Mauna Lani Resort Paired Home and Single Family Condos at Ka Milo

Mauna Lani Bay Resort on the Big Island offers many residential options. There are three communities with the resort that offer paired (duplex) or single family free standing condos that feel like homes more than condos.

While none are oceanfront, all offer owners the Advantage Program. New owners submit their application to become an Advantage Program member, thus gaining access to discounts and amenities reserved for Mauna Lani owners. One of the best features of this program is access to The Mauna Lani Beach Club.

Ka Milo at Mauna Lani

Ka Milo at Mauna Lani is the newest development, built in phases with the last phase currently under construction along North Kaniku Drive; the approach to the Fairmont Orchid hotel. There will be 137 paired and single family homes sharing slightly over 30 acres of land when fully built.

Ka Milo and the neighboring development of Kulalani share a wonderful owner’s clubhouse. This novel concept of developers sharing the construction cost of their owners club gave them the latitude to create something very impressive. A large lap pool fronts the fitness facility with its private spa and separate locker rooms. The open sided Hale can accommodate a large crowd (or not) serviced by its open air kitchen.

Free Form Family Pool Facility

Next to this is the free form family pool with a sandy access that pleases the most petulant child. This facility ranks very high on the favorite private club house list. Ka Milo at Mauna Lani homes are designed and finished with island elements for island living. Light filled with wood trim, optional Bamboo floors, and tile accent an uncluttered design that includes vaulted ceilings and sliders that open to gracious lanai. These are proving to be very popular with today’s buyer.

Ka Milo Sales Statistics

Ka Milo at Mauna Lani had three sales over the last 90-days. Developer’s Unit #16 at sold at the highest price of $1,362,600; it’s the largest floor plan offered with slightly less than 2,500 square feet of interior living area. This price is about 5% higher than the previous 12-month peak sale of Unit #11 that sold last August for $1,295,000.

This appreciation is tempered by the lowest priced sale at Ka Milo in 12-months when Unit #101, the smallest floor plan at 1,653 square feet, sold for $720,000 in May, $5,000 over the asking price.

The next lowest sale price, $749,000 for the resale of Unit 55-1, is the better value at the lowest ever price of $356 per square foot. This interesting contrast of prices adds confusion to the direction of the Ka Milo market…is it going up or down? While it may appear the best values are the re-sales, the current listing prices contradict this (more confusion).

The best listing today is Unit #120 (MLS# 252412), or for those who can wait for the developer units to be built, Unit #112 (MLS# 251950) is the best price per square foot ($405/sq.ft. and $356/sq.ft. respectively).
