href="http://www.hawaiilife.com/articles/2011/07/haiku-home-and-cottage/" target="_blank">just listed blog on 610 Kaupakalua Rd.</a> that had a video tour and some great photography. To help stir up the fire, I wrote another blog about <a href="http://www.hawaiilife.com/articles/2011/10/maui-sustainable-living/" target="_blank">Maui Sustainable Living and Real Estate</a> that incorporated 610 Kaupakalua into one of my great passions.</p>
<h3>Solid Representation</h3>
<p>Here are some of the many things that we did to assist the seller in this transaction:</p>
<ol>
<li>This property was listed with a different brokerage firm for over a year with very few showings and no offers. When the Stice Team listed the property, we had about a total of 40 different showings on the property and procurred competing cash offers that we were able to leverage against one another to <strong>get top dollar for the seller.</strong></li>
<li>We sold the property for 97% of original listing price to an all cash buyer with no need for appraisal or potential other issues.</li>
<li>We successfully negotiated the seller from covering any repair costs from the C-51 home inspection, which likely saved the seller thousands of dollars.</li>
<li>I personaly helped the seller move a fence on the property in order to avoid any additional costs with encroachment agreements with the neighbors, which created goodwill with the buyers; as a result the buyer signed off on this contingency.</li>
<li>We negotiated a situation to allow the seller to lease back the home from the new buyer in order to create a better environment to allow the sellers to move their children to a new house without the stress of a frantic move at closing.</li>
<li>We worked with the tenants in the cottage to schedule showings despite the obstacles that they presented. We also made it possible for the seller to not have to deal with the tenant moving out and the challenges that sometimes presents as the new buyer assumed their lease.</li>
</ol>

<p>There is no more important component of marketing than accurate pricing. Before meeting with you on a listing appointment we will begin the process of a very detailed market analysis that often times takes us several hours to complete. In our 40 years of combined Maui real estate experience we have sold a lot of property and we have a very strong pulse on what is taking place in the market. </p>
<p>We look at the macro-economic factors affecting the saleability of the property like the overall Maui market statistics (<a href="http://www.hawaiilife.com/articles/2011/12/list-sell-property/november-2011-market-stats/" rel="attachment wp-att-53442">November 2011 Market Stats</a>) and go as specific as the micro-market conditions while making detailed property valuation adjustments of your property versus similar other ones that have sold in the area.</p>

<li>Buyers can scan the QR codes (something like a virtual barcode which is the square black and white box in the flyer below), which direct buyers to the website for the individual property. We also use these QR codes on physical brochures that attach to our For Sale signs.</li>

<p>We market directly to the neighborhood where the subject property is located because we know this gets serious results as these people already know and love the area, and are likely to tell their friends, family, and co-workers about the new listing.</p>

<p>Many real estate companies make the contention that they put your property on hundreds of websites, and most of them do. <p>I shot this video today with my iPhone 4, and you can see that the home does have nice views of the ocean and the islands of Molokai and Lanai. What you can&#8217;t see is that the home backs up to wide open agricultural land and the beautiful West Maui mountains, providing privacy and a nice contrast.<span id="more-49158"></span></p>

<p>This particular home has a reverse floor plan with the majority of the living area and the master suite on the second level to take advantage of the views. 389 Wekiu is built to a very high standard (extensive use of granite, marble, Brazilian teak, and travertine) and has a decent sized saltwater pool and spa.</p>
<p>A couple of things that I really like about this home are the attention to detail in the kitchen and upstairs living area that nicely transitions to the outdoor lanai and view. The master bedroom is very spacious as is the master bathroom.</p>

