		</p><p>Mahana #1116, a one bedroom/one bath direct oceanfront vacation rental condo (<a href="http://www.hawaiilife.com/gallery/?gallery_id=15881&amp;agent=jeremy-stice&amp;auid=138709" target="_blank">MLS# 337406)</a>, just reduced in price from $898,000 to $775,000, which brings it into the range of recent sold comparable units at the Mahana at Ka&#8217;anapali in West Maui.</p>
<p>I had the opportunity to view and video this unit today while doing some homework for my buyer client who has a 2 bed/2 bath unit in escrow at the Mahana. Check out the video to see what&#8217;s offered.</p>

<p>This unit was recently remodeled and has a very modern feel to it, which is in contrast to a majority of the other units at the Mahana. One of the major things being that the master bedroom was made smaller to accommodate a substantial walk-in closet, there is a large built in book/storage shelf the living room, and the color schemes and lighting fixtures are interesting as well.</p>
<p>This unit has been on the market for over 3 years (at close to $900K) and I get the feeling from the recent price reduction that the seller is ready to part ways with this fine property. <p>1. <strong>Direct Beachfront Location:</strong> Residences at the Mahana offer a unique value proposition in that all 209 homes offer direct beachfront living. We are not making any more beachfront here on Maui. Beachfront real estate is a very rare commodity here and an important note is that if they were to rebuild the Mahana right now, there is no way it could be this close to the water.</p>
<p>New developments, like <a href="http://www.hawaiilife.com/articles/2011/04/honua-kai-resort/">Honua Kai</a>, have substantial setbacks from the ocean and the beach. There is <em>no way that the price/sq.ft. of cost reproduction could be done at even close to these prices.</em> The rarity of this important factor of value is a vital consideration for future price appreciation.</p>

<p><strong>2. Unobstructed Ocean and Outer Island Views:</strong> View plays a huge factor of value in Maui real estate values, and with these unobstructed views, this unit will be enjoyed by owners, family/guests of owners, and vacation renters for many years to come.</p>

The recent closings of one bedroom units at the Mahana have been between $595,000 for a ground floor unit in original condition to $802,500 for a one bedroom/two bath unit in remodeled condition on the 10th floor.</p>
<p>Will it be a while before we reach values seen in 2006? Yes, of course it will, but there is no question that this particular unit has the right mix of high-quality ingredients to make a $1 million dollar cake again someday. Ask yourself this, <em>where will the values be in 10 years from now?</em></p>

<p>Included in the sale is the entire inventory of field stock palms that you can see in our photos and many other potted palms. Over a 1,000 trees in total comprise the existing farm and farm plan. Why is this important?</p>
<p>In March 2012, eight coconut palms were sold were priced at $3,150 and were based on $35 per trunk foot. The Areca palms were estimated by Chris Hart, local  landscape architect, to be currently worth $150 each. Presently, the inventory in the ground is valued by local landscapers, who actually buy the trees, to be in excess of $100,000 (inventory available).</p>
<p>My personal experience with growing and selling palms started when I was 10 years old and my father insisted on planting 400 coconut palms to help pay for college. My two sisters, Brianna and Chloe, and I worked for years cleaning palms fronds and coconuts, but eventually it paid off as my father, Tracy, earned more than $50,000 selling the palms to help pay for our education. As soon as the trees are harvested, you just re-plant like any other crop.</p>
<p>The farm has big value both as a crop and there are also many tax advantages in being a registered farm, allowing equipment depreciation, capitalization value of the crop in the property acquisition, and allocation of part of the property expenses to the farm.</p>
<h3>Renewal of Bed and Breakfast License Equals Income</h3>
<p>Although not outright transferable to a new buyer, the Bed and Breakfast has a long history with the County of Maui and just received a 5 year renewal for the permit in April 2012. A vehicle is available to a potential buyer to assist in the transfer of the license via an existing agreement with the current caretakers who live on premises and manage the entire operation. The attorney who assisted the present owners with the renewal of the permit has expressed confidence that the transfer is possible. Some figures to consider :</p>

		</p><p>My dog, Kirra, has brought to light a common misconception that many people have about moving to Hawaii with your pet. To clarify and justify my sanity, although I do have the occasional one-sided conversation with Kirra, she is not able to speak English and did not tell me the aforementioned with her own lips. </p>

<p>You see, living in paradise with a dog seems to make you more approachable and Kirra is no exception. Whether we are running the beach at Secrets or sharing waves in Hanalei Bay, animal-loving tourists seem to gravitate towards us for a quick pet (the pets are reserved for her) and an introduction (although vocal for a dog, the talking is up to me) that generally leads to casual conversation. </p>
<p>Upon realizing Kirra once lived on the mainland, pet owners hoping to one day call Hawaii home are always curious about how I brought her here and the &#8220;grueling&#8221; quarantine process.</p>
<h3>The 5-Day-or-Less Program</h3>
<p>Almost 9 years ago, the quarantine law, which once required that you quarantine your dog in Honolulu for up to 120 days, changed for the better. This change is referred to as the &#8220;5-day-or-less program&#8221; and it generally allows for your animal&#8217;s release from the airport within an hour of arrival.  </p>
<p>Preparing your dog for the 5-day-or-less program does take some time and money, but it is worth every penny. From start to finish the process takes a little over 4 months to complete and requires a few trips to the veterinarian for rabies test, microchip insertion, blood work, and a health certificate. </p>

<p>The state of Hawaii is one of the most dog friendly states I have ever encountered and Kauai has become somewhat of a fountain of youth for Kirra. Whether it&#8217;s hiking one of the countless mountain trails, stand-up paddling down a river to swim under a waterfall, or surfing in Hanalei Bay, Kirra has yet to complain about her life in paradise. But then again, who would listen if she did?</p>

<h3>Why is Having a Farm and a Farm Plan Important?</h3>
<p>The county of Maui gives tax breaks to farmers. If you can establish that you are actually farming a crop or livestock and the county approves of your farm plan, the tax assessor will allow a much lower tax rate on the portion of the property that is being farmed. In this case, most of the farming is fairly passive. The palm orchard is already established.</p>
<p>Over the past 20 years, my father, Tracy, has grown and sold hundreds of palms on our family home at 470 Ulumalu Rd. Part of his plan was to involve me and my sisters, Brianna and Chloe, in the process. For years, it was our job to help plant and clean the palm orchard on a regular basis of fronds and coconuts. </p>
<p>In the end, it all paid off, because all three of us attended Seabury Hall and we sold hundreds of coconut palms, royal palms, and areca palms. The money all went to help pay our tuition at Seabury Hall. My father took advantage of the tax breaks as a farmer, and taught us the value of hard work and helping to pay for our own education. I am not sure of the exact numbers, but according to Tracy, it was in excess of $50,000 over several years.</p>
