Hawaii Kai is normally a hot and dry spot in east Oahu, but if you are living in Hahaione Valley, it’s the coolest place on Oahu. This is because in the valley there are two sides of mountain blocking the hot sunshine either from the east side in the morning or the west side in the afternoon. It makes the temperature at lease 10 degree cooler than on the beach side of Hawaii Kai. Two Hahaione Valley homes for sale are listed below.

Home #1

<img size-full wp-image-54226" alt="hr1113879-18" src="http://www.hawaiilife.com/articles/wp-content/uploads/2011/12/hr1113879-181.jpg" alt="" width="600" height="400" />

There is a beautiful Hahaione Valley property in Hawaii Kai (MLS# 1112263) listed at $1,395,000. This home is located in upper Hahaione Valley and is a very quiet, cool, neat house with unobstructed panoramic mountain and ocean views.

Home #2

<img size-full wp-image-54227" alt="hr1108849-16" src="http://www.hawaiilife.com/articles/wp-content/uploads/2011/12/hr1108849-16.jpg" alt="" width="600" height="400" />

The coolest property of Hahaione Valley in Hawaii Kai (MLS# 1107523) is listed at a price of $837,000. This house is located in a quiet, peaceful neighborhood fully remodeled on the cool side of the valley.

<img size-full wp-image-54228" alt="hr1108849-12" src="http://www.hawaiilife.com/articles/wp-content/uploads/2011/12/hr1108849-12.jpg" alt="" width="600" height="400" />

This home offers green living with a tree house-like feel under a lush mature tree canopy. There are gorgeous mountain views in this peaceful natural environment, providing a total countryside living atmosphere with birds singing to you, but it’s not far from shopping, schools, beaches, restaurants, etc. This is a real hidden treasure.

Hawaii Kai

After two months of increased sales volume on Oahu, single family home sales dropped by 9% in October. Meanwhile, condo sales were up 0.6%. The median sales price of a single family home on Oahu was down 2.3% from last year and the median condo price was up 1.7% to $305,000. Unfortunately, both are down from September’s median prices.

<img size-full wp-image-52378" alt="Wailuna Home for Sale" src="http://www.hawaiilife.com/articles/wp-content/uploads/2011/11/Wailuna-Home-for-Sale.jpg" alt="" width="600" height="400" />

This home in Wailuna (MLS# 1109197) is listed for October’s median sales price of $579,000

The reason for the drop in single family sales is twofold. First, we are in what is traditionally a slower season, and second, there is less and less single family inventory. New single family listings were down 11.9%, which is the 7th out of 10 months this year where we have less inventory coming on market than the previous year.

<img size-full wp-image-52380" alt="Salt Lake Condo for Sale" src="http://www.hawaiilife.com/articles/wp-content/uploads/2011/11/Salt-Lake-Condo-for-Sale.jpg" alt="" width="600" height="400" />

This Salt Lake condo (MLS# 1113516) is listed for October’s median sales price of $305,000

Concern with Days on Market?

The days on market (DOM) for homes and condos (that have sold) jumped dramatically, up 28.6% for homes and up 18.8% for condos. Should we be concerned? My answer is “not yet.” The DOM for homes are now at 45 days, while condos are at 38 days. This is still a healthy market for sellers. Anything under 60 days is considered a “seller’s market” according to the National Association of Realtors. Although less inventory, it is taking longer for things to sell. This is a stat we will continue to monitor.

Homes that are selling are continuing to get great prices! Single family homes got 94.8% of asking price and condos that sold got 94.7% of asking price. The saying holds true that “well priced properties do sell.”

What neighborhoods were ‘hot’ for sellers in October?

Home sales in Kapahulu-Diamond Head were up 122%

Home prices in Waialae-Kahala were up 33.1%

Condo sales in Kalihi-Palama, Kapahulu-Diamond Head and the North Shore were each up 100%

Condo prices on the North Shore were up 165.7%

What neighborhoods were ‘hot’ for buyers in October?

Home sales in Hawaii Kai were down 52.4%

Home prices in Aina Haina-Kuliouou were down 60.6%

Condo sales in Wahiawa and the Windward Coast were each down 100%

Condo prices in Wahiawa and the Windward Coast were each down 100%

As always, all real estate is local. To find out what is happening in your neighborhood, contact one of our great Realtors on Oahu to see what is going on in your market, and if now is the time to buy or sell. Have a Happy Thanksgiving!