<p><em>I wouldn&#8217;t mind cooking in this chef&#8217;s kitchen with top-of-the-line appliances, would you?</em></p>
<p>Our Hawaii Life Value Score gives this home a <strong>score of 93</strong>, which personally, I feel is a little high. There have been 3 recent comparable sales in the Summit—one at $2.2 million for a similarly equipped home on Wekiu Place, but this was a front row home, thus significantly enhancing the view. </p>
<p>There were two back row Summit home closings, one at $1.95M  and one at $1.845M—I feel that both of these homes were slightly inferior to the subject property. <p>I assumed that because Maui is a tropical paradise that the soil must also be paradise. I live in Haiku and I can assure you that Haiku is some of the worst soil out there—growing plants on the surface of the moon would be easier.<span id="more-47926"></span></p>
<p><img size-full wp-image-47929" alt"" src="http://www.hawaiilife.com/articles/wp-content/uploads/2011/10/Maui-Rain-Fall-Map.jpg" alt="Maui Rain Fall Map" width="505" height="460" /></a></p>
<p>With high rainfall, between 50 to 150 inches per year depending on your elevation, the soil tends to be very acidic, with PH between 4.2 to 5.5. The acidity locks up most nutrients, especially phosphate, causing very slow, if any, growth with most plants.</p>
<p>This creates a huge problem for aspiring farmers in many areas previously planted as commercial pineapple farms (much of the land on Maui) as not only are the PH levels difficult, but also because the soil has been depleted of nutrients and organic matter. </p>
<p>I started my farming with an incredible gift from a local hippie farmer friend of mine. He gave me a book titled <a href="http://www.amazon.com/Hawaiian-Organic-Growing-Guide--Grow-/dp/0963318705/ref=sr_1_1?ie=UTF8&amp;qid=1318036174&amp;sr=8-1" target="_blank"><em>Hawaii Organic Growing Guide</em> by Shunyam Nirav</a>, previously published by Oasis Maui who used to be the “Grower&#8217;s Store&#8221; on Maui for all diversified farming needs. </p>
<p>By following the key lessons in the book, I found that you could alter the soil chemistry through a very sustainable process of adding dolomite lime, rock phosphate, seed weed, manure, certain cover crops, and other supplements that would allow life to return to the clay-ish acidic soil of Haiku.</p>

<p>On my farm in Maliko Bay on Maui&#8217;s North Shore, I have a large fish pond where I raise tilapia and catfish. On this 3 acres of land, that has the most fertile soil I have ever seen on Maui, I farm: wet and dryland kalo or taro, ulu or breadfruit, lilikoi or passion-fruit, avocados, star fruit, a large variety of palms—including my son&#8217;s favorite—the royal palm (photo above), and about an acre of the largest ti-leaves you have ever seen. </p>
<p>We have maintained our own little gardens here growing corn, tomatoes, kale, broccoli, and 15-foot mutant-sized sunflower plants. Over the years, I have purchased several properties with the intention of making sure that my three children, Jeremy, Brianna, and Chloe, would all have places to raise their families if they wanted to. </p>
<p>Being a real estate broker on Maui since 1979 has afforded me many opportunities to purchase some truly priceless properties, the gem of which is my farm at Maliko Bay (photo above). <p>Not only is this a gorgeous place to relax and escape everything by digging in the dirt, it is easy to get the dirt off by taking a dip in my fish pond. <a href="http://www.hawaiilife.com/articles/2011/01/maui-fishing-tournament/" target="_blank">Read about the Maui Fishing Tournament Hawaii Lifestyle</a>.</p>
<p>The county of Maui has tax considerations that make truly sustainable agriculture a huge incentive for property owners. If you want to build a house on agriculturally zoned land, the county requires a farm plan to be filed to get a permit. Read about <a href="http://www.hawaiilife.com/articles/2011/07/maui-to-raise-property-taxes/" target="_blank">Maui Property Taxes here</a>. </p>
<p>If you actually implement the farm plan, you get a huge tax break on the areas that you farm, including animal husbandry. Since animal husbandry goes extremely well with the sustainable agriculture model, even if you are vegan, raising chickens and goats can greatly increase the viability of the soil from their manure droppings. To ensure property maintenance, goats love cane grass and chickens love to eat bugs, especially roaches and centipedes.</p>

<p>I have three properties for sale right now in Haiku Maui, that actually all offer great opportunities for small scale, sustainable farms. </p>
<p><strong>1. 610 Kaupakalua Road</strong> (photo above) (<a href="http://www.hawaiilife.com/mls/348729/" target="_blank">MLS# 348729</a>) has a <em>perfect value score of 100</em>. It is almost 3 acres, it is all usable, is totally fenced, and already has a number of great producing fruit trees, including avocado, lychee, breadfruit, and many citrus.   </p>
<p>With a huge house, there is a lot of room to add photovoltaic panels to the roof to get off-the-grid and it already has a huge solar hot water system. Additionally, this property has a second farm dwelling with solar hot water. The soil will need work to be productive, but the fences are in and ready to add some animals. <a href="http://www.hawaiilife.com/articles/2011/07/haiku-home-and-cottage/" target="_blank">Check out the video blog on this outstanding value</a>.</p>

