<p>It seems like only yesterday when I drove down the hill to a vacant lot across from Safeway in Waipouli and entered a tent with some sample illustrations of what was about to become Kauai&#8217;s east side&#8217;s most luxurious condo complex.<span id="more-31260"></span></p>
<p>The Waipouli Beach Resort was built by Unlimited Construction starting in 2005, and is luxury all-the-way. From the Merbau doors and crown molding, to the Peruvian travertine floors, and granite counters with Onyx back splashes, I think you get the picture. Oh, and don&#8217;t forget the Wolf Range and Subzero fridge. These units originally sold for as high as $2.3 million.</p>
<p>Yesterday, a bank REO unit listed for $305,000. I&#8217;ve got a short sale 1 bedroom unit (sleeps 4)Â listing coming up next week in the mid $200K&#8217;s. Below is a graphic of some of the more affordable units in the complex. Outrigger manages the front desk and the Oasis Restaurant adds a touch of dining elegance to the resort. If you want quality amenities, a salt-water pool with slides for the kids and grand kids, and convenient to Kapaa shopping, this might be the second home for you.</p>

<p><strong>The Pineapple </strong></p>
<p>There are basically five different kinds of pineapple (not all grown in Hawaii). The Kona Sugarloaf, the Natal Queen, the Perambuco, the Red Spanish, and the Smooth Cayenne.</p>
<p>The most common variety grown in Hawaii is the Smooth Cayenne. It is around 5-6 lbs. with pale yellow to yellow flesh. It is cylindrical in shape, and has a high sugar and acid content. This variety is well adapted to canning and processing, and is the most easily obtainable in U.S. grocery stores.</p>
<p>Today, Hawaii has a new popular variant of the Smooth Cayenne, called the Hilo. This is a compact 2-3 lb. Hawaiian variant of the Smooth Cayenne. The fruit is smaller, paler, and sweeter with less acid. These low acid, sweet pineapples are very popular on Kauai. Pineapple is used as garnishes for tropical drinks, in fruit salads, in baked goods, and even in chutneys.</p>
<p>Here is a recipe for pineapple:<strong> </strong></p>
<p><strong>Fiery Pineapple Chutney Recipe from &#8220;The Fields of Greens Cookbook&#8221;</strong></p>
<p>Prep Time: 15 minutes total, Time: 50 minutes, Yield: 2 cups</p>
<p>About This Recipe: &#8221;Part of the pineapple is pureed to make it into a sweet tart syrup, then cooked with chunks of pineapple, cayenne, and black pepper to add a nice kick of heat.&#8221;</p>
<ul>
<li>1 large pineapple</li>
<li>3/4 cup sugar</li>
<li>1 1/2 teaspoons ground cumin</li>
<li>1/4 teaspoon cinnamon</li>
<li>1/4 teaspoon cayenne pepper</li>
<li>1/4 teaspoon black pepper</li>
<li>1 teaspoon grated fresh ginger</li>
<li>1 teaspoon salt</li>
<li>Juice of 1 lemon</li>
<li>1-2 jalapeno chilies, seeded, finely diced (or use Serranos for more heat)</li>
<li>1/4 med red onions, finely diced (about 1/2 cup)</li>
<li>1 teaspoon fresh mint chopped</li>
</ul>
<p><strong>DIRECTIONS</strong></p>
<p>Peel and core pineapple, cut into small pieces. Puree 2 cups of it and set the rest aside. Combine the puree, sugar, spices, ginger, salt, and lemon juice in a medium saucepan. Bring the mixture to a boil, then cook over medium heat for 5 minutes, stirring as needed, to make a pineapple syrup. Add the pineapple chunks, chilies, and red onion; reduce the heat a little and cook over medium low heat for 25 minutes.</p>
<p>The puree and the pineapple chunks will blend together with the chunks retaining some of their texture. Move the chutney to a bowl and let it sit for 1-2 hours before serving. It will keep for at least a week in the refrigerator, but don&#8217;t add the mint until you&#8217;re ready to serve. Enjoy!</p>

