Real Estate For Sale Near the 2012 PGA Sony Open (Oahu)

Now that the PGA tour rapped up their Kapalua tournament last week on Maui, all eyes are on Oahu this week, as the Sony Open has returned to Waialae Golf Course here in Honolulu.

Waialae Golf Course is a private course and has been known for its challenges of playing in the wind. Fortunately, the wind has died off this week and the players should enjoy some great rounds. We’ve also experienced some phenomenal weather here lately on Oahu.

For those looking to own a piece of real estate here on Oahu to watch the Sony Open, there is only one golf course frontage home available for sale (above) this year. What’s bizarre is how low inventory is here now. There was a $3M sale in November and there were 3 available as recent as September.

If you don’t have $3 Million for a home on Waialae Golf Course, there is one available (above) that has a great view for a fraction of the cost. Waialae Golf Course homes typically fetch the highest prices not just because of the Sony Open’s prestige, but because it happens to be adjacent to Oahu’s luxury neighborhood of Kahala.

If you’re a golfer and have a desire to live on a golf course on Oahu, there are several out there at much more affordable costs in other parts of the island on other courses. Here’s a sample of Oahu golf course homes I put together for you.

Private $18.5 Million Hualalai Resort Estate – An Island Within An Island

“Spectacular”, “Stunning views”, “Incredible”, “Private”, “Peaceful” and “Secluded” were just some of the enthusiastic statements which I heard numerous times when I held a Broker Open House last week to preview the Hale Ku Mana estate, a Hualalai Resort home for sale ensconced by a private golf course.

The guests, who were treated to pineapple cocktails and gourmet appetizers, included Realtors and the key people who helped design, build and decorate this $18.5 million dollar “island within and island” home at the Hualalai Resort on the Big Island of Hawaii. The guests mingled in the ample entertaining areas around the courtyard, infinity pool, the numerous lanais and grand living room, while viewing artwork created specifically for the home. Artists include Helen Turley, CF’s mother, Sue Graham of London and local artist, Patrick Rankin of Hawi. Patrick explained the stories behind his original Hawaiian paintings to the guests, one of which is a Hawaiian woman, a focal art piece on the wall in the living room.

Private tours were given of the innovative and hand crafted estate before the sun set so the guests could experience the golden glow cast upon the home and on the numerous reflecting pools around the property.

The builder and interior designer for the estate, CF Turley III, mingled with the guests and told the story of how he and his partner had an original design and vision for the home, but then took an architecturally inspirational trip to Bali and Southeast Asia before the home was built. What they discovered in Bali convinced them to completely alter the plans for the estate. They loved the open-air bedrooms with seemingly floating elements in the bathrooms with vaulted ceilings and furnishings that created a sense of a sanctuary within each home. They incorporated their inspiration into a brand new Balinese styled design for the estate, which has 10,056 square feet of living space, and is located on 1.33 acres, bringing the outdoors in with natural wood and stone throughout the space. Each of the 5 bedrooms and 5 ½ bathrooms has a stunning open air, but private living area.

The guests then asked CF for the story behind the exquisite antique Indonesian furniture and hand carved statuary throughout the property. CF gave credit to Jeanne Marie Imports for the original South East Asian decorative art and antiques. CF pointed to one golden carpet in a guest room and said, “That silk antique carpet is almost 200 years old. We created the interior design of this bedroom around that carpet. The headboard is part of a gate from an ancient Balinese monastery”. And so it went on with stories behind the collector pieces as the guests enjoyed learning of each artistic vignette in all of the rooms of the estate. Note: All of the furnishings and decor are being sold with the house.

The caterers, while busy creating hand passed hors d’oeuvre’s for the guests, made it a point to inform me how much they enjoyed the well designed and spacious kitchen and butler pantry while preparing and serving during the open house. The bar tender liked the functionality of the space to serve from the outdoor bar area, while replenishing directly from the kitchen from the pass through window.

