Well, here I am dreaming about another favorite subdivision of mine – Kona Heavens.

Kona Heavens Subdivison

Kona Heavens is in the 1,000 feet elevation area north of Kona town before Kona Palisades, which is right above the Kona International Airport (KOA).

<img size-full wp-image-58818" alt="original4" src="http://www.hawaiilife.com/articles/wp-content/uploads/2012/02/original4.jpg" alt="" width="533" height="400" />

The views and climates are awesome. Kona Heaven homes are all on 1 acre plus lots with cool breezes and beautiful views!

Kona Heavens Home For Sale

<img size-full wp-image-58819" alt="original10" src="http://www.hawaiilife.com/articles/wp-content/uploads/2012/02/original10.jpg" alt="" width="533" height="400" />

This home has a beautiful kitchen great for holidays, parties, or just for family with everyday living

I stumbled into this property when looking for a home for some clients and fell in love! Then I saw a price reduction of $390,000 and I said to myself, “Are you kidding me, my favorite million dollar subdivision with a home for only $998,000? WOW! WOW! WOW!”

<img size-full wp-image-58817" alt="original5" src="http://www.hawaiilife.com/articles/wp-content/uploads/2012/02/original5.jpg" alt="" width="533" height="400" />

This home (MLS# 229383) is a 4 bed/4.5 bath with 4,449 sq.ft. of living space – this has all I could ever want! More important, it has what my client wants – everything on their checklist! With a pool, game room, beautiful kitchen, and peaceful master bedroom, what else could they ask for? I want to give my clients the best opportunity out there to buy their dream home and this might be the one!!

<img size-full wp-image-58820" alt="original8" src="http://www.hawaiilife.com/articles/wp-content/uploads/2012/02/original8.jpg" alt="" width="533" height="400" />

I love the real feel of the waiting area off the side of the pool!

Kona Inventory

Inventory in Kona is getting very tight, believe it or not, and I don’t have a crystal ball, but there are a lot of positive changes happening with the Kona market. Less time on market, multiple offers, over bidding, etc.

Kona Heavens has been through a few bumps with a few REO’s and short sales these last few years and when you see a buy like this one (MLS# 229383), you say to yourself, “WOW – that’s a good buy it’s time to make a move in the market!” Yes, this property was overpriced when it was first listed, but now we are talking!

Aloha for now! See ya next time!

Aloha! This gorgeous property (MLS# 250847), located in a prime real estate location of the Kona Coffee Belt in Keauhou Mauka, has come up for sale along with its neighboring easement property, the Old Ward Castle Estate.

Located between the Keauhou Store and Kona Coffee Villas off the old Mamalahoa Hwy., you will find a gorgeous driveway with mature trees and landscaping that line the concrete drive up to this property.

Ranch Manager’s Home

This cozy living area is one of four units – located near the top of this property – once called the “Ranch Manager’s” residence. The cool weather in the wintertime might give a reason to start up the fireplace, but the elevation of this property makes it so nice to come home to!

This dwelling is the largest of the four homes – it was the original ranch manager’s residence and feels very respected just by the way it’s been cared for all these years. Spacious and cozy with a nice lanai to enjoy sunsets and views of the yard play!

The kitchen is in good shape and well cared for by the tenants. Light and airy, each room has good ventilation and natural light.

This home also has a large 2-car carport and another spacious shed area just off the kitchen.

Enjoy wonderful sunset dinners on this open lanai area while the kids play on the grassy lawn below. Because this home is nestled at the top of the property, the feeling of privacy brings a good sense of peace. The ranch manager’s home seems to be in good condition and could make a great home to add your own touch and upgrades to, and can also be appreciated as-is.

Rental Home #2

Coming down from the Ranch Manager’s home is this cute and well-cared for home. This home is also very well maintained, and the tenants are very neat and keep the place clean.

With an open and airy kitchen, this home looks hardly lived-in, even though it was built a while ago. There is room for a garden in the back and a front lawn; it’s a cute home with lots of space around it!

