		</p><p>I took my dog whale watching along the oceanfront near Hawi this morning. Technically, it was his daily run, but this time of year most of our favorite places to walk offer fabulous opportunities to spot whales. From home I can see whether the windmills near Hawi&#8217;s Upolu Airport are turning lazily, briskly, or not at all&#8230;and in calmer winds, one of our favorites is the walk along Hoea flats next to the 88-acre oceanfront parcel for sale.</p>

<h3>Oceanfront Foreclosure Still Available at Screaming Deal Price</h3>
<p>The whales seem to prefer to hang out a bit to the east of this airport property, where I&#8217;ve often seen them up close and personal from the <a alt="Hawi oceanfront foreclosure for sale" href="http://www.hawaiilife.com/articles/2011/09/oceanfront-foreclosures/" target="_blank">oceanfront mansion that is back on the market as a bank-owned foreclosure</a>. When last I blogged about this property, it had been reduced to $4 million&#8230;and now it is offered for only $3,150,000. That&#8217;s for over 13,000 sq. ft. and 20 acres!</p>

<p>If you like the location, but not this estate home, which has sensibility a bit more Waterford chandelier than tiki torch, the adjacent 20-acre lots also had their prices reduced last week to $1,050,000 (<a alt="20-acre oceanfront lot for sale private community hawi" href="http://www.hawaiilife.com/mls/231244/" target="_blank">MLS# 231244</a>). Technically not oceanfront because the county requires the oceanfront to be assigned to a single parcel in these small gated subdivisions, these front row lots are effectively oceanfront with only a narrow strip of conservation-zoned land in front of them.</p>

<h3>125 Acres for Large Oceanfront Compound or Development Opportunity</h3>
<p>Continuing east from Hawi to Kapaau town, another large oceanfront parcel of land also had its price reduced this month from $4,950,000 to $3,988,000 for 125 acres. One might ask what makes a parcel of 125 acres worth $4 million when the 88-acre parcel a few miles away is offered for less than half the price? Try half a mile of ocean frontage; subdivision potential (which also means a savvy buyer could subdivide solely for the purpose of legally building multiple dwellings for a family compound); and no risk of one&#8217;s calm and privacy being disturbed by operations at the adjacent airport or windfarm.</p>

<p>Eight other nearby Kohala parcels of vacant land, 7 to 50 acres with big ocean views, were also subject to price reductions recently, reflecting the market perception that prices have dropped 20%-25% in the last year. With the winter rain turning pastures green and the whales singing, it&#8217;s certainly a good time to show oceanfront property in North Kohala and along the Kohala Coast!</p>

		</p><p>Hawai&#8217;i Life&#8217;s Big Island Broker-in-Charge, Katie Minkus, sent me an email inviting me to download the LocalMind &#8220;app&#8221; to my smart phone. Evidently, she thinks it will be useful for my real estate practice &#8220;to send questions to people checked in around your neighborhood to find out what&#8217;s happening there right now. You can use it to find out how crowded a bar is, how fun a party is, or what&#8217;s good at a restaurant.&#8221; Hmm&#8230;sounds like the Kapaau Post Office on steroids.</p>
<p>Granted, I am one of the true believers in our office when it comes to the value of social media in connecting with buyers and sellers of real estate. I&#8217;m sure that&#8217;s why I got her invitation. I&#8217;m not likely to actually download LocalMind and I&#8217;ve turned off FourSquare. Maybe it&#8217;s heresy, but the coconut wireless works just fine for me.</p>
<p>In case you are considering a purchase of real estate in one of the neighborhoods near Hawi or Kapaau, consider yourself warned. By the time you finish sneezing at home, the folks in line at the post office are already speculating on whether you have a cold!</p>

<p>Take last Tuesday—I was determined to get to a 4p.m. yoga class because it had been one heck of a day and I needed to clear my head, but just before I went out the door I got a call from our local Bank of Hawaii branch. They wanted me to come by to redo the signature on a document related to the account for my community horse arena project. I thought I might have just enough time to stop in before class, which is held in a studio in the yoga teacher&#8217;s home a few blocks from the bank in Kapa&#8217;au town.<span id="more-49109"></span></p>
<p>I&#8217;d forgotten there might be a line just before 4p.m. closing time, even with three tellers at work. No worries, the two ahead of me in line were Peter, who owns <a href="http://www.facebook.com/sushirockhawi?ref=ts" target="_blank">Sushi Rock</a>, and Karen, who owns the <a href="http://www.facebook.com/pages/Kohala-Coffee-Mill/166697096687259" target="_blank">Kohala Coffee Mill.</a> They were in the middle of a conversation about where they eat when they are in Kona for their Costco run. &#8221;I&#8217;m no help there,&#8221; I explained, &#8220;I only go where my 87-year-old mother wants to eat—and she orders the same thing every time.&#8221;</p>

