This Waikoloa Village REO (MLS# 234191) has  just been reduced in price from $300,000 down to $285,000. This home is located in Kipona Hills, a subdivision that I have lived in and think is one of Waikoloa’s nicest areas. Kipona Hills has wide streets, underground utilities, and sidewalks that are often crowded with Waikola’s famous early morning and sunset walkers.  

This 4 bed / 2 bath home, with 1,795 square feet and an attached 2 car garage, is fairly new, having been built in 2000.  Of course, you have to expect some repairs with an REO, and this home does have some “deferred maintenance” such as a backyard in desperate need of water and a carpet in need of replacing. That said, at this price, you can replace a lot of carpet and still come out way ahead.

The house is priced at about 71% of its assessed value of $401,000. The price per square foot is $159, which is one of the better deals to be found in Waikoloa right now.