Rental Home #3

This cute and cozy rental home is very laid back, and much more lived-in than the other two homes featured above. Built to house the ranch hands, this home is one of the four homes on this property.

This home has a cute covered lanai to enjoy the sunsets or morning coffee with a small drying room off to the side, a nice living/dining/kitchen area, and a family room that was once where the carport was. The newer carport is much more spacious and has a separate full bathroom attached too.

Here’s the living room/kitchen and dining area off to the left . There’s a hallway through the kitchen that leads to the bedrooms and bathroom.

Rental Home #4

This is the last of four dwellings on this property. We didn’t get to see the inside of this property because it was locked by the tenants who have lived there for at least 10 years or more. These tenants have cared for the easement to this property, the separate gated 3 homes above, and the Old Ward Castle Estate above this property.

Aloha Pumehana~

This month, I am assisting several prospective buyers with similar criteria: they own horses and are interested in properties for sale in a Big Island gated community with shared equestrian facilities. There are two options:

Puu Lani Ranch which is near Kailua Kona

Waikii Ranch which is near Waimea (Kamuela)

<img size-large wp-image-57329" alt="" src="http://www.hawaiilife.com/articles/wp-content/uploads/2012/01/43_DSC_5566-600x435.jpg" alt="Properties in gated communities not gaited horse communities Big Island" width="600" height="400" />

For those of you who are horse owners, that is gated horse properties, not gaited horse properties…as far as I know, the CC&Rs have no restrictions as to breed or riding disciplines! However, for the equestrian, one of the criteria in looking for a property is often to find like-minded horse owners, whether that means interest in trail riding or dressage competition, natural horsemanship, or reined cowhorses.

There are similarities and differences between Puu Lani and Waikii, some of which matter to all buyers, not just those interested in equestrian pursuits.

Similarities between Waikii Ranch and Puu Lani Ranch

The general similarities:

Both are gated communities with a rural ranch feel, yet an easy 15-minute drive from a “town” with shopping, restaurants, hospitals, and schools.

Both have CC&Rs with design guidelines to promote a certain consistency in the community.

Both have monthly dues to maintain amenities and common areas of the ranch, and have private water systems, which means more expensive rates than county water.

Both are at cooler elevations – 1,800′ above sea level for Puu Lani and 3,500′ above sea level for Waikii Ranch.

Both have drier climates…although it will green up in winter, when you imagine the environment, think Rocky Mountain ranch rather than New England farm…let alone tropical rain forest.

Both offer amenities for the non-horse lover in the family; you’ll find tennis courts and a workout room. At both places, many homes have boats in the driveway…in my household, some prefer riding the waves to riding horses, so I understand the lifestyle choice.

Differences in Homes, Lifestyle, Equestrian Facilities

<img size-full wp-image-57146" alt="" src="http://www.hawaiilife.com/articles/wp-content/uploads/2012/01/Puu-Lani-arena.jpg" alt="Puu Lani Ranch arena with barn" width="544" height="400" />

If you want to keep your horse in a barn next to shared amenities, Puu Lani is the place

Puu Lani Ranch

The concept at Puu Lani Ranch is that lots are only 1 to 1.5 acres on average…enough distance to provide privacy from the neighbors, but not intended for backyard horses. Instead, Puu Lani Ranch offers 16 stalls at the central barn next to the riding ring and round pen. This means that even at maximum capacity, a relatively small percentage of home owners are going to be horse owners, and there is relatively little competition for use of the facilities.

Currently, vacant lots at Puu Lani are available for around $99,000 (the developer has some larger lots at higher prices). There are only 5 homes currently for sale at Puu Lani Ranch, priced from $319,900 (for a “REO” bank-owned after foreclosure), to $887,000 for a 4,200 sq. ft. 4-bedroom home (MLS# 250153). The concept at Waikii Ranch is very different with larger acreages and mainly larger residences to match.

