		</p><p>Stat-a-palooza time now that 2011 is over and the new year begun. We put together some interesting stats for West Hawaii condo and residential sales. These stats cover the area from Keauhou to Waimea (TMK 3-6 and 3-7).</p>

<p>It&#8217;s interesting to note here how similar these graphs are even though one could make the case that many condo buyers are second home buyers and many residential buyers are not. Nevertheless, the graphs show an up-turn in the years the financial crisis was erupting and a steep decline starting several years before.<span id="more-55812"></span></p>
<p>Now, let&#8217;s look at <em>prices</em> over the same period of time:</p>

<p>Again the graphs are similar and both show a price decline that is in its sixth year. So, unit sales are picking up as prices continue to decline. Clearly a buyer&#8217;s market, as they scoop up bargains at prices that might not be seen again for some time. We know that inventories are very low and it will be interesting to see how that affects prices in the coming year. </p>
<p>At some point, the laws of supply and demand will kick in, and prices are bound to stabilize and turn again. We already have clients who would like to purchase a second home and can&#8217;t find what they want because the inventory in some condo complexes is slim or non-existent.</p>
<p>Our advice to potential buyers and clients who have been looking for the opportunity to purchase in Hawaii is to <em>start looking for what you want now</em>. It may take a while to find and we think there is greater upside potential for prices than downside.</p>

<p>One of the most common challenges when listing their property is that many Realtors get the listing contract signed and never communicate what they are doing to market the property, only getting in touch with the seller when the property is not selling and they want a price reduction. </p>

		</p><p>Just catching up on the condo sales in the Waikoloa Beach Resort through November 2011:</p>

<p>The number of units sold is still trending lower compared to earlier in the year. The median sales price is also trending lower at $264,000 in November:<span id="more-53737"></span></p>

<p>The number of active listings had been holding at 49 in Sept. and Oct. As of the date of this blog, the active listings are down at 44 with a median list price of $381,685, down about $2,000 from October&#8217;s median list price. It is interesting that there were 53 condos sold in the Waikoloa Beach Resort in 2010. So far in 2011, we are up to 56 and that number will probably grow a bit more before year&#8217;s end.</p>
<p>So, sales in units are up already year over year, but slowing down from earlier in 2011. <strong>Prices are somewhat lower and inventory is down.</strong> Can we make the case for the market bottoming out?</p>

		</p><p>Did all the properties sell at last Saturday&#8217;s <a alt="Hawaii Life Real Estate Auction Listings" href="http://www.hawaiilife.com/listings/auction/" target="_blank">Hawaii Life/Premiere Estates auction of land and homes</a>? <em>Not yet.</em> Was the multi-property auction a success? One answer is that time will tell, as the auction is on-going until December 30th. Another answer is that there are auction buyers, sellers, and agents on the Big Island, Molokai, and Kauai whose properties are in escrow or already closed, so they would have to say the auction worked for them.</p>
<p>Or take my listing that is in the ongoing auction. This oceanfront acreage with a darling cottage has had a tremendous number of showings and fielded several offers. We felt the auction would take our marketing and exposure to the next level, so we could sell by the end of the year. Tracking our stats on the Hawaii Life website alone, I can see that the property was viewed 276 times in September; 502 times in October; and 1,664 times in November. I&#8217;ve run print ads in glossy real estate magazines with absolutely no jump in phone calls, showings, or on-line interest!</p>

