What is the Difference Between the Phases?

Phase I is the only beachfront phase in the project. Phase I consists of 30 units. 26 of them are the 1 bedroom floor plans and 4 units feature the 2 bedroom floor plans. Phase III is the farthest from the beach, approximately a 1/4 mile walk through the project, and for this reason, feature some of the lowest priced units in the project.

What is a Leasehold You Ask?

A quick explanation: There are basically two types of ownership. Fee Simple (most common) and Leasehold. Fee Simple is owning both land and improvements (home or condo) on the land. These are conveyed or transferred together when the property is sold.

In a Leasehold, the property (land) is owned by one person and the improvements (home or condo) is owned by another. So, when a person buys a Kiahuna condo, they are buying the structure, but not the land. There is a Lease fee the owners of the condos must pay each month.

    Having stayed at Kiahuna many times, this is a rare find for Kaua’i, let alone in Po’ipu. With its lush landscaping and wonderful location, Kiahuna is one my favorite South Shore properties. I’m sure this unit could be an active vacation rental with great earning potential!

    I love Kiahuna Plantation, too. It’s also very family friendly, as the grounds offer an awesome, beautifully groomed lawn that I have spent many hours tossing frisbees and playing duck duck goose on with vacationing children, back in my nannying days. (Now I do that with my own little ones in my Kilauea yard, but without the fresh ocean breezes!)

    I’ll be moving to Kauai shortly and I’m very interested in the condos near Kiahuna. I see the price range was 99,000 to 1.7 million in 2012. What are they now?


    P.S. I also love playing tennis. How active is the Kiahuna tennis club?

      The Kiahuna Swim and Tennis Club has changed recently. They have added a gym where the Casablanca restaurant used to be. There are plans for future improvements. Guests who rent through the Castle at Kiahuna vacation rental program will have the use of the club included. Kiahuna Plantation Resort owners have discussed having their own pool on site in the future, instead of using the pool at the club.

      Have you played tennis at Kiahuna on previous visits to Kauai? Have you also played at the Poipu Kai Tennis Club. The Poipu Kai Tennis Club is more active with round robins twice a week.