<p>Karen laughed, &#8220;My 87-year-old father does the same.&#8221; Of course, her 87-year-old father lives here and I know him too, and naturally, the parents agree on where to eat in Kona. I don&#8217;t believe either of them use FourSquare, although my mom&#8217;s on Facebook.</p>
<p>By that time, another friend who works in Hawi had stepped into line behind us. &#8220;Are you going to the tasting at <a href="http://www.facebook.com/LighthouseLiquorsHI" target="_blank">Lighthouse Liquors</a>?&#8221; she asked.</p>
<p>&#8220;Not sure, what are they tasting tonight?&#8221;</p>

<p>Just then, the bank manager, with whom I&#8217;d just been working on the <a href="http://www.hawaiilife.com/articles/2011/09/kohala-country-fair/" target="_blank">Kohala Country Fair</a>, noticed me in line and waived the documents at me so I could jump out of line and sign.</p>

<p>On to yoga class, where I almost fell out of my headstand laughing. My tech savvy yoga teacher, Jan Roberts, was telling us about her new iPhone. She tried to ask Siri to send a text message to Mimi (who happened to be on her head next to me as this story was told). When asked what she wanted to say, Jan had responded, &#8220;Ummm&#8230;Hi.&#8221; She sent without proofing and Mimi received a mysterious message from her yoga teacher that read, &#8220;I&#8217;m high.&#8221;</p>
<p>You see, it&#8217;s not that we are anti-technology in our rural, old Hawai&#8217;i corner of the Big Island; we&#8217;re all on Facebook, we text incessantly, and high-speed internet is now available even in <a href="http://www.hawaiilife.com/articles/2010/06/niulii-north-kohala/" target="_blank">Niulii and Makapala</a> near the end of the road, but our high-tech virtual connections just enhance our high-touch culture.</p>
<p>Kohala probably isn&#8217;t the place for you if you aren&#8217;t a hugging type of person, or if you don&#8217;t care for small town living where everyone cares about you (and your business), but if it sounds like the lifestyle for you, give me a call, send me an email, or text, or tweet, or Facebook message&#8230;</p>

		</p><p><strong>Real estate buyers who have looked elsewhere on the Big Island—Kailua Kona or Waikoloa Village for example—often get sticker shock when they fall in love with Hawi-Kapaau in North Kohala.</strong></p>

<p>According to the 2010 census, the population of the entire district of North Kohala—including the gated communities just above the Kohala Coast resorts (Kohala Ranch, Kohala By the Sea, Kohala Waterfront) and non-gated Kohala Estates—grew by only 284 people in the past 10 years, to a current total of 6,322 residents.</p>
<p>With the district being still predominantly agricultural, and future growth limited to the existing subdivisions and within a one-mile radius of the towns of Hawi and Kapa&#8217;au, there just isn&#8217;t a huge inventory of homes for sale at any given time.<span id="more-43278"></span></p>
<p>For example, if your budget for a <a alt="Hawi and Kapaau Homes for Sale $500000" href="http://www.hawaiilife.com/gallery/12839/" target="_blank">home in North Kohala is $500,000</a> or so, there are currently only 9 homes for sale (in the $400,000 to $600,000 range). If you are interested in a home on acreage, there are three choices on lots ranging from 1.25 acres to 9.94 acres. </p>
<p>Two of these homes are small houses, but with potential for expansion, in the same neighborhood above Hawi heading towards the Kohala Mountain Road. One home (<a alt="house on acreage for sale hawi" href="http://www.hawaiilife.com/property242618-1.html" target="_blank">MLS# 242618</a>) is a one-bedroom on 2 acres offered for $580,000&#8230;which seems a bit high compared with the other home (<a alt="house on 10 acres hawi" href="http://www.hawaiilife.com/property247033-1.html" target="_blank">MLS# 247033</a>) offering a cute two-bedroom on almost 10 acres.</p>