(Honolulu, Hawaii) Looking for a large lot in East Oahu? Daily sunsets and sunrises await you in Hawaii Kai. Most single family homes in the islands are packed onto 3,000 to 6,000 sq. ft. lots, but my listing at 1058 Kamehame Drive, located at the border of Na Pali Haweo, is one of the last largest parcels in the neighborhood. It sits on nearly half an acre, or 19,449 sq. ft. of land to be exact (MLS# 1110972).

The home’s location on Kamehame Ridge is ideal as East meets West. You can stand in one spot within the house and indulge in views of Diamond Head and other locations westbound. On a clear day from the same spot, turn your head to the East and you can admire Molokai, Maui, Lanai, and maybe even the Big Island of Hawaii.

Why pay multi-millions when you have an affordable property at your fingertips with five bedrooms, two bathrooms, and a huge backyard just waiting for you to call home? Retire here, or bring your ohana with an active lifestyle.

Currently listed at $1.395M, this Kamehame Ridge flag/rim lot and house will blow you away, as breezes from the East cool your estate naturally. The current owners have not yet turned on the A.C. this year!

Take a closer look at this luxury plantation estate by clicking on to my virtual tour and viewing the photos below:

The value is in the LAND and house—the breathtaking panoramic ocean views are to die for. If you are going to purchase a home in Hawaii, live in style. This is paradise at its best, with one of the last largest flat lots on Kamehame/Na Pali Haweo Ridge. This spacious backyard has room for an Olympic-sized swimming pool or pool room (verify w/your architect).

This home has a magnificent Diamond Head view from a beautiful deck with flagstone slate, which is great for entertainment. Indulge in daily sunsets, sunrises, and candle-lit dinners under romantic Hawaiian skies. Life can’t get any better than this. Note that the homeowners even built rock islands representing Oahu, Molokai, and the Big Island in front of their top-of-the-line jacuzzi, complete with speakers.

You will enjoy the view of the large backyard from the kitchen bay window. You can expand the master bedroom in this area. There are also ocean views throughout the home. It has a separate large family room, one bedroom/bathroom, lanai, and dining on the bottom floor. There are four bedrooms, three bathrooms, a living room, dining, den, and kitchen upstairs.

The kitchen and laundry, with granite counter tops and stainless steel appliances, overlook a spacious backyard with a NEW entertainment luau stage. This five bedroom, four bathroom estate has room for more expansion on 19,449 square feet of land. The bottom floor is a private dwelling, perfect for extended Ohana with one bedroom, a large formal living area, dining, and a bathroom.

There are also some really cool luxury properties on Oahu that have their own tennis court if you don’t have the patience to wait in line to play.

<img size-full wp-image-44449" alt="Hawaii Loa Ridge Property with Tennis Court" src="http://www.hawaiilife.com/articles/wp-content/uploads/2011/09/Hawaii-Loa-Ridge-Property-with-Tennis-Court.jpg" alt="" width="600" height="400" />

There’s a cool oceanfront estate in Aina Haina that sits on just over 1.4 acres, includes an 8 bedroom, 7.5 bathroom home that is over 10,000 square feet under roof and is available for $11 Million.

If you’re a tennis fanatic and don’t want to deal with the hassles of maintaining a single family home, Hokua is one of Oahu’s most sought after luxury condominiums, where current listings range from $1,499,000 to $5,999,500.

There are also some more affordable condominium complexes on Oahu that have tennis courts. Feel free to contact me for more information.

Drop Dead Digs.

This is the life…the Hawaii life. Warm blue waters crashing on the shore, dolphins arching in the sea mere yards from the shore, a sea turtle 5 feet away flipping hot sand on its back, and a seal lazily bathing in the sun. You actually can see all these things while sitting on a plush covered lounge, sipping an ice cold Mai Tai, marveling at the dynamic skies layered with brilliant pink and red clouds sweeping along a bright purple sky.

Sunset in Hawaii while on vacation can only be beat by owning a little slice of paradise, and better yet, acquiring that special place where you and your family, and your family for generations to come can gather for some incredible experiences only a luxurious Hawaiian estate can offer.

503 Portlock Road—list price: $23,000,000. This is one of those estates (MLS# 1014387) that has stately elegance with warm island simplicity working together to create a place that invites you to take a deep breath and let all the worries of the world float off your shoulders. Down the pink hibiscus-lined driveway to a refined and understated entryway, you find a winding pathway of tall, swaying coconut trees leading to a wide, circular driveway with a large shade tree as the center piece.

