5 Secrets to Successful Property Listings in Hawaii

Getting ready to list your Hawaii property? Here are five listing basics to ensure you get the highest price and best terms possible in today’s market:

1. Think Hotel

Sellers, take the opportunity to get a jump on moving out. Removing personal items makes it easier to keep the home clean. And the home should be thoroughly clean – hotel clean.

If your home hasn’t been professionally decorated, consult with a professional to arrange and remove furniture and decorative items in a way that is consistent with what catches buyers’ attention today. Find inspiration for furniture arrangements, accents, and colors room-by-room at Houzz.com.

2. Professional Photography

No exceptions. Also include aerial shots and video presentation. Feature the property’s unique location with shots of views from would-be-residents’ everyday vantage points (e.g. shot of morning views with coffee mugs or orange juice glasses in the foreground, sunset shots with wine bottle/glasses in the foreground, etc).

3. Massive Exposure

42% of buyers start their search on the Internet. Your reach should include social, search, and brochure media including:

  • MLS
  • HawaiiLife.com
  • LuxuryPortfolio.com
  • KathrynFreitas.com
  • Trulia
  • GooglePlus
  • Facebook and Twitter (to name a few…)

4. Broker-Led Showings & Open Houses

Lights on, candles out, open cross ventilation. Show care and enthusiasm. Learn as much as possible about prospective buyers before a showing and people-read throughout the showing – and do everything possible to cater the tour to prospects’ unique interests and needs.

5. Emphasize & Articulate Value

Know to-the-moment statistics of community comp sales and current listings. Be able to discuss the local impact of price per sq.ft., view planes, location, weather patterns, floor plans and positives/negatives relative to the subject property.

Selling Hawaii Real Estate Should Be Fun!

Partner with a real estate professional who gets excited, maybe even a little bit obsessed, about listing and marketing your property properly.

Super post, Kathryn. So many agents seem to focus on “taking listings” rather than on selling their clients’ homes! You articulate well what a listing agent should be helping sellers do to get their home sold.
