<p>Pictures just do not capture the full effect of the views from this picturesque one bedroom unit (<a href="http://www.hawaiilife.com/mls/350827/" target="_blank">MLS# 350827</a>). If an ocean view is at the top of your list, then this unit is a must see. It has ocean views from every room!</p>

<h3>Kihei Bay Vista</h3>
<p>The Kihei Bay Vista is a small, quiet complex in Kihei. It has only 60 units and many people are not even aware of it. There are many repeat visitors to this complex; this may be because it is such a nicely kept property that it is just North of the hustle and bustle of Central Kihei, but still near many great beaches.<span id="more-57161"></span></p>
<p>Kihei Bay Vista is right across the street from Kalepolepo Beach. The National Humpback Whale Sanctuary complex is in the immediate area, which offers many educational programs as well as just general information on humpback whales.</p>
<p>Kihei Bay Vista is comprised of four buildings that are all two stories. There are only four end units that offer extra windows - they are nearest to the ocean by the road. Two are in A building and two in D building. The A building end units have their views partially blocked by trees, but they do offer views from the lanais.</p>
<h3>D Building Provides Privacy + Views</h3>
<p>The &#8220;D&#8221; building has a green belt area behind it, which is much quieter because you do not hear late night voices and the slamming car doors from the parking lot. Also, the D building has no trees blocking the view. That leads us to the rare unit that is upstairs on the end, D-212, that is the only unit to offer the <em>one-of-a-kind views</em> from the entire complex.</p>
<p>The value this unit offers is also unique. Since it is the only unit the the entire complex with the elevated unobstructed view from every room, it is priced higher than some of the other units in the complex that have garden views, or a partial ocean view, but it is priced lower than many comparable units in other complexes with similar views. So, if you are looking for a true ocean view in a fee simple complex that allows short term (vacation) rentals, this is a great value.</p>
<p>If view and location are important to you, you must find the time to schedule an appointment to view this unit. The pictures just do not capture the full effect of the view.</p>

<li><strong>Inventory levels continue to decline.</strong> This metric indicates an improving market according to the laws of supply and demand. There is currently a 10 month supply of homes on the market, down from 16 months (respectively) in October.</li>
<li>Average days on market hover near five months. We at Hawaii Life do better. My aim with each property I list is to have it in escrow in the first 30 days.</li>
<li>In South Maui, <strong>Kihei experienced a slight uptick in median price</strong>, Maui Meadows almost doubled and Wailea&#8217;s median price fell dramatically from $2.4M to $1M.</li>
<li><strong>Home sales are up 10% by volume</strong> with average sales price flat from a year ago; median prices are down 5%.</li>
<li><strong>Central Kahului/Wailuku continues to dominate home sales</strong> volume with nearly 1/4 of the market by units sold, and Kihei running second at 17%.</li>

<li>Average days on market hover near five months.</li>
<li><strong>Condo sales remain the same by volume</strong>, but average sales price is down by almost 25%. Vacation rental shoppers (pay attention!), now is your opportunity to purchase that second home at a deep discount.</li>
<li><strong>Kihei tops the condo market</strong> with some 37% of volume by unit island-wide. Other top condo sales locations include:

<p>There have been a spate of new listings at the Maui Vista lately, including a 2-bedroom short sale (<a href="http://www.hawaiilife.com/mls/350245/">MLS# 350245</a>) listed at $299,000. It&#8217;s located in the building closest to Kihei Road. </p>
<p>Maui Vista is a popular vacation rental property, known for exceptional value and its excellent location near two of Kihei&#8217;s &#8220;postcard beaches.&#8221; It features three pools, tennis courts, and gas grills. </p>

Whatever the reason, <strong>sales of million dollar plus homes have increased dramatically</strong>. First, consider what is currently in escrow. There are 3 listings in escrow priced at $1,495,000, $2,588,000, and $2,688,000. Not bad for being located in an &#8220;eclectic&#8221; area as some say. </p>

<p>Upon closing of the above pending escrows, the average sales price in the neighborhood will increase substantially. There are currently upwards of 15 listings in the $1 million plus price range. I&#8217;m mentioning a few here.</p>

<p>The common denominator in these listings is luxury without the fuss or pretense. I&#8217;d like to clarify one thing though, Maui Meadows is <em>not</em> a community only of million dollar homes. Prices has been as low as $500,000. For me, as a homeowner in the area, it reinforces the fact that some neighborhoods are very desirable and when your high-end homes are selling in a neighborhood of mixed values, it is a pretty stable place to live in. </p>

		</p><p>So far in 2011, there have been <strong>235 bank owned homes sales on Maui</strong> and surprisingly 6 of these have been sales over $1M! It doesn&#8217;t matter whether it&#8217;s a screaming deal or your dream home, the challenge with REO property in Hawaii is that the best ones sell fast. Really fast. In fact, for Maui REO home sales this year over <strong>37% went under contract in 20 days or less</strong>!</p>

<p>The current average of <strong>67 days to contract for REO property</strong> on Maui is <em>far below</em> the average for the rest of the home market, which is 127 days to contract. With all the competition for foreclosed homes on Maui, how can you get an edge and buy the property you really want? We recently sold the most expensive REO home on Maui and it serves as a good example for how to succeed.<span id="more-51248"></span></p>

<h2>How to Succeed at Buying a Bank Owned Property</h2>
<p>When a bank owned oceanfront home on Halama Street came on the market, we could see this particular <a alt="REO homes for sale" href="http://search.emauirealestate.com/results/15180">REO home for sale</a> would sell fast. There’s bound to be a lot of interest in any well-priced bank owned home, even more so when it’s a 3 bedroom house with an in-ground pool that’s directly fronting the ocean in Kihei.</p>
<p>We acted fast and immediately contacted a client who loves <a alt="halama street homes for sale" href="http://search.emauirealestate.com/results/24">Halama street properties</a> and set to work on preparing a <em>competitive offer</em> that would <em>position our buyer to be the successful new owner</em>. After only 16 days on the market (the bank only considers offers after the 13th day) we put this bank owned property under contract.