Near the end of the party, many of us gathered on the lanai of the bedroom on the southern edge of the property and relaxed while we watched the sun set across the Ke’olu Golf Course, and ocean. The warm tropical breeze came down from Hualalai, the volcano in the distance, as the garden lights came on. This is where we all felt the true meaning of the estate’s name, Hale Ku Mana-House of Spiritual Healing.

Mauna Lani Resort Condominium Guide

The Mauna Lani Resort is comprised of nine condominium complexes, eight residential projects, and two anchor hotels: the Mauna Lani Bay Hotel and the Fairmont Orchid Hotel. All owners of property within the resort are entitled to use the Mauna Lani Beach Club, which is an oceanfront white sand beach bar and grill with activity equipment for snorkeling, kayaks, paddle boards, etc.

Each individual complex has their own pet rules. The resort itself does not allow pets on the grounds, streets, etc. If your complex allows pets, the pets are confined to the complex itself. As for condominiums, please see below for a brief description of each complex (from low to high).

1. Palm Villas is a complex of two-story buildings built by Sunstone Builders and located next to the petroglyphs behind (mauka) the Mauna Lani Bay Hotel. This would be at the starting end of the range both in price and quality. The buildings are 8 units each with 4 of the condos either up a flight of stairs above another unit, or ground floor three bedroom units (on the ends) with someone above you, and are of town house in design.

More About Palm Villas Units

They have single car garages
They are conveniently located just minutes from the beach club (via trail through the historic Mauna Lani fish ponds) and the Shops at Mauna Lani
The price range is $60,000-$280,000 depending on sq. ft. and location

The negative to this complex is that there is an ongoing lawsuit between the homeowner’s association and the builder/developer over defects. At this time, conventional financing is not obtainable on a Palm Villas unit.

2. Golf Villas is the sister complex to the Palm Villas, and while they do not yet have any pending litigation, it is primarily due to the fact that the HOA is trying valiantly to remedy the callbacks directly with the builder (Sunstone).

The floor plans are the same, but the location is closer to the beach club and at the south end of Kaniku Drive. While there are both 2 and 3 bedroom units, currently there are only three units available; all 3 bedroom and priced from $577,000-$699,000.

3. Fairways is composed of 24 six-plex buildings with single car garages arranged in a circle around the pool and amenity complex, and bordered on the perimeter by the golf course.

This complex is a nicely planned and built project by Stanford Carr Dev., a solid mid-range builder who has won a number of awards for design and workmanship. The homes are all town homes (meaning no one above or below you) with one or more bedrooms on the second floor.

There is a beautiful free form lagoon style pool and the workout hale is a bit small but efficient and conveniently located adjacent to the generous pool complex. The 2 and 3 bedroom condos in this development range from $448,000-$679,000 with 7 units currently available.

4. Kulalani is the sister to The Fairways (also Stanford Carr Dev.). There is the same six-plex configuration and a newly designed four-plex, which are larger units with two car garages.

This complex is bordered by the north golf course on two sides and gardens separating the complex from Ka Milo to its North. The complex is 1/2 completed and recently sold out with no firm plans to begin construction of the second half yet. There are currently three units available, all of which are 2 bedroom/2 bathroom ranging in price from $549,000-$650,000 depending on location and inclusions.

The rec center and pools in the Kulalani are shared with adjacent Ka Milo, but are quite spacious and luxurious. There is a very large workout hale with adult lap pool and spa in addition to the lagoon family pool, very large covered social/lounging hale, and outdoor commercial kitchen area. They boast the largest grounds for amenities in the resort actually—one of their biggest selling features.

5. Ka Milo (adjacent to Kulalani) shares the rec center and amenities, and are a compilation of paired homes and single family residences surrounded by the golf course and the gardens to the South. They have great mountain views of the Kohala mountains and Mauna Kea, Mauna Loa, and Hualalai and a few have “slivers” of ocean views.