<img size-full wp-image-57332" alt="home on acreage with barn Waikii Ranch" src="http://www.hawaiilife.com/articles/wp-content/uploads/2012/01/Waikii-251301-barn.jpg" alt="" width="600" height="400" />

4-bedroom residence with 2-stall barn listed for $1,450,000 at Waikii Ranch (MLS# 251301)

Waikii Ranch

At the much larger Waikii Ranch, lot sizes range from 10 acres to 40 acres. Just eyeballing it, somewhere around 30%-40% of the properties at Waikii Ranch have horses, sheep, or even “Waikoloa nightengale” rescued donkeys grazing…and some of the homes currently for sale have their own barn and facilities. While there is no central barn at Waikii, owners ride their horses on the equestrian easements to the two arenas and polo field.

Waikii Ranch vacant lots range from $225,000 for a 10-acre lot (MLS# 250258) to $440,000 for 40 acres. The CC&Rs require a minimum house size of 2,400 sq. ft. although many are quite a bit larger. Currently, there are six homes for sale at Waikii Ranch (of which two are new on market in the past three weeks), at prices ranging from $950,000 to $7,999,999.

If your vision for your horse property is something different than what these two communities have to offer, there are other choices, both in gated communities (such as Ranch at Puakea), and outside of subdivisions where your only guidelines for building will be complying with zoning and building codes. Send me your checklist and I’ll send you some ideas!

The property stops you in your tracks and you forget, for a moment, that the rest of the world is out there.

Some properties have a special feeling about them and this leasehold Big island farm is one of them. I brought a Hawaiian coffee farm consultant to see the property and he couldn’t stop talking about it—and this guy sees a lot of farms.

Location

This farm is set on hillside which slopes down towards the ocean and looks out over one of Hawaii’s most sacred spots, pu’uhonua o honaunau or Place of Refuge (an ancient Hawaiian temple and now a National Park). It is easy to see why the Hawaiians chose this area for a temple. The seller named the farm “Sweet Spirit Farm” and you can learn the story behind the name at her website, www.sweetspiritfarms.com.

The Home

A newer home, built in 2004, with panoramic views sits at the top of the gently sloping property. A spacious lanai surrounded by lawn off the great room and master suite is the perfect place for watching whales, sunsets or star gazing. My favorite touch is a private outdoor lava rock enclosed shower off the master suite.

Coffee Processing

Next to the home is a state of the art coffee wet mill for processing the fresh coffee cherry. No expense was spared; concrete drying deck, stainless machinery and tanks, imported equipment. Nothing but the best for Sweet Spirit Farms.

The Farm

The majority of the 10 plus acres is planted in coffee and a variety of gourmet mangos. Both the coffee and mango trees are all just coming into maturity. The land is fully irrigated and although county water is available a catchment system was installed to save on the water bill and provide irrigation. There are a few remaining acres which could be planted in coffee, mango or another crop that would thrive here such as dragon fruit.

Worker’s Cottage

Near the bottom of the property is a newly built workers’ cottage. This one bedroom cottage is off grid with solar and propane for power. It’s perfect for housing workers or family. The main home is on solar as well but is connected to the grid.

This is a leasehold farm. The majority of the coffee, fruit and flower farms in the Kona Coffee Belt are leasehold. The lease rent is relatively inexpensive and I’d be happy to explain the ins and out of leasehold.

Looking for a modern state of the art coffee farm, in a gorgeous location with a sweet spirit? This is it (MLS# 250053).

You’ll enjoy having your own dipping pool nearby on those hot summer days…or on those adventurous nights you could jump from the pool to the hot tub nearby and back to the pool…so convenient for you and your guests!

<img size-full wp-image-56078" alt="BLOG18" src="http://www.hawaiilife.com/articles/wp-content/uploads/2012/01/BLOG18.jpg" alt="" width="600" height="400" />

You will have your own security gate with gate code at the entrance to the property, so you never have to worry about anyone parking in your driveway unexpectedly. Even though Kona is a safe town, having these modern necessities always help to make you feel secure.