		</p><p><strong>Home Affordable Foreclosure Alternatives (HAFA) &#8211; Bank approved listings are getting ready for market.</strong></p>
<p>When the Treasury Department rolled out their HAFA plan, part of their Making Homes Affordable Program, agents like myself had guarded optimism about HAFA expediting the short sale process. Well, it hasn&#8217;t quite played out like that.</p>
<p>My first HAFA listing was submitted in September. In theory, after presenting all the seller&#8217;s information to the underwriter, the bank has 14 days to approve the sale, get a valuation for the property, and give me the price.</p>
<p>Well, it has been three months on my first HAFA submission, and we&#8217;re still waiting. The banks were simply deluged with applications because the HAFA program mandates that the bank waives its right to a deficiency judgment, and provide the borrower $3,000 in borrower relocation assistance.</p>
<p>I&#8217;m hopeful this will improve in 2011. Meanwhile, here are a few new listings awaiting the banks price approval&#8230;</p>

		</p><p><strong>Kauai Foreclosure Update for the week of October 24th &#8211; 31st</strong></p>
<p>This week on Kauai, 4 properties were reverted back to the lender  on the courthouse steps. 3 auctions were canceled and SIXTY<strong> </strong>auctions were postponed. Is this a reflection of some of the foreclosure freeze news? One can only guess, but perhaps. 11 new listings are distressed  properties. Nine of them are REOs, and two of them are short sales. The distressed property market is primarily composed of two  things:</p>
<ol>
<li><strong>REO </strong>(Real Estate Owned)â€”These properties have already been  foreclosed on by the lien holder, assigned to an asset man One agement  company, and re-listed with an REO agent.</li>
<li><strong>Short Sales</strong>â€”These properties may, or may not be in foreclosure, but  the proceeds of the sale will be less than what is owed to the lien holder, and thus require lien holder approval.</li>
</ol>
<p>This large house (<a href="/property239920-1.html">MLS# 239920</a>) is overlooking the Wailua River Valley. We don&#8217;t see many instances on Kauai where the owners take things out of the house and damage stuff in the process, but this is one of them. Cut pipes and a trashed in-ground pool are just part of the challenge. But hey, the prior owners paid $950,000 and then put a couple of hundred thousand into the home, so at a <strong>listing price of $319,000</strong>, there&#8217;s plenty of potential. Chances are this home will be sold before you read this blog post, but it gives you an idea of the opportunity here. If you are looking for a Kauai REO, or Kauai short sale, I can send you any new listing as soon as it pops up on market, like magic, because <strong>the good deals do go fast</strong>.<span id="more-17130"></span></p>

<p>The house below, (<a title="Large Kapaa Country Home" href="http://www.hawaiilife.com/property240029-1.html">MLS# 240029</a>), is a spacious 5 bedroom, 2 bath Kapaa home (3,029 sq. ft.) on a 1+ acre lot at the end of a cul-de-sac road. This home has been updated since it was built in 1987. Has mountain and distant ocean views, and a large wrap around covered lanai. Listed as a short sale earlier in the year at $899,000, you could not rebuild this home for twice the price! Again, this will probably not last long.</p>

<p>This Princeville home, (<a href="/property239975-1.html">MLS# 239975</a>), is located in the Visitor Destination Area<em>. </em>Great curb appeal with professionally landscaped grounds. Two stories with vaulted ceilings in great room and dining area. Master suite and exercise/office space on top level with lanai overlooking green belt with distant ocean views. This home was foreclosed on the courthouse steps in Lihue on May 20th, 2010. In this case, it took five months before this property got repossessed and re-listed. Hard to imagine why it takes so long, but, it does. Priced at $569,000, this new Kauai REO listing continues the trend of good quality homes in the $500-$600 thousand range, in the highly desirable north shore community of Princeville, Kauai.</p>

<p><strong>Distressed Property Tip:</strong> When purchasing a bank-owned property, most asset managers prefer CASH. If you enter an offer at say $569,000 on this home ($30K above asking price) with 20% down, and a conventional conforming mortgage, and another offer comes in at $535,000 all cash, most of the time, the bank&#8217;s asset manager will choose the CASH offer, even though it is lower.</p>
