		</p><p>I took my dog whale watching along the oceanfront near Hawi this morning. Technically, it was his daily run, but this time of year most of our favorite places to walk offer fabulous opportunities to spot whales. From home I can see whether the windmills near Hawi&#8217;s Upolu Airport are turning lazily, briskly, or not at all&#8230;and in calmer winds, one of our favorites is the walk along Hoea flats next to the 88-acre oceanfront parcel for sale.</p>

<h3>Oceanfront Foreclosure Still Available at Screaming Deal Price</h3>
<p>The whales seem to prefer to hang out a bit to the east of this airport property, where I&#8217;ve often seen them up close and personal from the <a alt="Hawi oceanfront foreclosure for sale" href="http://www.hawaiilife.com/articles/2011/09/oceanfront-foreclosures/" target="_blank">oceanfront mansion that is back on the market as a bank-owned foreclosure</a>. When last I blogged about this property, it had been reduced to $4 million&#8230;and now it is offered for only $3,150,000. That&#8217;s for over 13,000 sq. ft. and 20 acres!</p>

<p>If you like the location, but not this estate home, which has sensibility a bit more Waterford chandelier than tiki torch, the adjacent 20-acre lots also had their prices reduced last week to $1,050,000 (<a alt="20-acre oceanfront lot for sale private community hawi" href="http://www.hawaiilife.com/mls/231244/" target="_blank">MLS# 231244</a>). Technically not oceanfront because the county requires the oceanfront to be assigned to a single parcel in these small gated subdivisions, these front row lots are effectively oceanfront with only a narrow strip of conservation-zoned land in front of them.</p>

<h3>125 Acres for Large Oceanfront Compound or Development Opportunity</h3>
<p>Continuing east from Hawi to Kapaau town, another large oceanfront parcel of land also had its price reduced this month from $4,950,000 to $3,988,000 for 125 acres. One might ask what makes a parcel of 125 acres worth $4 million when the 88-acre parcel a few miles away is offered for less than half the price? Try half a mile of ocean frontage; subdivision potential (which also means a savvy buyer could subdivide solely for the purpose of legally building multiple dwellings for a family compound); and no risk of one&#8217;s calm and privacy being disturbed by operations at the adjacent airport or windfarm.</p>

<p>Eight other nearby Kohala parcels of vacant land, 7 to 50 acres with big ocean views, were also subject to price reductions recently, reflecting the market perception that prices have dropped 20%-25% in the last year. With the winter rain turning pastures green and the whales singing, it&#8217;s certainly a good time to show oceanfront property in North Kohala and along the Kohala Coast!</p>

<p>My husband and I recently acquired a new boat. We are the third owners of a Crealock 34 Pacific Seacraft. The boat came with a &#8220;trunk of treasures&#8221; as the previous owner dropped off a bundle of goodies to include extension cords, books, canvas, tarps, etc. and something else. A rust colored styrofoam relic arrived in my garage smiling about his Palmira past.<span id="more-58206"></span></p>

