Kailua Beachside Open Houses

Today on my tour of Broker’s Open Houses in Kailua, I decided to stick with the Beachside area of Kailua, since summer is prime selling season for those homes.

152 N. Kalaheo Ave.

First, I visited 152 N. Kalaheo Ave., a 3 bed/1.5 bath Beachside lane cottage built in 1953. Listed at $1,480,000, this home is the lowest priced Beachside listing on the market. It’s a reasonable asking price since the home across the street recently sold at $1,550,000 with a slightly larger lot and floor plan. 

Stepping into this home is like going back in time to “old Hawaii,” but better. The home has been well maintained and upgraded with a new roof, new windows, and some modern touches. The actual square footage appears to be greater than the listing shows, as a lanai was enclosed. The home does border N. Kalaheo, so there is some road noise, but a large wall provides a buffer. This home is for the buyer who has been looking for the quintessential “little grass shack” at the beach.

Next, I stopped at 28 Kalaka Pl. to see a 4 bed/3 bath home, just one lot from the beachfront and listed at $2,888,000. The home has a large footprint and a beautiful pool area with views of the ocean over Kalama Beach Park.

This is a true beach home, with generous living and entertaining spaces, window walls which fully open to the pool deck, and saltillo tile indoors and out. While the condition is a bit dated, the bones are there to make this an excellent selection in a very desirable location. With the beach park as the side neighbor, the lot feels spacious and open, which is unusual for a beach lane.

Kaapuni Loop

Finally, I viewed two homes on Kaapuni Loop. 136 Kaapuni Lp. is on the beachside of the loop, but sits in front of 128 Kaapuni Lp., the oceanfront home. House #136, built in 1973 and listed for $2,650,000, has been upgraded over the years but could use some cosmetic and handyman work.

The layout of the home is enticing, as the master suite is separated from the rest of the home by a central courtyard. The 1970’s tile work is actually “new again,” and would be a fun touch when worked into a contemporary interior design.

128 Kaapuni Lp. is the star of the day, albeit a tarnished star. The 1960’s home is full of original beach cottage detail, but the next owner will likely renovate it entirely.

The main attraction is the 28,000+ square foot oceanfront lot with a wide grassy lawn overlooking a quieter section of Kailua Beach. The home’s current footprint is generous, and the second floor views are superb.

At $8,750,000, after a reduction from $12,500,000, this home is ready to move, and is ripe for renovation into a grand estate home like its neighbor at 28 Kaapuni Dr., currently for sale for $18,900,000.