The complex was built by Brookfield Hawaii, who is an upper-end builder and builds a nice project with lots of show in the finished product. The project has had a hard time getting off the ground, but is finally back on its way. The homes are generous in size, ranging from a garden paired 3 bedroom of 1,600+ sq. ft. condo to a very generous golf course fronting single family home, all with 2 car garages and prices at $799,000 to $1,395,000.

6. The Villages is a complex of paired (duplex) town homes with two car garages for each and single family residences on the perimeter of the complex facing (or backing) onto the golf course. This is a very well built project with top-of-the-line construction, finishes, and trim.

The units are quite spacious starting at 2,174 sq. ft. and each bedroom has its own attached bathroom. This project was built by Maryl Const. who is one of the island’s premiere builders. The complex is surrounded on two sides by the north golf course and The Shops at Mauna Lani to the South.

In my opinion, the amenity center is a bit lacking in size and style. Adequate is what comes to mind when describing it, although it is nicely built and maintained. Overall, the complex has beautiful high-end homes, a small pool, and a tidy workout center. Prices range from $729,000 for a bank owned paired home to $1,695,000 for a single family residence with a small pool on the golf course.

7. The Islands are the lowest density development in the Mauna Lani with over 22 acres of lush landscape for the 46 owners that share it. There is a pool, hot tub, kitchen, and community barbecues (in addition to your individual lanai barbecues), and it has the distinctive personality of feeling very tropical while European in style and feel. All of the homes come with a full-size two car garage and beautiful private courtyard entries.

The Islands are centrally located with the golf course and water features wrapping its lush gardens, and it’s an easy walk to the adjacent Mauna Lani Sports and Fitness Center/Spa, Tommy Bahamas, the Mauna Lani Beach Club, and the Mauna Lani Bay Hotel!

The buildings range in size generously from 2,100 sq. ft. for a two bedroom to 2,700+ sq. ft. for a three bedroom suite. Although the complex was built in 1987, having been built solid, they have held up very well. The finishes are comprised of whitewashed oak cabinets and floors, shuttered doors for privacy, and corianne counter tops with one or more bedrooms on the second floor.

Each unit has a two car garage and faces the golf course or gardens separating them from the tennis courts and spa. Prices currently range from $649,000 for a 2 bedroom to $1,395,000 for the larger 3 bedroom.

8. The Terraces is Mauna Lani’s only oceanfront condominium that actually has a beach directly in front of it. Located between the Mauna Lani Bay Hotel and the Private Beach Club with the historic fish ponds adjacent to it, it was considered to be the premiere location and complex in its reign, having also been built in the early 1980′s.

These buildings are 3-story, concrete block, apartment style, with neighbors either above or below you. They have luxury in the vast amount of solid woodwork (Koa) and location, however, they are dated and most owners are at the point of remodeling. The have a shared parking carport with small storage closets rather than a private garage.

They have held their values extremely well due to the location and quality. Prices are currently at $649,000 for a small one bedroom (on market for 1,023 days so far) to $3.295M for a beautifully remodeled three bedroom/three bathroom oceanfront home with the average price range being $1.5M-$1.7M.

9. The Point was built just 2 years after the Terraces in response to the overwhelming demand for oceanfront living in the Mauna Lani Resort; it is of similar style, design, and construction.

This complex is further to the South on a bluff and overlooks the golf course for their ocean views. The amenities are small, not nearly as lavish as the newer complexes, but they are walking distance to the Beach Club, and have wonderful ocean breezes and views of the Kohala mountains and Maui.

The 1-3 bedrooms currently range from $839,000 for a two bedroom golf course fronting second floor unit to $1.695M for an ocean view fully remodeled two bedroom.

Penthouse Condos Now Available at Waikoloa Beach Villas

When the Waikoloa Beach Villas were being built several years ago, the third floor “penthouse” units were the first to sell out. There were several reasons for this:

they offered incredible sweeping views of the golf course fairway and lake beyond
each of the bedrooms has an extra window (great for cross ventilation)
the living room and master bedroom featured extra high, coved ceilings

The added benefit, of course, is that there is no condo above. For the longest time, after construction was done and all the units were sold (the last developer unit is in escrow), there were no penthouse units available for resale.