<p>The patina was a beautiful combination of hues only a faux artisan with experience in replicating aging and color variations could mimic. This was, however, naturally acquired through the use somewhere in the Pacific as it was saved as a souvenir by the previous owner. It had been in service for a time because half of it looked like a baked ham, which must have been water side down. The object must have looked useful and when you are thrashing through stubborn birds on an atoll the smiling face with its singular &#8220;hair&#8221; may have amused the adventurers.</p>
<p>Like the soccer ball &#8220;Wilson&#8221; I decided to name it &#8220;The Great Boudini&#8221; as a nod to escaping the garbage dump and ending up in my garage along with everything else. (What are the odds?)</p>
<p>Giving it a name and a fun personality also allows us to keep it as an &#8220;obvious treasure&#8221; and give him a second chance (go with me on this now&#8230;). His fat smile must have looked down upon coral wonderlands and exotic fish in turquoise pools. I can imagine the ocean&#8217;s never ending gentle and harsh rhythms of nature having had washed his sides in mirth and rage. Numerous cadences may have been tapped out over time as barnacles fastened themselves to his surface and small crabs clung on to his small world. </p>
<p>The sun and moon passed overhead and winds must have whistled happy tunes through the band of holes at its top. There may have been many days of which a fisherman might have searched the horizon for his smiling face. He might have been very important and held the day&#8217;s meal for a village. He might have held a lobster pot perhaps, or marked the entrance to a channel. It is possible he originally arrived from the pearl farms in Tahiti and and had supervised the smooth time consuming layers of Mother of Pearl being secreted into valuable gems. He must have sailed once freed from his duties like a rakish youngster away from its parents across the ocean with no obvious course, just the happenstance of winds, currents, and waves.</p>
<p>His maker was thoughtful and made him sturdy, but after a time, he ended up on the Big Island in a condo (golf course frontage) of all things. His days at the resort now over, he arrived rather unexpectedly amongst another mariner&#8217;s abode just a salt grain away from another run of ocean adventures.</p>
<p>The Great Boudini listened to the Labrador pup lap the pan of water and Boudini felt assurance. Drink up life&#8230;and get back to the sea, it seemed to sound like. His smiling face had not told the story of Palmira Island, but the grimace had gotten him passage from places you may be surprised to learn about. He now was living in Waimea the the heart of the famous Parker Ranch and posed with great sincerity in the garage as the &#8220;subject&#8221; of one of Diane&#8217;s free writes. His valor and worth was by no means lost—because he was featured in a blog at Hawaii Life Real Estate Brokers.</p>

		</p><p>For years, I&#8217;ve had this fantasy of starting a luxury vacation ownership club in Hawaii. The owners would be able to choose from luxury homes all around the State. For one vacation, you might want to stay in the resort community of Hualalai on the Big Island of Hawaii. For another, maybe a beachfront estate on Kailua Bay on Oahu (<a href="http://moneyland.time.com/2011/12/30/hawaii-beach-homes-for-president-obama/#hawaii-beach-homes-for-president-obama">like President Obama</a>). I should confess that my fantasy has more to do with being a member of a club like that than actually starting the business (but I’ll have to start somewhere). Fortunately, my intrigue with luxury real estate is (partially) satisfied by the privilege of marketing some of the finest homes in the State of Hawaii.</p>

<p>When we started Hawaii Life, we were one of the few companies to aggregate all of the MLS listings in Hawaii. My (then) personal bias towards Kauai left me surprised to discover how often <strong>people who are shopping for real estate will consider multiple islands</strong>. That trend is even more expressed in high-end luxury real estate. I’m a member of every real estate board in Hawaii (except for Molokai). As a result, and because we have offices in all of these markets, I relate to the luxury market as a whole. When someone asks me, “What are the best homes in Hawaii?” I probably have one of the most unique perspectives in the State.</p>

<p>Hawaii can be a remarkably provincial place, and that <a href="http://www.hawaiilife.com/articles/2011/02/narrow-mindedness-insularity-and-lack-of-sophistication/">provincialism is definitely expressed in its real estate industry</a>. <strong>While it&#8217;s true that “real estate is local”, the buyers (and sellers) in the market for high-end luxury homes in Hawaii are often keenly aware not only of the different islands, but of their different markets and the distinctions between them.</strong></p>
<p>Hualalai and Kukio, the resort communities on the Big Island’s Kohala Coast, are markedly different from Anini Beach on Kauai’s north shore, for example. The resort environment offers innumerable amenities and options that other communities do not. Yet, there are buyers who consider both.</p>

<p>As we continue to develop Hawaii life&#8217;s presence in the luxury market, we’ll do for luxury what we did for the MLSs, by collecting the finest listings in the State and showing them in one place, without all of the noise and distraction of the rest of the market. Fortunately, I have the pleasure of working with some of the most experienced luxury agents in Hawaii to represent these homes. In the case of Hualalai listing above, <a href="http://www.hawaiilife.com/company/people/161196/">Beverly Molfino R(S)</a>, and for the Kailua Beach Estate (among others), <a href="http://www.hawaiilife.com/company/people/113024/">Neal Norman R(B)</a>.</p>
<p>As we continue to become the resource for luxury home listings in Hawaii, I get closer to my fantasy of having a luxury vacation ownership club… Or at least being a member.</p>