<p>The interested reader can find dozens of <a alt="Hawaii Property (Real Estate) Auctions" href="http://www.hawaiilife.com/articles/?s=auction" target="_blank">blog posts relating to property auctions</a> for luxury homes and land here on the Hawaii Life Real Estate site. The disciplined reader who starts at the earliest and reads in chronological order will find that, as an agent and observer, I&#8217;ve moved from a skeptic to an enthusiast to a seasoned veteran.<span id="more-52818"></span></p>
<h2>Hualalai and Kukio Real Estate Auctions—Success</h2>
<p>The Hualalai Resort and Kukio luxury property auctions last year garnered a great deal of national press because of the celebrity angle: Cher&#8217;s house for sale! <em>Were these auctions successful?</em></p>
<ul>
<li><strong>From a buyer&#8217;s standpoint</strong>, some of the properties, especially Kukio homes sold &#8220;absolute&#8221; with no reserve, seem to have been good buys. <em>Answer: Yes, if you are a buyer and know your comps.</em></li>
<li><strong>From a seller&#8217;s standpoint</strong>, their properties sold that day; other properties in the same neighborhoods that were on the market in January 2010 are still for sale as I write this in December 2011. <em>Answer: Yes, if you are a seller and are committed to selling NOW.</em></li>
<li><strong>From an agent&#8217;s standpoint</strong>&#8230;well, let&#8217;s just say a few months later I got a call from prospective buyers who had come to the Big Island attracted by the auction publicity. They were not the successful bidders that day and although the auctioneers and agents showed them alternative, non-auction properties, they decided Kukio was perhaps not the best fit for them. But it left them with a taste for buying a home on the Big Island, and they flew over a few months later to look at the other Kohala Coast resorts with me. <em>Answer: Yes, if you are a Hawaii real estate agent looking for ways to bring national attention to your market.</em></li>
</ul>
<h2>Kolea Home Auction—Success</h2>
<p>Six months ago, my conclusion about this year&#8217;s <a alt="Real Estate Auctions at Hualalai Kukio Kolea Hawaii" href="http://www.hawaiilife.com/articles/2011/04/kolea-vs-hualalai/" target="_blank">auction at Kolea</a> was that it had not done the sellers of the oceanfront home any favors. As of last week, I believe I was mistaken. The auction was a success, but it was only possible to evaluate in hindsight.</p>
<p>At the time of the Kolea home auction, which was an absolute auction with no reserve price, I felt that the presence of two neighboring homes that were on the market as bank-owned properties after foreclosure put a cap on the bidding price. One was already offered for an asking price of just under $4 million. The successful bid on the nicer home on Lot 7 in the auction turned out to be $3,850,000 (also keep in mind that in auctions, whether foreclosure or luxury auctions, the buyer pays an &#8220;auction premium&#8221; on top of their bid price). At the time, this seemed to be a disappointment, well below expectations.</p>
<p>However, Kolea Lot 7 was auctioned on March 21 and closed in July. The REO (foreclosure) on Lot 13 that I continued to believe was a <a alt="Kolea home for sale" href="http://www.hawaiilife.com/articles/2011/07/kolea-market-update-july-2011/" target="_blank">best buy</a> finally reduced its asking price to $3,695,000 in August&#8230;the bank accepted an offer in October and it closed this month for $2,750,000. In retrospect, the auction sold the house on Lot 7 for $1 million more for a smaller home, 7 months faster! And the house on Lot 4 is in escrow with its asking price reduced to $3,400,000.</p>
<p>Or to put it another way&#8230;buyers were already saying that these homes were valued lower than even the bank seller&#8217;s reserve price (the bank was getting and turning down solid offers that started with a &#8220;3&#8243;). An auction simply makes the demand curve more explicit.</p>
<p>I believe that once real estate buyers, sellers, and especially AGENTS become more familiar and comfortable with the property auction process, the more valuable a tool it will become&#8230;although not for every property. For sellers who want to sell now at what the market will bear and be sure they are not leaving money on the table, an auction makes sense. For buyers, it is still a chance to get a property at the bottom of the market. I have clients kicking themselves that they sat on the fence watching the Kolea homes and now will not have another opportunity at auction or foreclosure pricing.</p>

The context of &#8220;location, location, location,&#8221; the three reliable factors of real estate, gave me (the educated Realtor) great confidence. </p>
<p>Well, now we all know what happened, and this time it wasn&#8217;t necessarily &#8220;corporate greed,&#8221; it was the best educated guess reflecting market sales of the time and what the location seemed to produce.</p>
<h2>What actually happens when a house hits the market and is overpriced?</h2>
<p>You may end up, years later, selling it for a fraction of the cost you paid to build it. I hate it when that happens. All of us are programmed to want to make a profit in real estate. Yes, if possible, let&#8217;s try to do it, however, the reality is more about timing.</p>
<h2>Tips on Selling Your Hawaii Home</h2>
<p><strong>1. Real estate is all about timing</strong>—the best time to buy and the best time to sell—and it takes a lot to convince someone to take a loss. The bravest sellers out there can swallow that pill and move on. It doesn&#8217;t mean the time won&#8217;t come around again for the diligent investor, who may be facing the issue that they missed the best time to sell.</p>
<p><strong>2. Most sellers should get a licensed appraisal.</strong> The seller in this market is really killed by low comps, even if they have great land value and high-end construction integrity. By and large, right now, the beautiful product they worked hard to build cannot simply be replaced for the price most of them have had to reduce their homes to.<span id="more-50813"></span>  </p>
<p><strong>3. Good pricing drives showings</strong> and the more exposure, the more chances a buyer will recognize the value and engage in contract. If you want to check out a once &#8220;overpriced custom house&#8221; that is now a steal (and I am not kidding), check out this property (<a href="http://www.hawaiilife.com/mls/249232/">MLS# 249232</a>) for the always desirable &#8220;location&#8221; and now price.</p>
<h2>Conclusion</h2>
<p>As a seller&#8217;s agent, I want to get the most for the seller in this market. This is the &#8220;buyer&#8217;s&#8221; marketplace and sellers are extracting their last breaths while they tighten their proverbial belt. It is tricky though&#8230;how can you generate showings if you are not perceived as a value? It&#8217;s no activity at all that hurts. What about &#8220;missing the market?&#8221; Well, chances are if you are in this market trying to sell, you missed it (like I did), and the market is just not that predictable.</p>
<p>There is good news in the end for buyers; despite the high &#8220;old prices,&#8221; some sellers just have come to the Maverick decision to <strong>price the house within the top four houses most likely to sell within the next month.</strong> What a concept! We are not talking about making the most profit anymore, but instead <em>focusing on the goal of the sale</em>.</p>

