USDA/Rural Housing Loans Offer 100% Financing on Hawaii Homes

Many people are unaware that there is still 100% financing available. There are definitely eligibility requirements for the property and the borrower. To find out if you are eligible, this website is an excellent resource: http://www.eligibility.sc.egov.usda.gov/eligibility/welcomeAction.do

As an example, the whole island of Kauai is considered rural. This does not mean that every property on Kauai is eligible for this loan, but does broaden the liklihood that a property would be eligible. Condos are also eligible as long as they are already on an approved government list, such as VA or FHA.

Income eligibility is a key piece as well. The income guidelines are generous. I recently closed a USDA/RH loan for a single borrower that makes just under $50,000 per year.

Maui’s Maliko Gulch Offers Beauty and Adventure

Maui’s North Shore offers many exciting activities all year long. Many of our top action sports rely on Maliko Gulch as a launch point for tow in surfing, fishing, jet ski support, one man canoe, SUP downwinders, etc.

The Olu Kai Ho’olaule’a in May is a great example of the famous Maliko run course that Mauians do for fun, and world class athletes visit for, with multiple races starting from this revered area.

Maliko is a beautiful spot about one mile East of Hookipa Beach Park between Kuau and Haiku. It is the main refuge from the elements of wind and surf of Maui’s rugged exposed windward coastline.

My family loves to go to Maliko in the mornings and afternoons to get away from any crowds at any beaches, and let the dog run and the baby play. Living in Kuau, this is only a 2 mile trip to get away from it all…

It is an instant recharge to swim in the clear waters where the ocean and the streams meet in the bay – refreshing. Maybe not the ultimate adventure, but it is a great way to start or end a wonderful day on Maui.

Here are some of the many things that we did to assist the seller in this transaction:

This property was listed with a different brokerage firm for over a year with very few showings and no offers. When the Stice Team listed the property, we had about a total of 40 different showings on the property and procurred competing cash offers that we were able to leverage against one another to get top dollar for the seller.
We sold the property for 97% of original listing price to an all cash buyer with no need for appraisal or potential other issues.
We successfully negotiated the seller from covering any repair costs from the C-51 home inspection, which likely saved the seller thousands of dollars.
I personaly helped the seller move a fence on the property in order to avoid any additional costs with encroachment agreements with the neighbors, which created goodwill with the buyers; as a result the buyer signed off on this contingency.
We negotiated a situation to allow the seller to lease back the home from the new buyer in order to create a better environment to allow the sellers to move their children to a new house without the stress of a frantic move at closing.
We worked with the tenants in the cottage to schedule showings despite the obstacles that they presented. We also made it possible for the seller to not have to deal with the tenant moving out and the challenges that sometimes presents as the new buyer assumed their lease.

Kihei Bay Vista

The Kihei Bay Vista is a small, quiet complex in Kihei. It has only 60 units and many people are not even aware of it. There are many repeat visitors to this complex; this may be because it is such a nicely kept property that it is just North of the hustle and bustle of Central Kihei, but still near many great beaches.

Kihei Bay Vista is right across the street from Kalepolepo Beach. The National Humpback Whale Sanctuary complex is in the immediate area, which offers many educational programs as well as just general information on humpback whales.

Kihei Bay Vista is comprised of four buildings that are all two stories. There are only four end units that offer extra windows - they are nearest to the ocean by the road. Two are in A building and two in D building. The A building end units have their views partially blocked by trees, but they do offer views from the lanais.

D Building Provides Privacy + Views

The “D” building has a green belt area behind it, which is much quieter because you do not hear late night voices and the slamming car doors from the parking lot. Also, the D building has no trees blocking the view. That leads us to the rare unit that is upstairs on the end, D-212, that is the only unit to offer the one-of-a-kind views from the entire complex.

The value this unit offers is also unique. Since it is the only unit the the entire complex with the elevated unobstructed view from every room, it is priced higher than some of the other units in the complex that have garden views, or a partial ocean view, but it is priced lower than many comparable units in other complexes with similar views. So, if you are looking for a true ocean view in a fee simple complex that allows short term (vacation) rentals, this is a great value.

If view and location are important to you, you must find the time to schedule an appointment to view this unit. The pictures just do not capture the full effect of the view.
