The Hidden Gem of Launiupoko – Pu'unoa

Vacant land. Earth. Soil. Terra firma. There are many names for it.

Some people see dirt and scrub brush and obstacles.  Other see a blank canvas and potential.

This is for the latter type of person.

You likely understand that the building process is a marathon, not a race.  It will be full of challenges and changes from the original plan.  It will very likely cost more than purchasing an existing property.  But it will be yours.  It will be new.  It will be just the way you wanted it.

While there are all sorts nooks and crannies on this island where you can find a patch of land to start building your home,  I’m going to focus in on West Maui.  In particular, my favorite development for someone looking to build a legacy estate – Pu’unoa.

Sure, Honolua Ridge and the Plantation Estates in Kapalua offer large parcel sizes, captivating views and the prestige of being in Kapalua – one the most affluent areas of our island.

In Kaanapali, Lanikeha within the Golf Estates is an excellent choice and has a lot of building happening right now.

The Kaanapali Coffee Farms is a unique agricultural offering in arguably one of the best locales of Maui, but that’s not what we are talking about here.

I’m honing in on Launiupoko.  And in particular, the hidden gem of Pu’unoa.

Pu’unoa is a gated subdivision on the slopes of West Maui – hidden.   The HOA and CC&Rs do not allow CPRing of the lots – gem.

Here, you can build a main home of any size, a detached cottage up to 1,000sq/ft, and have endless fun sculpting the 5 acres of landscaping and agricultural endeavors.  You are only 12 miles to Kapalua, 6 miles to Kaanapali, and the view of Lahaina Town at the bottom of you hill reminds you how close  you are to the ‘Nightlife Capitol’ of Maui.

The two phases of Pu’unoa together include 28 agriculturally zoned parcels ranging in size from a minimum of 5 acres to 28 acres.  Not all are the same…

Of the 28 lots, not all are within the gates, and some have a close proximity and views of the Lahaina Bypass – you must be choosy.

There are currently only 5 lots actively listed on the MLS, and only two are prime locations in the upper gated part of the subdivision. Both of those lots are right next to the lot featured in the video below, so expect similar views.

I had the privilege of representing the Buyers for lot #4 on Hokiokio Place.  Sold for 1.11 million in 2013.