Aerial of estate entrance

In the evening, tiki torches light your way to a magical island hideaway integrating a luxurious residence with the tropical seashore creating the perfect balance between land and sea in this rare Hawaii oceanfront utopia. Let’s move into the house, shall we?

Besides the fact that this Hawaii estate rests on an impressive 81,210 square feet of prime Hawaii oceanfront real estate, the home itself is a comfortable 10,180 square feet of genuine dream home. With 7 bedrooms, 6 full bathrooms, and 4 half bathrooms, a gourmet chef’s kitchen, and 2 dining rooms (you need to be able to dine indoors and outdoors if you want REAL Hawaii oceanfront estate living)—there is plenty of space to come together and socialize, or retreat to your private suite for rest and relaxation.

I would liken the design to the perfect representation of idyllic Hawaiian culture in the modern age with an exclusive resort sensation. It is well known that Hawaii is a melting pot of cultures and traditions spanning the globe, so it seems indisputable that this Hawaii estate is built with a cultural blend that embodies Hawaii in all its glory.

The Asian influence represented by Chinese guardian lions watching over the front gate is a significant characterization of wealth and protection. There are several ponds surrounding and weaving through the home enhanced with Koi (colorful carp fish), symbolizing friendship and love in Japan. The pool is lined with Italian tile and the essence of the vibrant native culture of Hawaii is in the air. Water is present throughout the interior and exterior of the estate integrating, rather than separating, the indoors from the outdoors.

Koi ponds throughout the estate

Large glass doors line the home to allow warm ocean breezes to flow freely through the open spaces. Upon entering the grand foyer, sparkling Koi ponds line either side of an impressive open beam covered bridge leading from the entrance to the main house.

Bridge to the entrance of the home

Opening the stately archway, the welcoming floor plan allows you to experience the sweeping sea scape along the expansive oceanfront estate.

There are 2 pools for swimming—one in the rear of the estate, which looks out beyond the coconut trees and gold, glowing tiki torches to a wide blue ocean rippling with delicate waves lapping the shoreline.

The second pool accents a private side yard—perfect for the serious lap swimmer. You can sit on your expansive lanai, breath in the tropical air overlooking a glassy infinity pool to the luminous Pacific Ocean, and experience heaven on earth.

Hawaii Beachfront Estates—Oahu real estate Drop Dead Digs for August, 2011.

A beachfront estate on the shores of Oahu is likened to grand castles of Europe in prestige. There are very few available at any given time and having the opportunity to experience the Hawaii lifestyle is the key to acquiring one of these rare gems.

Yes, they are priced high when looking at conventional real estate markets, but given the fact that Oahu, Hawaii is an island with very limited oceanfront property available, it is no surprise that these estates are most often priced in the multi-million dollar range. As we say here in Hawaii, “That is the price you pay for a piece of paradise.”

Let’s take a look at a few of the oceanfront villas that can be bought at today’s rock bottom prices. For more information on how to choose which beach you want to buy on, check out my article (coming soon) about the differences in our beautiful oceanfront properties, so you can choose the beachfront that is right for you (yes, there are extreme differences in tide, sandy, rocky, windy, and seawall conditions that you will want to know about—“Oahu’s Finest Luxury Shorelines”).

<img size-full wp-image-41918" alt="3047 Kalakaua-kitchen" src="http://www.hawaiilife.com/articles/wp-content/uploads/2011/08/3047-Kalakaua-kitchen.jpg" alt="" width="600" height="400" />

3047 Kalakaua Ave.

3047 Kalakaua Ave., priced at $8,900,000, is a home built recently in 2008. It is just a couple of blocks from Kapiolani Park and just a few blocks from the edge of Waikiki’s prominent Gold Coast. With 3,564 sq. ft. under roof and 7,256 sq. ft. of land (MLS# 1107885), it is an average sized luxury home on a below average sized lot. However, due to its location being so close to Waikiki, lots in this area tend to be smaller.

The oceanfront is protected by seawall and a rocky frontage. There is a sandy beach area approximately 3 lots East, which would be suitable for swimming. The winds sweep nicely across this area of oceanfront.

The house itself has 3 master suites, several large glass window walls to highlight the crystal blue waters, an elevator, and nicely landscaped gardens. Since this area was developed in the early 1900’s, this would be ideal for someone who wants a modern home in a traditional neighborhood.

4461 Kahala Ave. beachfront estate

4461 Kahala Ave., priced at $16,950,000, is along Oahu’s premium Kahala Avenue. The properties along this beachfront street tend to be large homes on long narrow lots with smaller linear footage along the Oahu shoreline.