<p>If you can handle a fixer, want to be close to town (walking distance from the hardware store!), and want acreage mostly for privacy, the bargain is this home (<a href="http://www.hawaiilife.com/property247975-1.html">MLS# 247975</a>) with 1,980 sq. ft. on 7.36 acres (below).</p>

This home (<a alt="Maliu RIdge lowest price home" href="http://www.hawaiilife.com/property240131-1.html" target="_blank">MLS# 240131</a>), offered for $575,000, is the lowest priced home for sale in the Maliu Ridge subdivision at around 1,300&#8242; elevation, a friendly neighborhood with big ocean views, underground utilities, and CC&amp;Rs, but no association dues.</p>

<p>The home above (<a alt="Hawi home for sale on one acre" href="http://www.hawaiilife.com/property245402-1.html" target="_blank">MLS# 245402</a>), asking price $500,000, is just off the lower road as you drive towards Hawi from the Kohala Coast Resorts, at that point where after miles of dry but scenic road, you are taking in rural beauty of dairy cows and horses grazing in green pastures with ocean and Maui views.</p>

<p>A model home was built by the developer of a tiny subdivision where the decision was made to put lot sales on hold when the economy faltered three years ago. The model home has been rented and is now for sale at $549,000 for three bedrooms, two bathrooms, and 1,723 sq. feet of living space on a 10,000 sq. ft lot. (<a alt="Hanaula village model home" href="http://www.hawaiilife.com/property246594-1.html" target="_blank">MLS# 246594</a>).</p>
<p>In other words, there may not be many homes for sale in Hawi and Kapaau for half a million dollars, but there is a wide variety in the choices. Most of these are easy to see, but some require 24 hours notice to the owners or renters. If you&#8217;re reading this on your smart phone or tablet at the Coffee Mill and want to take a look, just give me a call!</p>

		</p><p><strong>For 2010 and 2011, Canada has taken over for Japan as the #1 foreign country investing in residential real estate in Hawaii.</strong></p>

<p>I had the opportunity to hear Dr. Michael Sklarz of <a href="http://www.collateralanalytics.com/">Collateral Analytics</a> speak today at the Hawaii Convention Center about foreign real estate investment. He had some interesting data that he was able to compile with the help of Title Guaranty.</p>
<p>For the state of Hawaii, Canadian investment in real estate has by far surpassed other foreign countries over the past few years. Over the past decade or so, the Japanese have been averaging 250-300 purchases/per year. Canadian investment is nearing 400 purchases/year over the last 2 years. Following a distant third behind Canada and Japan is Hong Kong.<span id="more-33250"></span></p>
<p>Sklarz also had some good data on where foreigners were buying throughout Oahu, Maui, and the Big Island. Unfortunately, he didn&#8217;t have any statistics on <a href="http://www.hawaiilife.com/kauai-real-estate/">Kauai</a>.</p>
<p>On <a href="http://www.hawaiilife.com/oahu-real-estate/">Oahu</a>, the Japanese still have the title of largest foreign investment country. The top areas for foreign investment on Oahu are:</p>
<ol>
<li><a href="http://www.hawaiilife.com/oahu/honolulu/waikiki-real-estate/">Waikiki</a></li>
<li><a href="http://www.hawaiilife.com/oahu/honolulu/lower-makiki-real-estate/">Makiki</a></li>
<li><a href="http://www.hawaiilife.com/oahu/ewa/kapolei-real-estate/">Kapolei</a></li>
</ol>
<p>On <a href="http://www.hawaiilife.com/maui-real-estate/">Maui</a>, the Canadians are by far the largest foreign investment country. The top areas for foreign investment on Maui lately have been:</p>
<ol>
<li><a href="http://www.hawaiilife.com/maui/south-side/kihei-real-estate/">Kihei</a></li>
<li><a href="http://www.hawaiilife.com/maui/south-side/wailea-real-estate/">Wailea</a></li>
<li><a alt="Kaanapali Real Estate" href="http://www.hawaiilife.com/maui/west-side/kaanapali-real-estate/">Kaanapali</a></li>
</ol>
<p>On the <a href="http://www.hawaiilife.com/big-island-real-estate/">Big Island</a>, Canadians have also taken the top spot. The top areas for foreign investment on the Big Island have been:</p>
<ol>
<li><a href="http://www.hawaiilife.com/big-island/kohala-coast-real-estate/">Kohala</a></li>
<li><a href="http://www.hawaiilife.com/big-island/kailua-kona/north-kailua-kona-real-estate/">North Kona</a></li>
<li><a href="http://www.hawaiilife.com/big-island/puna-real-estate/">Puna</a></li>
</ol>
<p>While these neighborhoods have been hot lately, here&#8217;s a rough breakdown* of the neighborhoods with the highest foreign ownership percentages throughout the state:</p>
<ol>
<li>10% Wailea, Maui</li>
<li>9.1% Kapalua, Maui</li>
<li>6.5% Waikiki, Oahu</li>
<li>5.8% Makaha, Oahu</li>
<li>4% Puako, Big Island</li>
</ol>
<p>* These percentages are rough estimates as the slides Sklarz used were bar graphs with only whole numbers shown.</p>
<p>It makes sense why the Japanese are being surpassed when you see some of the graphics that were displayed. The residential market in Japan is still down 60% from 20 years ago! Sklarz anticipates foreign investment to pick up from Hong Kong, Singapore, Australia, and Canada as their residential markets are near all time highs. He went on to compare what we&#8217;re seeing with the Canadians, and other foreign investment here, being analogous to the Japanese bubble we experienced here in Hawaii.</p>
<p>Here are 3 reasons driving foreign investment to Hawaii:</p>
<ol>
<li>Depressed prices from the peak of the market</li>
<li>Buyers in the countries mentioned above have a ton of equity in their home and want to diversify</li>
<li>The exchange rate with the U.S. dollar is the best it&#8217;s been in a long time for foreign investment</li>
</ol>
<p>The difference between now and then is the Japanese back then were willing to pay 25% more than domestic buyers for most properties. Although the Canadians are whipping out their checkbooks, they are not &#8220;overpaying&#8221; and it is predicted this trend we are seeing will be more sustainable and long lasting.</p>
<p>The Canadians also had a good run on Hawaii real estate in the early &#8217;80s when oil was high. When the price of oil corrected, it took our market with it. Sklarz also didn&#8217;t seem to think that would be the case this go around. Although oil is up, Canada&#8217;s economy is much more diverse than it was back then.</p>

