HomePath Financing Helps First-Time Home Buyers, Second Home Buyers and Investors

If you’ve been looking for a financing program to buy a foreclosure, short sale, or regular sale single-family home or condo property, here’s a loan program for you! This is available for first-time home buyers as well as second home buyers and investors!

Financing Details

Once you speak with Juliette, or your favorite Hawaii Licensed Lender, and get yourself pre-qualified (the lender will ask you questions over the phone about income, assets, expenses, financial condition, etc.), we can move forward and start looking at single family homes or condos in the range that you qualify for (this is the exciting part)! 

Once you find your place to call home, we will submit the pre-qualification letter with your offer, so that the lender is involved in the home buying process from the beginning. The lender makes sure the property fits the loan you are qualified for, and will double-check to make sure you are getting a mortgage that you can feel comfortable with, in a home that is safe, insurable, and within your means.

Ditto…thanks for sharing. Its hard to keep track of the market changes and loans available, especially with government regulations adjusting to those market changes. Do you have any idea how many homes/condos in Hawaii have Fannie Mae mortgages, which I understand they must be in order to qualify? And do these HomePath loans have low down payment options? Great information, thanks again for sharing!

Aloha Cate, Thank you for mentioning it! I checked the http://www.HomePath.com website, and currently there are only 6 Homes and Condos in West Hawaii on the Big Island, and all of them are in escrow except one unit at Na Hale o Keauhou, listed at $389,900 which shows that there may be an online offer pending. You will need to check each zip code for properties available in specific areas. Lender Juliette sent me more information on the down payment which I will post here, but I guess the inventory is limited because of the amount of loans that were with FannieMae. In any case, it does help to have some type of incentive for the properties that FannieMae is offering, but because of their low prices, your clients must act fast! I want to make sure you know about a great program that’s available to homebuyers around the country. When foreclosures occur on Fannie Mae-owned properties, Fannie Mae hopes to sell those properties quickly so the community isn’t impacted too greatly. These properties are known as HomePath properties, and there are some great incentives in purchasing them. Highlights include:

97% conventional financing
3% down payment can be gifted/grant funds
No appraisal (sale price = value)
No PMI
6% seller concession allowable over 90%
Investment property allows for higher LTVs
90% – 1 unit
80% – 2 unit
75% – 3-4 unit OR if financing properties 5-10
Renovation program allows for same flexibility as standard purchase program
The bottom line is that HomePath properties offer flexibility and opportunities to save some money. So, it may be worth your time to take a look at them.
