			<content:encoded><![CDATA[<p>What looked like a promising, affordable housing conversion has slowed to a halt. Developer Mr. Peter Savio is now second in line for his greatly anticipated purchase, rehab, and release of some 1,450 homes in the Ewa Beach location.</p>
<p>According to Pacific Business News, developer Peter Savio has rejected the counter offer restrictions for the $330 Million dollar purchase of 1,450 1960&#8242;s era subdivision homes. He now stands in second place, while developer Hunt Development Group negotiates with new prospects. </p>
<p>Insiders say the 2-3 bedrooms were to be sold for around the $200K price point range. This sure would be a nice opportunity for many medium to low income families to make a first time purchase here on Oahu. </p>

		</p><p>I was driving through the Ewa Gentry area the morning of June 10th feeling great after having just left a home that I&#8217;d helped a young military family move into, when I noticed several fire trucks headed towards the Sun Rise complex on Hanapouli Circle. (Just behind the Ewa Town Center at Fort Weaver and Geiger Road.)</p>

<p>My immediate reaction was panic because I&#8217;ve helped several families purchase there in the past couple of years, and I had listed and sold a unit there just last week! I raced to the town-homes only to be turned away by a police road-block barricading entry.</p>
<p>Four fire engines and a police escort wasn&#8217;t going to stop me, so I parked across the street and made my way into the complex by foot. What I witnessed was a somber reminder about the importance of having properly tested and installed smoke alarms as well as homeowner&#8217;s insurance&#8230;this could happen to anyone&#8217;s home and we all need to make sure that we are prepared for the unthinkable.<span id="more-34431"></span></p>

<p>Please don&#8217;t wait until it&#8217;s too late&#8230;get on the internet or phone and get homeowner&#8217;s insurance today! <p>As of today, there are only 12 available listings for sale. Meanwhile, there are twice as many (24) in escrow! There have also been 41 sales in the past 6 months.Â Several sold above asking price and on average sellers got 99% of their asking price! Is this 2005 all over again?<span id="more-27140"></span></p>
<p>One of the contributing factors is the market appears to finally have bottomed as buyers are stepping back in at lower prices than they could several years ago.Â We saw a similar scenario playing out in <a href="http://www.hawaiilife.com/articles/2010/10/ko-olina-market/">Ko Olina last year</a> with the market bottoming out there as well.</p>
<p>We&#8217;ve also noticed a number of the short sale and foreclosure inventory is getting bank approval. This is creating a healthy market. 		</p><p>A low down payment of 3.5% of the purchase price for buyers purchasing properties that fall within the qualification for FHA financing—most single family homes qualify, and some condo/townhouse projects do also. There are also no down payment loans for properties that fall within the USDA rural guidelines.</p>
<p>For those who have served our country in the military, there is, of course, the VA financing option requiring no down payment on just about any single family residence and select condo/townhouse projects. In Hawaii, the loan amount can be as much as $741,250. Kapolei is one of the nicer neighborhoods on Oahu to buy a single family home in the VA approved price range.</p>

		</p><p><strong>The Oahu real estate market started the year off with a jump in sales and a dip in prices.</strong></p>

<p>In January, there were 199 single family home sales on Oahu, which was up 11.2% from last year. Condo sales were also up 9.5%. Volume increases are typically signs of a healthy market and can often be a precursor to price increases. However, this month we saw a dip in the median sales prices. Single family homes were down 4.2% to $570,000 and condos were down 2.7% to $291,000.<span id="more-24189"></span></p>
<p>What neighborhoods were hot in January?</p>
<ul>
<li>Home sales in Makiki-Moiliili were up 300%</li>
<li>Home prices in <a href="http://www.hawaiilife.com/oahu/hawaii-kai-real-estate/">Hawaii Kai</a> were up 127%</li>
<li>Condo sales on the <a href="http://www.hawaiilife.com/oahu/north-shore-real-estate/">North Shore</a> were up 400%</li>
<li>Condo prices on the North Shore were up 120%</li>
</ul>
<p>What neighborhoods were not hot?</p>
<ul>
<li>Home sales in the <a href="http://www.hawaiilife.com/oahu/ewa-real-estate/">Ewa Plain</a> were down 30%*</li>
<li>Home prices on the North Shore were down 32%*</li>
<li>Condo sales in <a href="http://www.hawaiilife.com/oahu/diamond-head/waialae-real-estate/">Waialae</a>-<a href="http://www.hawaiilife.com/oahu/diamond-head/kahala-real-estate/">Kahala</a> were down 60%</li>
<li>Condo prices in <a href="http://www.hawaiilife.com/oahu/leeward-coast/makaha-real-estate/">Makaha</a>-<a href="http://www.hawaiilife.com/oahu/leeward-coast/nanakuli-real-estate/">Nanakuli</a> were down 45%</li>
</ul>
<p>*Ala Moana-Kakaako was actually the biggest drop in sales and prices at 100%, however, there are almost no homes there (primarily condos) and the sales went from 1 to 0, which skewed the data, so I replaced with Ewa for a better picture of the market.</p>
<p>What does this say? My guess is one of the most active markets has been the North Shore as volume is up, while prices are down, and buyers are realizing bargains during the North Shore&#8217;s winter months. The lifestyle is so genuine there.</p>