<p>One of the reasons I love living on the Big Island of Hawaii so much is the fact that there are so many diverse areas to explore. As a member of <a href="http://www.emaunaalahele.org/index.html" target="_blank">E Mau Na Ala Hele</a>, today I had the rare opportunity to walk back in  time with mo`olelo (traditional stories) and kama`Äina knowledge shared by Kohala native and Hawaiian historian, Fred Keakaokalani Cachola.<span id="more-29983"></span></p>
<p>Our journey took us from Kapaaiki Pt. to Kauhola Pt. From ancient times, this area has served hundred of thousands of native Hawaiians and others from the plantation era to the present as a scenic, relaxed recreation area.</p>

<p>Our group gathered at the Kohala Civic Center (by the King Kamehameha statue) to begin our eventful day. Our special guest and guide explained to us the immense cultural and historical significance of the area we were about to explore. He grew up in this area himself and has spent many years studying and living for the recreational enjoyment and spiritual inspiration that these sacred grounds offer to us all.</p>
<p>We heard the stories of how King Kamehameha the Great was prophesied to unite the Hawaiian Islands as we walked the very ground that the young King did in his youth. I was fascinated with his descriptions of the place names of Kohala associated with Naeole&#8217;s flight with the infant Kamehameha from Kokoiki to Awini.</p>

<p>Uncle Fred told us about usage of this area during WWII as a training ground for the marines. He would watch the troops training for landings in the strong winds and rugged terrain to prepare them for their missions oversees.</p>
<p>He and his friends followed the marine vehicles to the coast, and were enthralled watching their maneuvers for hours. His eyes lit up when he told how the marines generously offered them sea rations at the end of the day. What treasured memories of his boyhood days he was able to share with us!</p>

		</p><p>Readers of this blog will know that the small (13 lot) gated oceanfront community near Hawi, known as <a href="http://www.hawaiilife.com/articles/2010/06/ranch-at-puakea/">Ranch at Puakea</a>, is a favorite of the Hawaii Life Big Island team. Up until now, all the non-oceanfront <a href="/big-island/north-kohala/puakea-real-estate/">Puakea Bay Ranch lots</a> have been priced over $1 million, and the oceanfront nearer to $3 million. This week, the owner of Lot 10 decided to put his 20-acre lot on the market for only $879,000, which for this particular community is a best buy, bordering on the proverbial &#8220;screaming deal&#8221;.</p>