Seeing this property for yourself will give you a better sense of the place and I would be happy to show you around when ready! Please call me at 808.756.4874 to see this or any Big Island property. I look forward to meeting you soon! E komo mai…we welcome you!

Blessings Always~

Stat-a-palooza time now that 2011 is over and the new year begun. We put together some interesting stats for West Hawaii condo and residential sales. These stats cover the area from Keauhou to Waimea (TMK 3-6 and 3-7).

<img size-full wp-image-55817" alt="Year over year condo sales" src="http://www.hawaiilife.com/articles/wp-content/uploads/2012/01/Year-over-year-condo-sales.png" alt="" width="546" height="297" />

<img size-full wp-image-55825" alt="year over year Residential Sales in units" src="http://www.hawaiilife.com/articles/wp-content/uploads/2012/01/year-over-year-Residential-Sales-in-units.png" alt="" width="546" height="297" />

It’s interesting to note here how similar these graphs are even though one could make the case that many condo buyers are second home buyers and many residential buyers are not. Nevertheless, the graphs show an up-turn in the years the financial crisis was erupting and a steep decline starting several years before.

Now, let’s look at prices over the same period of time:

<img size-full wp-image-55830" alt="Year over year a condo median price" src="http://www.hawaiilife.com/articles/wp-content/uploads/2012/01/Year-over-year-a-condo-median-price.png" alt="" width="564" height="293" />

<img size-full wp-image-55836" alt="Year over year residential median price" src="http://www.hawaiilife.com/articles/wp-content/uploads/2012/01/Year-over-year-residential-median-price1.png" alt="" width="564" height="293" />

Again the graphs are similar and both show a price decline that is in its sixth year. So, unit sales are picking up as prices continue to decline. Clearly a buyer’s market, as they scoop up bargains at prices that might not be seen again for some time. We know that inventories are very low and it will be interesting to see how that affects prices in the coming year.

At some point, the laws of supply and demand will kick in, and prices are bound to stabilize and turn again. We already have clients who would like to purchase a second home and can’t find what they want because the inventory in some condo complexes is slim or non-existent.

Our advice to potential buyers and clients who have been looking for the opportunity to purchase in Hawaii is to start looking for what you want now. It may take a while to find and we think there is greater upside potential for prices than downside.

For more detailed market information contact us.

Many people are looking for the ultimate home and lifestyle when they look at real estate in Hawaii. The indoor-outdoor lifestyle of this home at Four Seasons Hualalai Resort (MLS# 249874) is truly a work of art and a paradise retreat you will enjoy inside and out! This spacious home defines indoor-outdoor living in the style and ambiance of the architecture throughout.

<img size-full wp-image-55275" alt="BLOG1" src="http://www.hawaiilife.com/articles/wp-content/uploads/2011/12/BLOG1.jpg" alt="" width="600" height="400" />

This home has many features that enhance the indoor-outdoor lifestyle including:

Hidden pocket doors are very popular in indoor-outdoor living to take full advantage of the cool tropical breezes, open-airy natural light, and the gorgeous outdoor landscaping and furnishings that can make you feel like you are enjoying the outside environment inside the home.

<img size-full wp-image-55276" alt="BLOG2" src="http://www.hawaiilife.com/articles/wp-content/uploads/2011/12/BLOG2.jpg" alt="" width="600" height="400" />

The inviting front entryway takes advantage of the view while adding a tropical design to the natural elements of water, air, light, and earth…utilizing natural energy along with feng shui or auspicious “chi” energy.

<img size-full wp-image-55277" alt="BLOG3" src="http://www.hawaiilife.com/articles/wp-content/uploads/2011/12/BLOG3.jpg" alt="" width="600" height="400" />

The Asian design of having a grand doorway leading to the main entryway gives you a feeling that you are already in the home, even though you haven’t reached the front entry yet..this also adds to the indoor-outdoor ambiance and helps to enhance the senses.

