Home sales were up 20.8% and condos sales up 15% from 2010!</strong></p>

<p>We were holding our breaths the last few months as there were so little sales, however, it was apparent with the uptick in pending sales that led me to believe we were bound for a jump in sales volume. That&#8217;s the good news. That bad news is the median price of home sales was down 13.1%. Meanwhile, condo prices were down just slightly to a $300,000 median, or a 1% drop from 2010.<span id="more-44862"></span></p>

<p>Although prices are down from 2010, we may start to see some slight upward pressure as sales volume was up and new listing inventory was down 12% for single family homes, and also down 8.9% for condos. Pending sales also took a major bump up as they were up 17.8% for homes and up 26.5% for condos! This should make for some strong September and October stats.</p>

		</p><p><strong>Resales of single family homes and condos on Oahu continued <a href="http://www.hawaiilife.com/articles/2011/05/oahu-homes-sales-down/">April&#8217;s downward trend</a> of fewer transactions in the marketplace.</strong></p>

<p>The bad news first:</p>
<p>Single family home sales were down 15.3% and condo sales were down 10.3% in May. Median prices also stumbled from last year with home prices down 0.8% to $595,000 and condos down 4.9% to $290,000.<span id="more-34200"></span></p>
<p>Now, the good news:</p>
<p>Although April and May&#8217;s figures were not as strong as last year, both outpaced 2009&#8242;s figures. In addition, <strong>we are on track for a strong healthy summer as pending home sales are up 22.2% for homes and up 44.3% for condos in May!</strong></p>
<p>What neighborhoods were great for sellers in May?</p>
<ul>
<li>Home sales on Downtown-<a href="http://www.hawaiilife.com/oahu/honolulu/nuuanu-real-estate/">Nuuanu</a><a href="/oahu/pearl-city/aiea-real-estate/"></a> were  up 33.3%</li>
<li>Home prices in <a href="/oahu/diamond-head/wailupe-real-estate/">Aina  Haina</a>-<a href="/oahu/diamond-head/kuliouou-valley-real-estate/">Kuliouou</a> were up 31.6%</li>
<li>Condo sales in both <a href="http://www.hawaiilife.com/oahu/kailua/kailua-real-estate/">Kailua</a>-<a href="http://www.hawaiilife.com/oahu/kailua/waimanalo-real-estate/">Waimanalo</a> and <a href="http://www.hawaiilife.com/oahu/leeward-coast/makaha-real-estate/">Makaha</a>-<a href="http://www.hawaiilife.com/oahu/leeward-coast/nanakuli-real-estate/">Nanakuli</a> tied at 66.7%</li>
<li>Condo prices in Ala Moana-<a href="http://www.hawaiilife.com/oahu/honolulu/kakaako-real-estate/">Kakaako</a> were up 43.6%</li>
</ul>

<ul>

		</p><p><strong>The Honolulu Board of Realtors has released the latest stats for February.</strong></p>
<p><img src="http://www.hawaiilife.com/articles/wp-content/uploads/2011/03/Honolulu-Condos-600x271.jpg" alt="Honolulu Condos" width="600" height="271" /></p>
<p>Condo sales were up from 244 to 295 resales, which represents a whopping 20.9% increase from the previous year! The median sales price of condos on <a href="http://www.hawaiilife.com/oahu-real-estate/">Oahu</a> also increased 7% over the same period from $299,000 to $320,000. Single family home sales were relatively flat with a 2.3% increase in sales volume from 177 to 181 homes sold. Prices were also flat as they were down 1% from $575,000 to a new median price of $570,000.<span id="more-26456"></span></p>
<p>58 was the magic number in February for the amount of time needed to sell. Both condos and homes were also selling at a slower rate than last year as condos were taking 58 days to sell compared to 51, and the average days on market for homes was up to 58 from 38 in 2010 (and condos).</p>

<li>Condo prices in Kapahulu-<a href="http://www.hawaiilife.com/oahu/diamond-head/diamond-head-real-estate/">Diamond Head</a> were up 44.6%</li>
</ul>

			<content:encoded><![CDATA[<p>The Honolulu Board of Realtors just released their monthly stats for November and the biggest stat was that condo sales on <a title="Oahu Real Estate" href="http://www.hawaiilife.com/oahu-real-estate/">Oahu</a> doubled from 2008! We all remember how bad it was this time last year. There were only 201 condos that sold in November or 2008. Well, things aren&#8217;t that bad as we roll into winter this year with <strong>sales up 102.5%</strong> to 407 sales in 2009! In addition, single family home <strong>sales were up 46.5%</strong> from 170 in 2008 to 249 this year. In addition, <strong>prices remain stable as a whole with condo prices up 1.2% and single family homes down only .75% </strong>compared to last year.</p>
<p>The strongest segment of the market for home values was <a title="Mililani Real Estate" href="http://www.hawaiilife.com/oahu/central-real-estate/">Mililani</a> with prices up 18% from last year and Aina Haina-Kuliouou took the hardest hit down 46%, however may have been skewed from a high sale last year. The strongest condo segment was the <a title="Windward Coast Real Estate" href="http://www.hawaiilife.com/oahu/kailua-real-estate/">Windward Coast</a> with values up 35% from last year, while the weakest was Downtown-Nuuanu with condo values down 25.6%.</p>