		</p><p><strong>Distressed properties, such as short sales and foreclosures, continue to force sellers to discount their asking price, creating great deals for buyers.</strong></p>
<p>Figures just released by the National Association of Realtors show the median sales price of homes nationwide dropped more than 3% to $165,400 in September, but house sales increased over 11% to a seasonally adjusted annual rate of 4.91 million units from a year ago. The bump in sales numbers is good, but sellers face increasing competition from distressed properties that are selling at steep discounts. We&#8217;ve seen the same trends in Hawaii sales.</p>

<p>Are sellers caving in too soon? Consider the two properties listed above. The one on the left, even though it sold at a higher price, was priced correctly for the market and sold in 27 days. The one on the right (<a href="http://www.hawaiilife.com/mls/220048/">MLS# 220048</a>) was originally listed for $679K and has had 5 price reductions over the past 889 days, and is now listed at $495K. Holding out for a change in the market is probably not a good strategy and a property that has been on the market for years raises all kinds of red flags for buyers.<span id="more-49794"></span></p>
<p>Sellers who need to sell also have to consider the maintenance costs of keeping a home as well as ongoing property taxes. While it&#8217;s an unfortunate situation for sellers, the &#8220;wait and hold&#8221; strategy doesn&#8217;t seem to be working in this market. More than one-quarter of the listed homes on Trulia.com, a popular real estate site, have had a price change down.</p>
<p>It seems the best strategy for sellers who want to sell in this market is to work with a Realtor who can determine what the comparable sales are and will give them the straight story on what the home will sell for. For buyers who are ready to take advantage of this market, the deals are out there.</p>

		</p><p><strong>Clients recently closed on a town home at <a alt="Update on Waikoloa Colony Villas at Waikoloa Beach Resort" href="www.hawaiilife.com/articles/2011/08/update-waikoloa-colony-villas/" target="_blank">Waikoloa Colony Villas</a> and just came back to enjoy their property for the first time as theirs&#8230;</strong>now it is time to add new colors, to remove old carpet and replace it with wood flooring, to purchase new furniture, and make it their own sweet vacation home. They didn’t want to take on this project, so they called me, real estate licensee, and asked, “Who would you recommend?”</p>

<p>As much as I want to be of service to my clients, I don’t want to place myself, or them, at risk with recommending or hiring contractors, painters, or plumbers that are not properly licensed in the State of Hawaii.</p>
<p>Why? Persons engaging in contracting without the proper contractor licenses are in violation of <a alt="Hawaii Revised Statutes" href="http://hawaii.gov/dcca/pvl/hrs/hrs_pvl_444.pdf" target="_blank">Hawaii Revised Statutes, (HRS) 444-9</a>. Persons operating without the proper contractor’s license are not playing by the same rules as licensees.<span id="more-46964"></span> </p>
<p>My clients understood all of the above, however, they could not stop thinking that if I could refer them an unlicensed contractor they could probably perform the work cheaper and faster. So, I had to bring up another issue: what if this contract worker suffered an injury working on their wood floor project?—And they may not have realized that I could be involved too. </p>
<p>If that injured contractor was not insured, then it could involve an expensive lawsuit. There are a variety of ways a construction contract can go wrong, resulting in a complaint about the unlicensed contractor, and me, as the person providing the referral. </p>
<p>So, finally, my clients asked the 2 following questions: </p>
<p><strong>1. How do we know if my contractor is licensed?</strong> Finding out if a contractor is licensed isn’t very difficult, check out the Hire a Licensed Contractor webpage at <a href="http://www.licensed.contractorhawaii.gov">www.licensed.contractorhawaii.gov</a>.</p>
<p><strong>2. How do we know if my contractor is insured?</strong> This is definitely a vetting step that no one wants to skip. Make sure the vendor has commercial general liability insurance and worker’s compensation. At a minimum, the general liability insurance policy will cover advertising injuries, personal injuries, bodily injuries, and property damages. </p>
<p>If, after closing a transaction, my clients need to undergo some remodeling, repairs, or possibly even an expansion, I made a list of approved vendors that are both licensed and have shown proof of insurance. This is the only way to fulfill my duties to clients and to protect myself.</p>
