It’s mango season again. Go to any farmer’s market and there is table after table of mangoes of every shape and size; huge green ones, small pointy yellow ones, some with every color of the rainbow. I love them all. I’ve even discovered a “somewhat” tidy way to eat the common mango that litters the roads where I walk my dog here in Captain Cook. You pick them up and massage them firmly until they are all soft and squishy, then tear a small hole with your teeth and suck the pulp out. Sexy fruit. Love them. More »

Nestled on the slopes overlooking Keauhou Bay is an enclave of mid-century homes known as Kona Sunshine. Hands down my favorite neighborhood on the Kona Coast for architecture. Most of the homes were built back in the 60’s, when known as Kona’s “Beverly Hills.” No two homes are alike. A modern take on a Japanese shrine sits next to a Jetson’s Fantasy sits nexts to a minimalist study. All the homes are surrounded by lush tropical landscaping, at at nearly 50 years of age, many of the palms and other trees are glorious. Here are some reasons why I think that now may be the time to buy a vacation rental here on the Big Island:
- Hotels are hiring: After several years of layoffs the resort hotels are hiring again. In this economy employment seems to be the thing to watch and most of the resorts are hiring now in anticipation of a busy winter season.
- Prices are low: For example a condo at the Waikoloa Colony Villas (MLS# 235089) just dropped its price to $379,000. The seller paid $540,000 for it back in 2004.
- Slow season: We have entered a slow period for sales here. Buyers are few. Come winter the competition will heat up.

Keauhou real estate sees great prices for luxury townhomes.

What a difference a few years make. In 2006 this condo sold for $774,060. A two story luxury townhouse (MLS# 236244) is now listed for sale for $525,000.
I just represented a buyer for a neighboring townhouse with the same floor plan in the complex that had been priced at $509,000, which we were able to negotiate down to $450,000 including the furniture. More »

I was just checking out the link from Hawaii Life’s Home page to Bank of America’s Hawaii mortgage rates and I saw that rates have dropped to as low as 3.75% for an adjustable mortgage and 4.5% for a 30 year fixed. More »