The home (MLS# 1014286) was built in 1976 and remodeled in 2002. It features a chairman’s office, a lady’s salon/office, a media room, and a large, nicely landscaped yard. It has a seawall with some sandy beach frontage.

120/128 Hanapepe Lp.—Oahu beachfront estate

120/128 Hanapepe is listed at $9,800,000 and is a unique property (MLS# 1102635) with 2 full-size luxury homes on a family compound along the rocky shoreline of Oahu’s Koko Kai. This neighborhood is on the east end of Oahu and features many custom luxury homes.

This property has 31,487 sq. ft. of land with 195 linear ocean frontage feet. In Hawaii, the more linear feet along the shoreline the more valuable the property. After all, we have limited ocean frontage on our little island paradise and everyone wants a piece.

(Honolulu, Hawaii) I am biased because I live in NaPali Haweo, but I truly believe this gorgeous ridge is heaven on earth. Breathtaking sunrise and sunsets are part of the lifestyle here. I feel warmth and peace when I come home, as I admire sweeping ocean and mountain views.

I also enjoy showing houses, especially the ones that just hit the market. In fact, I think I get more excited than my buyers because I know the serene atmosphere of NaPali Haweo and all that it has to offer. Let’s take a closer look at one my favorites.

My neighbor’s home at 142 Hoahana Place (MLS# 1107681) is offered at $2,198,000. This four bedroom, four bathroom estate has an interior space of 4,232 sq. ft. There is 12,866 sq. ft. of land and it has about 810 sq. ft. of other roofed area, plus a 132 sq. ft. open lanai.

I am dazzled by the panoramic views on the Pacific; this home also overlooks Molokai and Lanai on a clear day. Let’s take a closer look at this beautiful listing.

Built in 2000 and just remodeled in 2008, you will enjoy new Pella doors and windows and Austrian Cypress hardwood floors. The security system with video cameras and a surround sound media room are first class. This home has a gourmet kitchen (above right) fit for a Queen, complete with top-of-the-line stainless steel appliances, custom cabinetry, a walk-in pantry, a gas cook top, and granite counter tops.

Take a dip in the saltwater pool with Jandy controls and enjoy unobstructed ocean views in a wide open lanai area. The flagstone adds to the overall appeal of this outside pool and open lanai.

The grand dining room (above left) has sweeping ocean views and the large game room (above right) comes with a wet bar. Austrian Cypress hardwood flooring can be found in these two rooms and is found in several of the rooms throughout the home.

Indulge in your own master suite with wet bar (on ground floor)—sliding glass doors lead to a private covered lanai. The luxurious master bathroom includes his and her sinks and vanity, and travertine throughout.

This perimeter rim lot offers lots of peace and serenity on an exclusive ridge. How about the spectacular view?

Take a walk up to NaPali Haweo and contact me via email at Sandra@HawaiiLife.com if you would like to submit an offer on this spectacular Hawaiian jewel.

Within the last two weeks, five new listings have come on the market at Koko Isle in Hawaii Kai.

This 2 bedroom unit at Koko Isle (MLS# 1107890) is the smallest one asking $649,000

Koko Isle is a great cluster of town homes in Hawaii Kai with the perimeter units fronting the marina; all but one of the new listings is marina front. It’s a great lifestyle where you can have your kayak, SUP (stand-up paddle board), or boat right out your back door. You can literally take your boat to Costco, shops, and other restaurants in the marina!

Koko Isle #1208 (MLS# 1108075) is the lowest price 3 bedroom on the water for $692,500

This project was developed in the late 1960′s in the man-made marina developed by Henry Kaiser. Fortunately, today many of the units have been remodeled; even if they weren’t the marina lifestyle, Hawaii Kai is so unique to Hawaii.

Marina view from Koko Isle #1206 (MLS# 1107913) that was remodeled this year

The units that have been remodeled tend to ask a higher dollar amount. As you’ll see, the marina front 3 bedroom prices range from $692,500 to $895,000.

Koko Isle #102 (MLS# 1107801) has the most bells and whistles for $895,000

Although the majority of people would have to say living on the water is most desirable, the units at Koko Isle that aren’t on the marina still have access to some lovely grounds, boat ramp, club house, and pool. They are also much more affordable.

Koko Isle #1802 (MLS# 1107934) isn’t on the marina, however, has amenities like this…

If you’re interested in living your Hawaii life on the marina at Koko Isle in Hawaii Kai, contact me for more information.
