Wailea Beach Villas: Market Overview

With five new listings in the last 35 days, one unit put into escrow in April (Penthouse unit 411, listed at $3.2M), and two others sold and closed in the last six months, the market is active at Wailea Beach Villas – and likely to be even more so in the coming 180 days.

The Wailea Beach Villas (left) sits beachfront next to The Grand Wailea. The property combines the feel of a luxury resort with a distinctive residential tone, created by large floor plans (2,000-3,000 sq.ft.), gourmet kitchens, and garages

About Wailea Beach Villas

Wailea Beach Villas has become recognized as the preeminent luxury vacation rental property in South Maui. Built in 2006, it is the newest beachfront condo development in Wailea, and sits adjacent to one of Wailea’s most magnificent beach coves.

It also offers some of the largest floor plans in Wailea, with 2 and 3-bedroom luxury condos ranging from 1,961 to 2,934 square feet.

The lush oceanfront footprint, located next door to the Grand Wailea, is comprised of one main 5-story “Penthouse” building and a series of low rise villas meandering to within feet of the spectacular Pacific. Pricing starts in $2M range.

The famed Wailea Beach Path winds past the property and a beautiful gated Infinity pool (one of two pools) and pavilion area with private sun lawn sits oceanfront. On the opposite side of the property, a pedestrian gate provides access to the Shops at Wailea, with its myriad shopping and dining options.

The finest in surfaces and materials came together to set the tone for of the most dramatic and contemporary interior designs on the island. Distinctive, elegant and understated, the Villas showcase the wood, stone, and hand made furnishings of some of Maui’s finest craftsmen. Each unit was individually decorated.

Wailea Beach Villas is one of the forerunners of the trending concept of delivering the feel and texture of residential living, along with the pampering and amenities enjoyed at luxury resort hotels. Property features include concierge and valet service, an underground parking garage (some units have private facilities), fitness center, business center, two entertainment lounges, conference room, and game room.

Many of the units have spacious west-facing lanais that take full advantage of the spectacular Maui sunsets and outer island views. Private barbecues and refrigerators enhance lanai entertaining, and full-frame slider doors adjoin interior and deck space. Central air conditioning, gourmet-level kitchens and high end appliances, spacious suites, and private elevators are standard fare.

As the property moves toward the beach, the units become larger and pricier. Unit A-202, a 3-bedroom, 3-bath unit with 2,919 square feet of living space (MLS# 352045) sits directly oceanfront with unobstructed views; it’s listed at $11,900,000.

Here’s an overview of the other listings at Wailea Beach Villas, the two sold in the last six months, and the unit that recently went into escrow.
