The Mauna Lani Resort

The Mauna Lani Resort is comprised of a mixture of condominium and residential projects; 8 of which include single family residences.
For the purpose of explaining the differences, I will begin the narrative from “modest” to luxury/waterfront neighborhoods, although several are very comparable.
Ka Milo

Ka Milo is a mix of paired or duplex style homes with single family residences on the outer boundary surrounded by Mauna Lani’s North Course at the furthest north end of the Mauna Lani Resort.
The complex was built by Brookfield Homes, who is an upper-end builder that provides a nice finished product with beautiful finishes. While they did have a hard time getting off the ground, they are selling strong now, with many sold before completion.
The single family homes are available in single level and two-story most with pools in the yard and range in the $1.195M to $1.4M range with the paired homes ranging from $775K to $995K with HOA fees approx. $1,100 mo.
The Villages

The Village also is a mixed development with duplex/paired homes on the interior and single family residences on the perimeter of the project facing the North Course with some great Kohala Mountain and sunset views.
This complex is adjacent to the Shops at Mauna Lani for wonderful convenience and a five minute walk to the Fairmont and Holoholo Beach. The complex was built by Maryl Const. who is one of the premiere builders in this price range producing a very high quality home with top-of-the-line construction and finishes.
The amenity center is lacking a bit, but if the beach club is your thing, you may not care. It is adequate, however, in equipment and has plenty of lounging area around the smallish pool and rec center. Make no mistake; this is one my favorite neighborhoods for the convenience, quality and layout of the homes themselves. The HOA fees are approx $1200 mo.
The homes are nearly all single story with spacious open floor plans and small pools in the backyard, which front the greens. Currently, there are three homes available ranging from $1.695M to 1.895M; an increase of $200K from the most recent sale.
Champion Ridge

Champion Ridge is a single family, gated residential community off No. Kaniku Drive surrounded by the South Course and across the course from the Shops at Mauna Lani and the Islands.
The community itself is approximately 10 years old and is comprised of 35 homes/lots, with several lots still available throughout the dev. The homes are all custom and vary in style and finish.
There is a small executive style pitch and putt course in the center of the development with a community club house. Prices range from $1.75M to $4.9M. Many with killer ocean views across the golf course. Overall a very nice, tidy neighborhood with HOA fees of approx. $1,000 per mo.
The Estates
The Estates is comprised of only 19 homes along S. Kaniku Dr. just before the Beach Club with a few inside the gated entrance of the Point complex. Make note; most of the homes are not in a gated community. Most of the homes back on to the South Course fairway and are less than five minute walk to the Beach Club and most have wonderful westerly ocean and Maui views.
Again, these are all custom built homes of varying styles and size. There is one lot available at $1.295M, but no homes currently listed (I do have a pocket listing…call for more info). The most recent sale was for $5.9M in 2011 for a 4,100+ sq. ft home. The HOA fees for the Estates are $285 mo!!! No rec center, no gates, and no pool..but only 2-3 minute walk to the Beach Club!
Nohea

Nohea is the newest residential community in the Mauna Lani Resort conveniently located between Tommy Bahamas and the ocean to the west, and the Mauna Lani Hotel and Pauoa.
It is split into two parts with Pauoa Rd. dividing it east and west. It is gated and has a very well done community center, workout hale, pool, outdoor kitchen, and spa. It is comprised of 31 lots in the newly released first phase, many of which are backing on to the golf course.
The location/convenience is superior! Out your door and within 5 minutes you can be at the shops, the hotels, the fish ponds, beach club, or the grocery store!
There are lots available from $650K-$850K and two spec homes for sale, fully furnished and decorated with high-end detail and finishes priced at $4.395M and $4.695M. My favorite actually backs to the golf course, but with a keawe grove and cave just off the lanai and pool area. Very cool!
Ke Keilani

Ke Keilani is at the south end of the Mauna Lani Resort abutting the Waikoloa Beach Resort. It has a quaint bridge and gated entrance (reminds me of Bedrock) to this beautiful development with the oceanfront grotto type clubhouse and pool.
This high-end luxury development ran into some trouble, likely due to the timing of release in 2005/6 just as the market was taking its turn. See my business partner, Beth Robinson’s, review on Ke Kailani.
There are just five homes built and only one of the two promised amenity centers is complete. At less than ½ the original release price of lots, this may prove to be a good investment in the long run. We are seeing more investors on this project than homeowners however at this time. There are lots available from $725K-$999K and one large home on nearly ¾ acre fronting the golf course priced at $6.295M.
Pauoa Beach

Pauoa Beach is a very upscale, gated community situated on the bay between the two resort hotels; The Mauna Lani Bay Hotel and the Fairmont Orchid. It has a spectacular open air beach clubhouse and oceanfront fitness center, spa and massage, and provides residential concierge services. This is one of the most luxurious amenity centers in the Mauna Lani resort.
This small, 45 lot community of single family homes and pod style hales have views of Maui and the golf course along with killer sunsets. There are two lots available priced at $1.790M and $1.895M and one 3 bedroom 3 bath Hale at $2.5M.
The Cape at Mauna Lani

The Cape at Mauna Lani is located on a promontory next door to the Beach Club…how convenient is that?! This very small, exclusive gated community of 14 lots/homes enjoy panoramic ocean views with the sounds and feel of oceanfront living. No community center is available. Did I mention you are right next door to the Beach Club?
This is one of the top two oceanfront communities enjoying frontage from an elevation of relative safety and convenience. Sorry, no available properties at this time (most recent sale was in 2011 $5.9M for 4,000+ sq. ft. home on ¾ acre outlined in red on map above).
49 Black Sands Beach

49 Black Sands Beach is a top notch custom home development consisting of 49 estate homes/lots on just under 60 acres of private oceanfront property, 18 of which are on the oceanfront bluffs with the remaining fronting the South golf course. This is a premiere community of exceptional quality on generous sized lots with a spectacular oceanfront clubhouse and amenity center complete with concierge for the homeowners.
The amenities have a very Hawaiian, old world feeling that relaxes you by walking though the gates…You have arrived!
I can’t say enough about this community, but will suffice to say, it is the home to a privileged few who choose to rejuvenate and relax where comfort and style is the object; not money. A few lots on the golf course are available at $750K and one remaining oceanfront 1 acre lot at $3.975M with homes from $2.975M (interior golf course) to $11.950M for an oceanfront “Balinese pod style estate” on just over one acre.
