[...] The fine US Army Museum (Talk Story #11) and the Hale Koa R&R Hotel are just “around the corner” on the Ft. DeRussy grounds with its great beachfront park. So much is so near…as I am also just an email or phone call away. [...]

I disagree. We won't see any significant numbers of REO's hitting the market until the Hawaii Legislators take care of Act 48. Unless one of the terms of the settlement includes reinstating non-judicial foreclosures?

How will this effect the pricing of current homes on the market. Will a bunch of foreclosures bring prices down further?

Dan, well this is what I am feeling here on the Realtor selling side of things over here on the West side of the Big Island. Inventory drying up a bit and lots of activity. The overall outlook is positive. This is a good thing for all Americans I think.

Thanks for this informative blog!

I gambled that to sell this property without a local agent would delay the sale by months. The expectation that a local realtor would have all of the networking apparatus and connections in this very difficult market were the motives of my minimum selling price and waiting for the "right" representative of my interests. A few years ago this house was approaching $800,000.00 in market price, but I was not ever expecting to sell, so did not. Nevertheless, personal circumstances moved me to sell. I have had several agents in the past, and left the sale very unsatisfied with their manner of handling the transactions. I took a walk around White Sands area and found that there were several posted with the same named: Heidi White. That told me that there were several local sellers who entrusted Heidi with their sale. That has proved a wonderful hunch on my part, as she knew "how to read me," and has brought a steady stream of potential buyers since. I could not be more pleased with her performance.