<p><em>Ranch at Puakea Lot 10 (<a href="http://www.hawaiilife.com/property239758-1.html">MLS# 239758</a>) is a best buy for an almost-oceanfront 20 acres at $897,000</em></p>
<p>It would be easy for the cynical prospective buyer to wonder whether this is really a &#8220;buy&#8221; or whether the other lots listed at $1.1-1.2 million (both within Ranch at Puakea, and one lot for sale at a similar distance from the ocean at Puakea Bay Ranch next door) are just overpriced.<span id="more-19268"></span></p>
<p>To see the value it helps to understand how the development at Ranch at Puakea compares with other options both inside and outside of gated communities in North Kohala, and to be familiar with what else has sold this year in the raw land/equestrian property category.</p>
<p>First, let&#8217;s look at the value in terms of desirability: partly the location itself, partly the care designed into Ranch at Puakea by the developer (actually, a group of partners who live and develop in Aspen, Colorado, and therefore have a sense of what high-end buyers want).</p>
<ul>
<li><strong>Access to the ocean</strong>—Most of the oceanfront in oceanfront North Kohala consists of dramatic cliffs. Ranch at Puakea owners share a sweet cove where it is actually possible to get into the water.</li>
<li><strong>Multiple sources of Ag and potable water</strong>—Many of the large-acreage gated communities, such as Kohala Ranch or Puakea Bay Ranch, are not really suited to agricultural use and few owners even keep horses despite the equestrian trails rimming the communities. That is because individual lot owners don&#8217;t really have access to sufficient water. Kohala Ranch is on a private water system charging higher rates; Puakea Bay Ranch has county water&#8230;but each lot&#8217;s allotment would be easily consumed by household use, and the typical pool water features and landscaping right around the house. In contrast, Ranch at Puakea has both county water, and its own well system, with lines and meters already brought underground to each lot (along with the other utilities: electric, phone, and cable). Although, right now the pastures are a beautiful green thanks to recent rains, through most of the summer months that was not the case.</li>
<li><strong>Aesthetics, privacy, and sight lines guided lot design</strong>—In the photo above, you can see clearly that while the lot lines on three sides lay out a pretty regular rectangle, the road side is a gentle curve. From the moment you enter Ranch at Puakea, you notice that the road leading to all the lots is not a straight line (as at Puakea Bay Ranch or Puuepa Ranch), but meanders down the hillside. Keawe post fences and sculpture in the road speak to an upscale ranch aesthetic. The 10 ocean view lots were laid out around natural contours of the land&#8230;two lot owners have recently broken ground on their residences, but the only visible evidence from the road would be the gracious driveway taking shape.</li>
<li><strong>Modest CC&amp;R&#8217;s</strong>—<a href="http://www.hawaiilife.com/articles/2010/11/strong-land-sales/">My analysis</a> is that large lots have been selling outside of gated communities rather than within them this year primarily because buyers don&#8217;t want to be constrained by minimum building requirements, or architectural review. The developer at Ranch at Puakea believes that those attracted to the community will, like them, be touched by the sense of place and want to build with sensitivity, quite possibly not a large home, but of exquisite design and construction. The choice of contractors for the properties currently under construction would confirm that. One of them is the builder of this home (<a href="http://www.hawaiilife.com/property235911-1.html">MLS# 235911</a>) for sale for $2.2 million at Puakea Ranch directly mauka (above) Ranch at Puakea.</li>
</ul>
<p>The second component of the value I see is in the comparison with recent land sales. There have been three 20-acre lots sold this year in the Hawi to Kapaau district we call Kohala:</p>
<ul>
<li>The first sold, last April, was not in a gated community, but accessed by a county road that is in parts unpaved. At a similar elevation above sea level, it had no public electricity available, and a sub-meter for county water. A large portion of that lot lies in a gulch&#8230;an advantage for some buyers, but not valued by all. The price for that lot: $777,000.</li>
<li>The next parcel, sold in July, was also outside of a planned development. Access is right off of one of the main roads in the area, Kynnersley Road, which means all utilities available at the road. On the other hand, this lot is at a significantly higher elevation, and care would have to be taken in building to be clear of road views and noise. The price: $795,000.</li>
<li>A lot in Puuepa Ranch sold in November for an unbelievably low $525,000, nearly half the previously recorded sale. The challenge in this small development was that one of the earlier purchasers decided to simply do a strategic default when their land loan came due, hence there is an REO (bank-owned) lot dragging down the pricing. Sales ground to a halt in Puuepa when the wind farm powered up just to the East. I&#8217;ve taken the time to sit on available lots with prospective buyers at sunset so they can see that the orientation of their home will be with its back to the windmills, but the first impression is usually a strong negative. Although there is access to the oceanfront and historic sites from the lower boundary of this project, some prospective buyers are also bothered by the idea of a major heiau, and public usage of the area between them and the ocean.</li>