<p><strong>2.</strong> The second property is located at <strong>105 Hohani</strong> (<a href="http://www.hawaiilife.com/mls/349304/" target="_blank">MLS# 349304</a>) with a value score of 83. This property is already planted out with a large orchard on the level upper terrace where the accessory farm dwelling and work shop is located. The main house sits in a valley with little farm-able land, but does have banana and citrus trees.  </p>
<p>Both of the houses lend themselves to good sun exposure for both solar hot water and photovoltaic and wind power generation. <p>This property already has a fairly large garden area, but the property does have several eucalyptus trees that will have to be removed before any agricultural can really thrive. The eucalyptus trees drop acidic bark and leaves, and have lateral roots that run right at the surface level that will seriously impede the growth of most crops.</p>

I have made more mistakes with agriculture over the years than I have done things correctly, but I have really learned the hard way, through 3 tractors, 5 pick-up trucks, lots of broken pipe, huge mounds of manure, and miles of fencing, how to do some things right. </p>
<p>The only farm I actually make any money on is my Maliko Farm, but it certainly is a very healthy lifestyle and keeps me in shape. I am a pretty strong 60 year-old still with a shovel in my hand and I love every minute of it, especially when I catch a tilapia from the pond, pick cherry tomatoes, chard, kale, and green beans for dinner and finish it off with a banana cream pie, all of which was grown on your farm.</p>

<p>Here&#8217;s a typical video of a property tour I did for a client who will be here in December, but wanted to check the temperature of the market and the quality of homes for sale. This home for sale (<a href="http://www.hawaiilife.com/mls/244480/" target="_blank">MLS# 244480</a>) is in Tarpley Subdivision, Waimea, Big Island.<span id="more-45779"></span></p>

<p>I also take pictures of the property and special features that may add value, or show you the areas that may need repair or possible replacement. Since most sight-unseen buyers may not walk through the property until after it&#8217;s closed, it&#8217;s best to have an experienced Realtor who can point out the details and features of a property.</p>

<p>This spacious sun room shows to be a little dated, though in good shape. The windows will need to be scrubbed of the weather deposits collected and new window coverings will need to be custom ordered for this room. </p>
<p>It was about 10:30 a.m. and this area of the home was about 90+ degrees&#8230;but this heat may also contribute to heating the whole house in the evening, which can get as cool as 60+ degrees at night outside in this particular area of Waimea.</p>

<p>The kitchen area also needs to be upgraded. Though there was some nostalgia to the ambiance of the house—for the price, there was much to be re-done. Some properties might update their homes prior to putting it on the market to get the best opportunity at the highest market value. In this case, because it does need updating, we consider taking those upgrade costs off the list price at negotiations.</p>
<p>As you can see in this video, many parts of the home need to be updated. See if you can pick out the areas that need updating.</p>

<p>There are lots of beautiful features about this property, especially the fact that it&#8217;s nestled on 12+ acres in Waimea, just minutes from town and conveniences. The upstairs of this home felt like I was in a &#8220;Little House on the Prairie&#8221; episode, with some cute features—but upgrades were needed as well.</p>

<p>The guest house was cute and cozy, and could be used as a vacation rental or bed &amp; breakfast type situation—but it also needs upgrades. Both homes are made of cedar, so they seemed sturdy, but because of the Waimea weather and the age of this home for sale, a <a href="http://www.hawaiilife.com/articles/2011/05/buyers-tip-home-inspection/">home inspection would be recommended</a>.</p>

<p>There are also other buildings on this property along with fencing—a weathered stable, a dog kennel, and a fenced area that was used as a helipad for the current owners.</p>

<p>The landscaping near the main house was tropical and very pleasing to the eyes, and does add value and curbside appeal for this home for sale.</p>

<p>I will also record the drive out of the property (especially in this case—for properties with long driveways or easements), just so you have an idea of the experience you will have coming home and leaving home.</p>