<img size-full wp-image-55278" alt="BLOG4" src="http://www.hawaiilife.com/articles/wp-content/uploads/2011/12/BLOG4.jpg" alt="" width="600" height="400" />

There are many places to dwell and every part of the home takes advantage of the gorgeous views while appreciating the indoor-outdoor design at every angle.

<img size-full wp-image-55279" alt="BLOG5" src="http://www.hawaiilife.com/articles/wp-content/uploads/2011/12/BLOG5.jpg" alt="" width="600" height="400" />

Large lanai spaces are very popular with indoor-outdoor living. People love to dwell where there are nice breezes and perfect views. This home enhances the feeling of living in Hawaii by creating a spacious pavilion where many can appreciate the shade while enjoying the natural elements that the islands have to offer.

<img size-full wp-image-55280" alt="BLOG9" src="http://www.hawaiilife.com/articles/wp-content/uploads/2011/12/BLOG9.jpg" alt="" width="600" height="400" />

What a great room for family and friends to gather together and enjoy this beautiful place

<img size-full wp-image-55281" alt="BLOG10" src="http://www.hawaiilife.com/articles/wp-content/uploads/2011/12/BLOG10.jpg" alt="" width="600" height="400" />

The architects that design homes in Hawaii are very sensitive to the weather patterns, placement of the home, and use of the natural lighting from sunrise to sunset…taking advantage of the “mauka-makai” breezes that change with the setting of the sun—and help keep the house cool during the day with minimal electricity.

<img size-full wp-image-55282" alt="BLOG12" src="http://www.hawaiilife.com/articles/wp-content/uploads/2011/12/BLOG12.jpg" alt="" width="600" height="400" />

A spacious kitchen with high ceilings and recessed lighting provides lots of natural light while creating the perfect place for any talented chef to whip up great meals while entertaining many guests, family and friends, and impressing business colleagues alike.

<img size-full wp-image-55283" alt="BLOG15" src="http://www.hawaiilife.com/articles/wp-content/uploads/2011/12/BLOG15.jpg" alt="" width="600" height="400" />

<img size-full wp-image-55284" alt="BLOG20" src="http://www.hawaiilife.com/articles/wp-content/uploads/2011/12/BLOG20.jpg" alt="" width="600" height="400" />

An outdoor kitchen is very popular in Hawaii architecture as many love to barbecue and grill without having to leave the kitchen experience. This way, the chef can still entertain comfortably, even though the grill is outside in a well-lit, well-ventilated area…

<img size-full wp-image-55285" alt="BLOG16" src="http://www.hawaiilife.com/articles/wp-content/uploads/2011/12/BLOG16.jpg" alt="" width="600" height="400" />

Waking up to a gorgeous view can really enhance your positive disposition and this indoor-outdoor design is no exception. Even the sunsets can be appreciated from this master suite, and the cool breezes that waft through will give you a sense of Hawaii as they touch and heighten your experience.

<img size-full wp-image-55286" alt="BLOG17" src="http://www.hawaiilife.com/articles/wp-content/uploads/2011/12/BLOG17.jpg" alt="" width="600" height="400" />

The grand master suite is fit for royalty, taking advantage of the indoor-outdoor living with the private shower garden just beyond the gorgeous tub—a main feature of this room.

<img size-full wp-image-55287" alt="BLOG18" src="http://www.hawaiilife.com/articles/wp-content/uploads/2011/12/BLOG18.jpg" alt="" width="600" height="400" />

You will never bump shoulders while brushing your teeth in this bathroom suite! This design was thoughtfully planned and helps you appreciate the spaciousness of the home while still taking advantage of the natural light.

<img size-full wp-image-55288" alt="BLOG19" src="http://www.hawaiilife.com/articles/wp-content/uploads/2011/12/BLOG19.jpg" alt="" width="600" height="400" />

Even the guest suite offers a calm, peaceful feeling as one can step out into the garden area and meditate with privacy and space all their own.