		</p><p>Wednesday morning our local newspaper&#8217;s front page reported that for the month of November 2009 real estate sales on the West side of the Big Island were stronger in most areas and categories than in the same month a year ago. I know the Hawaii Life Big Island team contributed to those statistics! </p>
<p>Some of the real estate market trends we have blogged about recently are the predominance of foreclosures and short sales, the renewed activity in luxury properties at Hualalai and Kukio, and the effects of the first time home buyer tax credit. Reading the news article on the real estate market reminded me that a year ago, in November 2008, was the first time I noticed a different trend: buyers who are trading up!</p>

<p>At the time I had a listing on a direct oceanfront condominium at <a href="http://www.hawaiilife.com/gallery/6434/">Hali&#8217;i Kai</a>&#8230;and the buyers already owned the same floor plan farther back without the view. They loved the community and had the money, hence they made an all cash, quick close offer&#8230;which convinced the seller to take a substantial loss, even though, compared with recent foreclosure and short sales at the same property, with 20-20 hindsight this seller did quite well. A buyer who has inside knowledge of a location or property sometimes sees value that someone who is strictly thinking &#8220;deal,&#8221; rather than lifestyle and long-term appreciation, might miss.<span id="more-4024"></span></p>
<p>The first buyer client I assisted this year after joining Hawaii Life was a local physician and his family, who already owned a beautiful ocean view lot in a location makai of the highway where the possibility of someone ever developing or building between his lot and the ocean is very very slim. However, he&#8217;d been watching the real estate market and realized that if there were ever a time to trade up&#8211;and the only thing &#8220;up&#8221; from the property he already had was in fact &#8220;down&#8221; to direct oceanfront&#8211;now was the time. </p>
<p>So Katie and I walked pretty much every large oceanfront acreage on the north side of the island with them until they were satisfied that the first property they inquired about via the Hawaii Life website was, indeed, the perfect choice. By the way, the <a href="http://www.hawaiilife.com/property225341-1.html">Hamakua coast 5-acre parcel</a> they traded up from is a wonderful buy for someone whose price point is under $500,000 rather than almost $2 million!</p>
<p>I had a phone call recently from a customer who for several years has owned a condo in Waikoloa Village as a second home. She was calling about a single family <a href="http://www.hawaiilife.com/property225207-1.html">home I have listed near Kapaau in North Kohala</a>&#8230;an area she&#8217;d always loved but at the height of the market felt she couldn&#8217;t afford. She was excited to see a quality residence in a quiet neighborhood for under $500,000. She&#8217;s another example of someone who is looking at the market as an opportunity to trade up.</p>
<p>I&#8217;m working with another prospective buyer who owns a luxury condo within one of the Kohala Coast resorts, but ultimately wants to spend more time in Hawai&#8217;i, and therefore was intrigued by some of the price reductions on resort lots where one day he could build a home. I just sent him news of a reduction on a lot of almost an acre in size at <a href="http://www.hawaiilife.com/property220287-1.html">Kauna&#8217;oa at Mauna Kea</a>. Other buyers would rather not have the high association dues that come with a resort property even if nothing is built on it, and they are driving the land sales in my home market near Hawi. </p>
<p>I predict that some of the smaller, less well known gated communities are ripe for discovery this winter, and I&#8217;ve just taken listings in two of them, <a href="http://www.hawaiilife.com/property230246-1.html">Puuepa Ranch</a> and the Ranch at Puakea. If you like the paniolo ranching heritage of Waimea (Kamuela), but also would like to be near enough the ocean to put in a swimming pool and watch whales in season, these might be the right options for you (and your family and equine friends!)</p>
