Wailea Real Estate Market Update

Many South Maui property owners have expressed an interest staying informed about the market for Ho‘olei – Wailea’s newest community of private residence villas with resort amenities that allow vacation rentals. As the exclusive broker for [the developer sales of] Ho‘olei, it is my pleasure to share an update on the “State of the Market,” and introduce Wailea’s best new location for finding qualified Wailea buyers.
Ho’olei Villas For Sale
There are currently only 3 original developer villas available fully furnished ranging in price from $2,695,000 to $2,795,000. The developer offerings are special as they are the only villas where membership is included to Grand Wailea’s Kulana Club with dues prepaid for one year, which grants convenient pool and beach access to the Grand Wailea Resort, and includes many other membership benefits. There are currently 11 resale villas on the market. The lowest priced resale is Villa 93-2 (G2) (MLS# 343677), for $1,875,000, which is a third-row villa fronting the pool. The highest priced is Villa 52-3 (A3) (MLS# 343228), for $3,100,000, which is a top-row villa, offered unfurnished.
When Was The Bottom Of The Ho’olei Market?
In September 2009, Ho‘olei 69-1 (I1) closed for $1,999,999 representing the lowest sale for third-row Villas at Ho‘olei to date. In my opinion, this closing literally represented the bottom of the market. Now there are signs of recovery. On March 6th 2010, I listed 57-1 (J1), a third-row Hibiscus villa, and received an accepted offer within hours of activating the listing. This Villa closed on April 16 for $2,500,000.00 representing the highest closing at Ho‘olei since October 2008. In a period of just 6 months, the real estate market at Ho‘olei has arguably recovered by roughly 20%!
How Does Ho’olei Compare With The Rest Of The Wailea Condo Market?
There are three good indicators to use when comparing markets: Number of total sales, sales volume, and average price. In 2009, Ho‘olei sales numbers were extremely favorable, and outperformed the Wailea condo market on all three key indicators:
