Aloha! This gorgeous property (MLS# 250847), located in a prime real estate location of the Kona Coffee Belt in Keauhou Mauka, has come up for sale along with its neighboring easement property, the Old Ward Castle Estate.

Located between the Keauhou Store and Kona Coffee Villas off the old Mamalahoa Hwy., you will find a gorgeous driveway with mature trees and landscaping that line the concrete drive up to this property.

Ranch Manager’s Home

This cozy living area is one of four units – located near the top of this property – once called the “Ranch Manager’s” residence. The cool weather in the wintertime might give a reason to start up the fireplace, but the elevation of this property makes it so nice to come home to!

This dwelling is the largest of the four homes – it was the original ranch manager’s residence and feels very respected just by the way it’s been cared for all these years. Spacious and cozy with a nice lanai to enjoy sunsets and views of the yard play!

The kitchen is in good shape and well cared for by the tenants. Light and airy, each room has good ventilation and natural light.

This home also has a large 2-car carport and another spacious shed area just off the kitchen.

Enjoy wonderful sunset dinners on this open lanai area while the kids play on the grassy lawn below. Because this home is nestled at the top of the property, the feeling of privacy brings a good sense of peace. The ranch manager’s home seems to be in good condition and could make a great home to add your own touch and upgrades to, and can also be appreciated as-is.

Rental Home #2

Coming down from the Ranch Manager’s home is this cute and well-cared for home. This home is also very well maintained, and the tenants are very neat and keep the place clean.

With an open and airy kitchen, this home looks hardly lived-in, even though it was built a while ago. There is room for a garden in the back and a front lawn; it’s a cute home with lots of space around it!

Rental Home #3

This cute and cozy rental home is very laid back, and much more lived-in than the other two homes featured above. Built to house the ranch hands, this home is one of the four homes on this property.

This home has a cute covered lanai to enjoy the sunsets or morning coffee with a small drying room off to the side, a nice living/dining/kitchen area, and a family room that was once where the carport was. The newer carport is much more spacious and has a separate full bathroom attached too.

Here’s the living room/kitchen and dining area off to the left . There’s a hallway through the kitchen that leads to the bedrooms and bathroom.

Rental Home #4

This is the last of four dwellings on this property. We didn’t get to see the inside of this property because it was locked by the tenants who have lived there for at least 10 years or more. These tenants have cared for the easement to this property, the separate gated 3 homes above, and the Old Ward Castle Estate above this property.

Aloha Pumehana~

Another new mauka Puako listing just hit the market – at a great price!

You don’t need to live oceanfront in Puako to enjoy sunsets, like this one last night…

Those of you who follow my blog know that I am preparing to put my mauka Puako Beach property on the market, and wow, am I ever experiencing a lot of empathy for my sellers right now! It is not easy to prepare a home for sale – especially when you’re emotionally attached — as we are — to something we’ve created. I’ve spent the past few weeks “depersonalizing” our living space, which essentially means packing up every single little last detail of my life into plastic tubs and storage, so that prospective buyers have the opportunity to “see themselves” in the space, instead of seeing reminders of “us” everywhere they look in the house.

It can be a painful process — and I’m reminded of the most wonderful sellers we represented in Kohala Ranch this past year, and how long and hard they worked, literally for months, to depersonalize their space. They did it because we, as the experts, told them it would be one of the best ways to sell their house for more money, in the least amount of time, and you know what? It worked, they sold and happily moved on to the next phase of their lives. So Dave and I continue to surrender to the process and accept that we’re simply going to follow the advice of our real estate professional.

Puako Beach Cottage (MLS #239363) asking $925,000

Focused on my own personal real estate process, I nearly overlooked a new mauka Puako listing that popped up 2 days ago on the MLS…and at a great price! It’s located directly across the street from a narrow beach access that doesn’t attract a lot of day trippers, and offers some of the best snorkeling in the world. In fact, at one point in time, I planned to sell my mauka bare lot to buy this already-built property, owned by a neighbor. While, most certainly, the future of this cottage is a tear-down to rebuild as has happened to most of the older cottages up and down Puako Beach Drive. Listed at $925K, this is a charming, live-able beach cottage, built in 1949, and exemplifies Puako life. Every property in Puako is special, this one is no exception.
