The whales are here—at least that’s what my friends at the Pacific Whale Foundation tell me, although I’ve yet to see my first “poof.” In the next few weeks, these spectacular creatures will be leaping all over the place, putting on a show for the Kihei shoreline.

This 2-bedroom, 2-bathroom condominium (MLS# 350215) at the beautifully maintained Maui Vista—directly across the street from Kamaole I and Charlie Young beaches—features a clear view plane of Maui’s ultimate stage. There have been a spate of new listings at the Maui Vista lately, including a 2-bedroom short sale (MLS# 350245) listed at $299,000. It’s located in the building closest to Kihei Road.

According to the Asset Managers with whom I spoke, the new Hawaii legislation, Act 48, is beginning to affect the foreclosure inventory. They tell me to expect fewer foreclosure listings in the next year and a growing number of short sales—although, coincidentally, there were no new shorts listed this week.

If you’re considering a short sale or foreclosure purchase, make sure you partner with a buyer’s agent who knows the laws, asset managers, inventory, and properties.

Twenty condos in the $130,000 range have closed at these two properties in the last six months, most of them bank deals. These are the lowest priced 2-bedroom condo properties in Kihei.

The week’s two most interesting foreclosure listings, however, were both further South—one at a residential condo (no vacation rentals) near Kamaole I and Charlie Young beaches, the other a spacious 1/2 vacation rental in southernmost Kihei at the upscale Maui Kamaole.