There are now three units on the market:

E33 (MLS# 246485) at $300,000
K32 (MLS# 247842) at $349,000
O33 (MLS# 247313) at $420,000

That’s quite a difference in price for the same unit, but here’s why:

E33 is the building with the poorest view. While it does overlook the lake, it also overlooks the shops and service station. It is a short sale and unfurnished.
K32 is in a desirable location in the middle of the complex and between the two pools—great views, furniture sold separately.
O33 is being sold turnkey furnished and also includes a 2010 Toyota Highlander with low mileage.

The Fit Club – Kaanapali, Maui Golfing

My fiance, Megan, and I just recently joined the Fit Club at the Ka’anapali, Maui golf course—we are hooked and we love it!

We usually take the 2 minute drive down the hill from our home in Ka’anapali Golf Estates to the club at about 3:45 p.m., check in at the pro shop, say aloha to the really nice player’s assistants, and start walking with our pull-along wheeled golf caddies.

The 7th hole at the Ka’anapali Kai Course is one of our favorites as the tee box of this Par 4 overlooks a gulch where you generally may want to tee off with something like a 3 wood that will be sure to give you enough elevation to clear the gulch. Megan is adamant about playing the same tee boxes as I do despite the fact that the women’s tee is across from the gulch—this gulch has swallowed quite a few of our balls :)

In these aerial photos you will see that the first row of homes are the mountain side homes of the Pinnacle, below it are the golf course homes at the Pinnacle, and then the 8th hole separates the Pinnacle from the Vintage at Ka’anapali.

In these last two photos you will see my approach shot at the 8th and Megan about to bury her putt on the 8th. The 8th hole overlooks the north end of the Vintage at Ka’anapali neighborhood.

This is a gated community and is a good entry-level into the Ka’anapali golf course communities with select homes starting in the $800,000 range. These town homes are free standing residences and are technically considered residential condominiums as there are common areas and a community complex with a pool.

There are several homes on South Ulukoa Place that front this particular home.

The Ko Olina Resort Community on Oahu – Properties For Sale

With the new Disney Resort Aulani being open to the public, increased attention is being brought to Oahu’s west coast. Ko Olina is one of Oahu’s premier resort communities and is ideal for second home owners. Ko Olina is about 30 minutes from downtown Honolulu and exemplifies island living away from the congestion of Honolulu.

Although it is far from Honolulu, Ko Olina has every modern convenience you could ask for. It also has many island favorite activities to keep you busy while visiting your second home on Oahu. In the neighborhood of Ko Olina, there are several options, including condos, townhouses, and single family homes.

You can get oceanfront or golf course frontage and the beach is just a few block away from every community in the area. Simply put, this area is gorgeous and is the ideal home-away-from-home. For all you sports fans, the Hula Bowl players often enjoy their stay in this community, so don’t be surprised if you see an NFL star strolling the neighborhood.

If townhouses are more your speed, Coconut Plantation might suit your needs. These spacious townhouses offer large interior spaces and gorgeous island landscaping. Some have direct ocean views, but there are only a few of those.

In either case, the ocean is not far from this community. It has a resort feel with the warmth of an inviting community. It is not unusual for many residents to convene at the pool to get to know each other, BBQ, and enjoy this magical place. This is my favorite on the market now with an impressive 1,715 sq. ft. interior for $725,000 (MLS# 1107704).

Coconut Plantation

For all you golf enthusiasts who want the privacy of a single family home, you may want to consider this 4 bedroom, 3 bathroom, fully furnished home right on the 10th fairway of the golf course. You can sit on your back lanai and enjoy the view. This home (MLS# 1102854) is over 2,000 square feet and is listed at $1,500,000.

There are many options and price ranges to choose from. Quite a few luxury homes have been selling in Kona lately, especially in Keauhou Estates and its neighbor luxury subdivision of Bayview Estates.
