Avoiding Dual Agency
For those of you who have worked with Hawaii Life Real Estate Services before, you are probably aware of our stance on dual agency. If not, here is what we have to say on the matter (taken from our Sellers Services page):
“You’re our client, and we take that very seriously. We actively avoid representing both buyer and seller in the same transaction. We’re committed to our fiduciary responsibilities of loyalty and obedience to you, so we avoid what’s called a “Dual Agency” transaction in which we “represent” both parties. More »

One of my favorite places to surf is at Hideaways in Princeville Resort. And every time I’m out in the water I’m staring back at the beautiful Puu Poa condominium complex…day dreaming about what it would be like to own one of these units. Not only are they beautiful, but I could check the surf from my bed when I wake up every morning!
Of course, if you’re like me and can’t afford to buy one of these you can always vacation rent one. Here are some owner direct vacation Puu Poa condos.
Before getting to the top real estate posts for November 23, 2009 I have to point out that there were a lot submissions and many of them deserved to be included. For those that didn’t make it, I’m sorry, but I can only choose 5.
Home Mortgage Interest Deductions To Be Reduced
Bob Schwartz of Brokerforyou.com
Obama’s new budget plan, “includes a proposal to limit the tax rate at which high-income taxpayers can take itemized deductions to 28 percent — and the initial reserve fund would be funded in part through this provision. This provision would raise $318 billion over 10 years.”

It’s not the way Hawaii Life Real Estate does business, but it’s very honest and you have to respect that…
If you’re going to buy a home in Hawaii then you will need to determine whether any person other than the seller has any right, lien, claim or encumbrance on that property so that you can be sure you are buying the home free and clear. This is where a Title Company comes in.
A Title Company will do extensive research through public records and provide a report. At this point Title insurance can be issued which will eliminate risks and prevent losses that can occur when a title is defective.
If you’re looking for a deal on a luxury condo in Hawaii check out our Top 10 Hawaii Condo Deals we posted over at TopTenRealEstateDeals.com. Not only will you find amazing deals on luxury Hawaii condos, but you can vote on which properties you think are the best deals. Pretty cool, huh?

In this interesting piece from Pacific Business News the chief economist from the National Association of Realtors, Lawrence Yun, stated that the real estate market may have already bottomed out and that in Oahu’s housing market,
“Affordability conditions are now at multi-year highs thanks to lower home prices and very low mortgage rates on conforming mortgages”
Now I agree that the current conditions on Oahu are affordable compared to recent years. However, I’m not so sure that the real estate market has bottomed out. Let’s wait and see what happens after the interest rates are adjusted for inflation before making this kind of statement.
Recently my friend purchased a Princeville home for sale from HawaiiLife.com and I needed a gift for his house warming party. I personally hate gifts where somebody buys me something to decorate my house because they generally don’t know my or my wife’s tastes. So the first thing that came to mind was food, because I know for a fact this friend loves food. So, while searching for some decadent sweets, I came across these gourmet goodies made in Hawaii. A perfect gift.
This got me thinking, who is writing this blog? The answer is Morgan Childs, a business woman running Moana Events – a full service event and wedding planning design firm based out of Honolulu. Well, my hat is off to you, Morgan, for providing a great resource about modern living in Hawaii. You have some great links to interesting information that I’m sure our readers will enjoy.