To see this or any property that matches your Hawaii lifestyle, please give me a call—I would be happy to show you your piece of paradise! The possibilities are endless when you find or design a home that matches your ideal island lifestyle and I can help connect with the resources to create or find your own “heaven on earth!”

Blessings & Aloha~

We left Kona at about 1:30p.m.—it was cloudy in town as we headed up Palani Road to Mamalahoa Hwy., but it opened up to sunny blue skies with some clouds. Below is a map of the highway we took.

In researching the mystical ancient civilization of Lemuria—a large continent that encompassed the majority of what is now the area of the Pacific Ocean about 13,000 years ago. I learned that the capital of Lemuria was called “Amakua,” which sounds like “Hamakua” or the Hamakua Coast here on the Big Island.

Since Mauna Kea is the tallest mountain in the world from seafloor to mountain top, I would imagine it had a very significant role in the history of the Lemurians as well as the Hawaiians. The military heavily guards Mauna Kea, which means there may be some sacred significance to the area, and I am very interested in the ancient significance of Lemuria to Mauna Kea…hence my intrigue of this mountain.

The area was very dry, but its natural beauty was breathtaking

We are so blessed to live in Hawaii! So many climates, terrains, and mountains to enjoy here! If you’d like more information on the Big Island of Hawaii or Lemuria, I would be happy to send you information!

<img size-large wp-image-52145" alt="IMG_3219[1]" src="http://www.hawaiilife.com/articles/wp-content/uploads/2011/11/IMG_32191-e1321651302613-600x803.jpg" alt="" width="300" height="400" /> <img size-large wp-image-52147" alt="IMG_3220[1]" src="http://www.hawaiilife.com/articles/wp-content/uploads/2011/11/IMG_32201-e1321653267500-600x803.jpg" alt="" width="300" height="400" />

While I was waiting for an Islander Bowl upstairs, the view made me feel like I was on vacation—time slowed down and it felt like a nice time to take a moment and be grateful for living in Hawaii, and for the ability to enjoy healthy food with nice people all around me. The bowls here are super yummy and they also serve refreshing smoothies too! I ordered the Islander Bowl because I love coconut mild and it was onolicious! It was a big bowl—I couldn’t finish mine!

<img size-large wp-image-52144" alt="IMG_3215[1]" src="http://www.hawaiilife.com/articles/wp-content/uploads/2011/11/IMG_32151-600x448.jpg" alt="" width="600" height="400" />

Bob Marley was playing in the background and the cool tropical Kona breezes were wafting through…it really put me in the “attitude of gratitude” mood, and I became aware that I was consciously making a choice to take better care of my body by eating here. The place had its own healthy vibe to it with beautiful pictures on the ceiling of the Hawaii lifestyle and all the things we enjoy about living in the islands—the ocean, nature, and people—I was having a spiritual experience at breakfast!

<img size-large wp-image-52152" alt="IMG_3217[1]" src="http://www.hawaiilife.com/articles/wp-content/uploads/2011/11/IMG_32171-600x448.jpg" alt="" width="600" height="400" />

I also noticed that the packaged food products they used looked like they were from one company (like they were distributors of their own products). They had healthy packs of granola, nuts, and certain mixtures in packages.

<img size-large wp-image-52164" alt="IMG_3218[1]" src="http://www.hawaiilife.com/articles/wp-content/uploads/2011/11/IMG_321811-600x448.jpg" alt="" width="600" height="400" />

Another thing I liked about this place was the local art they had displayed. The painting right below the cash register area is a classic tube in a wave and I could feel the cool turquoise water as if I were swimming near it!

Hopefully, you get a chance to stop by and enjoy the wonderful Basik Acai experience while in Kailua-Kona! We love healthy food and healthy lifestyles, and Basik can help you achieve healthy eating habits!

Blessings & Happiness!
